The Space:
This luminous condo inside the upscale and lush residential community of Bahia Príncipe offers tropical scenery, golf course views, and 24/7 gated security. Your stay at ANAH will allow you to enjoy life at a slower pace and find peace and tranquility among the lush landscape and relaxing lounge areas on the grounds.

The main spaces of the condo:

- A luminous and open living space with a sectional sofa and a flatscreen Smart TV. This is the perfect spot for downtime moments at home.

- A dining table to seat 4 people comfortably in front of the glass doors.

- There’s a very well-equipped kitchen complete with a refrigerator/freezer, built-in electric stove, microwave, coffee maker, cookware and more so you can prepare meals at home.

- Lush jungle views. A great place to start your morning with a coffee, get some fresh air, check the weather, or just ‘be’ in the moment.

- 2 comfortably furnished bedrooms and 2 bathrooms with rainfall shower heads to accommodate 4 guests as such:

BEDROOM 1: 1 queen bed, private ensuite bathroom & access to a private solarium-like sitting area
BEDROOM 2: 2 twin beds, private ensuite bathroom (washer & dryer is in here)

- Free parking in the community on a first-come-first-serve basis.

- Longer stays available, which is ideal for a remote worker or student.

Akumal is truly a natural wonder. In Mayan, Akumal means The Place of Turtles and it lives up to its name as it’s one the finest snorkeling spots in the Mexican Caribbean.

ANAH puts you at about 42 km | 26 miles south of Playa del Carmen and about 20 km | 12.5 miles north of Tulum. Nestled along the Riviera Maya in a great spot to explore both towns. And within a 5.5 | 3.4 miles drive to Akumal Bay Beach or Kay Beach Club for beach and water activity or visit the marine research center dedicated to protecting the sea turtles at Xcacel Beach (5 km | 3.1 mi away), where you’ll also find a freshwater cenote, Xcacelito. A great way to spend a day.

Guest Access:
You’ll have full, exclusive access to the condo and shared access to the condo amenities and common grounds like the pool, gym, hammocks, lounge areas and more.

The Neighborhood:
The suite is located in ANAH inside the private community of Bahia Principe in Akumal and features lush tropical grounds, 3 pools with sun loungers you can enjoy, a covered shaded bar/lounge area, a rooftop terrace, a yoga area, and a gym. Akumal means “Place of the Turtles” in the ancient Mayan language, making it a fantastic spot for snorkeling activities.

- For SHOPPING, GROCERY, RESTAURANTS & SHOPS, stop in Akumal Town, 6.7 km | 4.2 miles away.
- 15-min walk (1.3 km | 0.8 mi) to KAY BEACH CLUB or to MULLIGANS SPORTS BAR near the golf course
- Xcacel-Xcacelito Sea Turtle Sanctuary, with a beautiful beach and cenote, is just 5 km | 3 mi away
- SWIM WITH SEA TURTLES at Akumal Bay Beach or visit the WELLNESS CENTER just 3.2 km | 2 mi away
- ECO-PARKS w/underground rivers and caverns like Xel-ha Park (7.4 km | 4.6 mi), Xplor (35 km | 22 mi), Rio Secreto (34 km | 21 mi) and Xcaret (42 km | 26 mi)
- Ancient Mayan RUINS (Tulum, Cobá, Chichen Itza) & CENOTES, like Gran Cenote are nearby. Cenotes are natural freshwater sinkholes unique to this Riviera Maya area.
- GOLF in the community, Casa Club at Tulum Country Club, is 2.2 km | 1.4 miles away
- 25 miles to Playa del Carmen & 16 miles to Tulum, fabulous towns w/shopping and a large variety of dining options.

Getting Around:
The condo is located in ANAH, about a 1 hour and 15-minute drive from the Cancun International Airport (CUN) or about 97 km | 60 miles away, inside the private Gran Bahia Principe. Driving times vary depending on the time of day, it's best to check your mobile map app when you arrive.

Renting a car is highly recommended. Or you can pre-arrange private transportation for your group from the airport as taxis are quite expensive. Private transport vans can take 8-10 passengers with luggage.

Other Things to Note:
Electricity is expensive here, so please help save energy by using the AC only when needed, closing all windows and doors when it's on, and shutting it off every time you leave. A daily allowance of 20Kw/Day of electricity is included for short-term rentals (2-27 nights). Additional consumption will be charged at 3.85 mxn/kw. Electricity is not included for bookings of 28 nights or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check-out for any additional consumption.

We do supply some bath essentials to get you started, like some toilet paper, and soap. These items are not replenished each time you run out.

Please note that there is a mandatory cleaning service every from 21 nights on & every 21 days, at a charge of $50 USD. If your stay is between 21 and 42 nights, you'll be charged an additional $50; for stays between 42 and 63 nights, two cleaning fees ($100 total) will apply, and for every additional 21 nights thereafter, $50 will be charged.

There’s an extra charge for additional guests/visitors over the capacity of the property.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

Please also note that the property uses surveillance cameras on the premises. These cameras are strictly for security reasons only.

Lastly, long-term stays are available. There’s also a laptop-friendly space inside. Great for the remote worker!

HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed in the condo, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties, events or illegal activities are permitted. Excessive noise is not tolerated, especially after 10 pm, to respect the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the property grounds.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Pets are not allowed.

Interaction with Guests:
The place is self-check-in using the lockbox to access the door key. The lockbox code will be provided to you before your arrival.

You’ll have complete privacy during your stay, but we are available 7 days a week. Should you need anything, just send us a message.

An all-around great experience

This was our second time staying here and we would definitely do it again. The apartment is roomy and comfortable. It is clean, in good condition, and decorated simply and tastefully. We came here for a working vacation and really appreciate the spaciousness that allowed us to spread out when we needed privacy to work. The kitchen is fairly well equipped, so we could easily make meals and cook at home. The porch off the primary bedroom is enclosed as a den and it is very comfortable. The condo complex has lovely grounds, good places to sit comfortably and talk with others, and a couple of connected pools with very pretty natural surroundings. The hosts are responsive, friendly, and communicative. I can't say enough good things about them! The condominium management also has a reception office on property that is helpful and friendly. The residents were so friendly and welcoming. It really was like home away from home.
