Horizon South Townhome | Steps to Beach, 4 Pools, Family-Friendly Escape
Welcome to Horizon South, a gated community on the west end of Panama City Beach. This coastal and cozy 2 bedroom, 2.5 bathroom townhome sleeps up to 7 guests and is one of the closest units to the beach access across Front Beach Rd. You will be able to park in a private carport dedicated to this townhome and walk right in, no hassle with parking garages or elevators! This townhome has plenty of space, approximately 1150 sq ft, for a family vacation at the beach or a group of friends wanting to get away for a little rest and relaxation. Set your sights on Ocean Breeze for your beach vacation. The townhome itself is 2 stories, has a fully stocked kitchen, large open concept living and dining areas, a back porch, 2 balconies, and so much more. Horizon South also has tons of amenities for guests to enjoy! Please be sure to read our full listing for more information about this property as well as the community itself.
**Construction is occurring at the Horizon South community. Estimated completion is mid-July, but that could change. The Front Beach Rd entrance is also blocked for vehicle traffic.**
1st Floor: The first floor of this townhome has a stackable washer and dryer, a fully stocked kitchen, a half bathroom, dining area & living area as well as a back porch right off of the living room. The living room has a smart TV to enjoy streaming on your own streaming accounts (no cable provided). There is also a sleeper sofa for up to 2 people to sleep on as well as 2 accent chairs for seating. Make a meal in the kitchen and enjoy it at the dining table that seats up to 6 people.
2nd Floor: Both bedrooms and full bathrooms are on the 2nd floor of this townhome. The master bedroom has a king bed for 2 guests with an attached private bathroom. The master bedroom has a large closet, smart TV, 2 nightstands, and a private balcony area. The master bathroom has a newly remodeled stone standing shower, large vanity and a toilet. The guest room has a full and twin bed to accommodate up to 3 guests. There is a TV, small chest, 2 closets, 1 nightstand, and access to a private balcony in the guest bedroom. - The guest bathroom has a shower/tub combo, vanity, and toilet.
Townhome Highlights: - King bed in the master bedroom - 2 private balconies and 1 private back porch - Smart TV in the living room and master bedroom - TVs in each bedroom (no cable TV) - Sleeper Sofa in the living room - Washer and Dryer in the townhome - Free Wi-Fi
Horizon South Amenities: - 4 community pools (1 pool is heated in the winter time). One pool is less than a 2 minute walk from the home. The other 3 and hot tub are no more than a 5 minute walk. - 1 kiddie pool - 1 community hot tub - Tennis Courts - Please bring your own equipment - Pickleball Court - Please bring your own equipment - Shuffleboard - Please bring your own equipment - On-site mini golf course - Please bring your own equipment - Community Charcoal Grills - Clubhouse with Wi-Fi
Registration Fees: All guests will be required to have an armband while on any portion of the Horizon South Property. Children 5 years old and younger will NOT be required to purchase or wear an armband. Failure to not display an armband can result in removal from the property per Horizon South rules. Armband cost shall be $20.00 per person per 7 days not to exceed $40.00 in a continuous stay of 6 months. Upon arrival on property, a paying guest will report to the Horizon South Property Management Office to receive a parking placard at a rate of $25.00 per vehicle (maximum of 2) for a time not to exceed 10 days. Extended stay guest will pay $25.00 per 10 day period with a maximum of $50.00 per 6 month period. Parking placards shall identify the unit # and the expiration date. No rental golf carts allowed on the Horizon South property at all. You must pay by debit or credit card only, cash not accepted. The office hours are 7 days a week, 8am to 5 pm central time. Guests arriving after 5pm will have to go to the office the next day between 8am-5pm to purchase a parking pass and wristbands. Guests have 24 hours to get those items, or they will be violated and towed after 48 hours.

The max occupancy number of guests is 7 for this home. We do consider any and all guests staying in the home as a guest regardless of age per the new Panama City Beach ordinance.
Additional Information: -Spring Break Rules: For March 1st-31st, guests must be 25 years of age to rent condo. Photo ID is required and a $500 security deposit will be required. The security deposit will be requested once a booking has been made.
-There is not cable TV in this home, streaming services only by logging into your own streaming accounts.
-No golf carts or specialty vehicles per the HOA rules.
-This property has a grill for your convenience. All guests are required to clean the grill before checking out, we see this as being respectful of the next guests stay and time.
-No smoking or vaping, no pets, and no events allowed.
-Guests must be 25 years of age or older to rent and are required to email a photo ID at the time of booking. The guest making the reservation must also be present for the duration of the stay.
-Third party bookings are NOT allowed.
-A rental agreement must be signed to confirm your reservation. If the agreement is not signed and the reservation is not paid in full, you will not receive the arrival information. Provided all requirements are met, the arrival details will be emailed 7 days prior to your scheduled arrival.
-Check-in is anytime after 4 PM Central Time. You may request an early arrival for an additional fee; however, please note that it is not guaranteed, as it depends on the availability of the unit after morning check-outs and the cleaning & inspection schedule. If you require an early arrival, you may consider booking for the night prior.
-Check-out is strictly at 10 AM Central Time. Any departure after this time will result in an additional fee.
-Quiet hours are 10pm to 7am per the City of Panama City Beach Noise Ordinance
-Please understand that Florida's natural environment includes bugs, insects, ants, mosquitoes, and spiders. We perform regular interior and exterior pest control, but keeping doors, windows, and sliders closed will help prevent entry. No refunds will be issued for sightings of bugs or wildlife in or around the property.
-Supplies: We provide a starter pack of supplies, including 1 roll of toilet paper per bathroom, 1 roll of paper towels, 1 trash bag per trash can, 1 packet of dish detergent and 1 packet of laundry detergent, to get you started. For additional supplies, there are nearby stores. This is meant to get you through your first day or so until you can get to a store.
-By renting this home you acknowledge that you understand you enter and occupy the premises at your own risk and that the homeowner and Sun & Sand Rentals are not and will not be responsible for injuries or deaths that may occur on our property. You, and all of your guests attending, agree that everything you use is at your own risk, including any beach equipment left on the property. By renting this home, you agree that you are also financially responsible for any third party damages that are caused by your group. Neither the homeowner or Sun & Sand Rentals are liable, financially or otherwise, for any accidental or intentional third party damages your party causes.
