PET POLICY:

Pets are allowed on the property.

Non-refundable pet fee:

$250 for one dog

$500 for two dogs

Fees are due at the time of booking.

Dogs must be 40 lbs or less.

No other pets allowed.

Important Rules:

You must notify us prior to arrival if you will be bringing dog(s).

Any non-disclosed pets found on the property will incur additional fines.

Guests must pick up after their pet.

If housekeepers are required to remove pet waste, a $750 fine will be charged.

Pets are not allowed on furniture.

If your dog normally lays on furniture at home, please bring your own pet linens to cover sofas or beds.

Any excessive pet hair, stains, damage to furniture, carpets, linens, flooring, or property may result in additional cleaning or repair fees.

Dogs may not be left unattended inside or outside the property at any time.

Dogs are not allowed in the hot tub.

Failure to follow the pet policy may result in additional charges or termination of the stay without refund.
1. Arrival From the Beach / Outdoors

When returning from the beach or outdoor activities, please rinse off sand and dirt using the outdoor spigot or shower before entering the house or hot tub. This helps protect plumbing, flooring, and pool equipment.

2. Trash & Recycling

Trash and recycling pickup is Monday morning.

If your stay includes Sunday night, please roll the trash and recycling bins to the curb Sunday evening and return them after pickup.

Pickup schedule is not affected by holidays.

3. Occupancy & Guest Count

Maximum occupancy is 12 guests, including children and infants.

Only registered guests are permitted on the property.

No unapproved visitors or gatherings.

4. Respect for the Home

No horseplay indoors.

No jumping on beds or furniture.

No graffiti or markings of any kind.

Writing or drawing is permitted only in the provided guest sketchbook—please be respectful.

5. Check-In / Check-Out Policy

To ensure a smooth experience for all guests, please follow the check-in and check-out procedures provided by the property manager and outlined in the Guest Notebook.

Check-out time: 10:00 AM, unless otherwise approved in writing.

Any request to stay past check-out must be communicated at least 12 hours in advance and is subject to availability.

A holdover fee of $80 may apply for extensions of up to one hour.

Unapproved overstays after notice may be treated as a violation under Florida Statutes §509.141.

6. Quiet Hours & Conduct

This home is located in a residential area. Please be respectful of neighbors at all times.

County Quiet Hours (Strictly Enforced):

10:00 PM – 7:00 AM (Sunday–Thursday)

11:00 PM – 7:00 AM (Friday & Saturday)

Disruptive behavior, excessive noise, or conduct that disturbs the peace may result in immediate termination of the stay without refund.

Guests engaging in illegal activity—including possession or distribution of controlled substances, disorderly conduct, or behavior that disturbs others—will be required to vacate the property immediately in accordance with Florida law.

7. Smoking & Parties

No smoking or vaping anywhere on the property.

No parties or events.
Violation of these rules may result in additional fees or termination of the stay.

8. Pet Policy

Dogs are welcome with a non-refundable pet fee (per stay):

$250 for one dog

$500 for two dogs

Dogs must be 30 lbs or less.

No other pets allowed.

Pet Rules:

Pets must be disclosed prior to arrival.

Pets are not allowed on beds or furniture. If your dog typically uses furniture at home, please bring covers.

Guests are responsible for cleaning up after their pets and disposing of waste properly.

Any damage, excessive pet hair, stains, or markings may result in additional charges.

Pets may not be left unattended inside or outside the home.

Pets are not allowed in the hot tub.

9. Parking

Parking is permitted only in designated driveway areas.

Boat and RV parking is allowed only in the secondary driveway.

No street parking or blocking neighboring driveways.

10. Hot Tub Use/Safety Rules

Shower with soap and water before entering the hot tub.

Enter and exit the hot tub slowly.

No jumping or diving.

No glass in or near the hot tub.

Do not use the hot tub while under the influence of alcohol, narcotics, or medications.

Elderly persons should consult a physician before use.

Pregnant women should consult a physician before use.

Children must be supervised by an adult at all times.

Do not enter the hot tub if the water temperature exceeds 104°F (40°C).

Limit each soak to 15 minutes, then cool off before re-entering.

Anyone with heart disease, diabetes, high or low blood pressure, or any serious medical condition should consult a physician before using the hot tub.

Please replace the spa cover after each use.

Do not sit, stand, or lie on the spa cover.

Please turn off high jets after use.

Do not use soaps, oils, or other additives in the hot tub.

Use of the hot tub is at the guest’s own risk.

11. Routine Maintenance

Routine exterior maintenance (yard care, pest control, etc.) may occur Monday–Friday between 9:00 AM and 4:00 PM without prior notice.

Vendors will not enter the interior of the home during your stay.

Please allow maintenance staff to perform their work without interference.

If any issue arises, contact the host promptly.

12. Security Cameras & Monitoring (Updated)

For the safety of guests and the property, the home is equipped with exterior security cameras.

Cameras monitor entry points, the backyard, and the hot tub area.

Cameras are outdoor only.

There are no cameras or recording devices inside the home.

Cameras are used solely for security, safety, and rule enforcement purposes (including occupancy, parties, and noise-related incidents).
