Summary:
Book your next stay in Lubbock at this recently updated 4 bedroom 3 bathroom home in South Lubbock. This location is under new property management and is perfect for individuals, couples, and families. Plenty of parking in the front and in the back driveway ensures that you will have space for your vehicles. This house features comfy furniture, fast wifi, a fully-stocked kitchen for all your cooking needs, and the comfiest mattresses for great rest!

The Space:
All four bedrooms feature the most comfortable mattresses you will sleep on while traveling. Each bedroom has new pillows and linens that match the room's decor. Three of the bedrooms have queen beds and the master bedroom with attached bathroom has a king bed. This is a tri-level home with 2 bedrooms on the main floor, one upstairs, and one downstairs.

The living room features plenty of seating with a large comfy sectional that also allows for an additional place for a guest or two to sleep. This area also has a 65" Android enabled smart TV with Netflix, Hulu, and other streaming channels available for guest access. You're welcome to download any other channels and use your own logins to watch whatever you like as well as use the screen mirroring function to mirror from tablets and laptops.

The kitchen is stocked with everything you need to cook your own meals during your stay. There are plenty of pots and pans, great appliances, and plenty of room to prepare meals or enjoy takeout food. Refer to our guidebook after booking for some great local options and restaurants.

The dining area has seating for guests and friends to stop by.

The bathrooms are clean, updated, and stocked with all the linens and toiletries one might need throughout their stay. Shampoo and body wash is provided in each of the bathrooms.

Garage parking is available to guests if they would like to park inside, or you can park in the driveway or on the street. The garage is accessed through the alley.

You must be in good standing to book with us and have positive rental history and reviews. We do not rent to local Lubbock residents.

**Please do not have mail sent to this property as we do not have the mailbox keys. If you are needing something delivered from USPS, you will need to contact the local post office to make pickup arrangements.**

Parties and events are strictly prohibited at this property. If there is any violation to this policy, a fee of $500 will be charged immediately.

This property is not pet friendly so please plan of leaving your furry friends at home. There will not be any exceptions to this policy and a fee of $250 will be automatically applied if you are caught in violation of this. If you have a service animal, proof of registration is required BEFORE you book.

We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a short stay. Long-term stays will need to replenish latter items at their own expense.

Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available.

All areas of the house are available to guests with the exception of any locked cleaning closets.

The Neighborhood:
This house is located in South Lubbock off of 105th Street and Quaker Avenue. The neighborhood is very nice and surrounded by many newer homes. This quiet neighborhood is great for relaxing evenings and walks around the block. You'll enjoy the updated homes and surrounding shops and restaurants. Quick access to the South Loop and only a 10 minute drive to Texas Tech University.

Getting Around:
A vehicle is recommended for stays in Lubbock due to the lack of public transportation. Uber and Lyft are great options though if needed during your stay.

Parking is available in the driveway in front of the garage at the rear of the house in the alley or you can park on the street in front of the house during your stay. There is plenty of parking for between 1 and 4 vehicles.

Other Things to Note:
If you have a need for a long-term stay, this property is perfect for your needs. Contact us through messaging so that we can get you the best rate and save you some money. Any credit card fees charged when booking will not be refunded if a trip is cancelled.

This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee. Service animals will be required to show proof of registration BEFORE booking.

Host-Initiated Cancellation Policy
While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances.

In the event that we must cancel your reservation, the following terms apply:

Full Refund: Guests will receive a 100% refund of any payments made toward the reservation.
No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses.
Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates.
Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals.
Sale of Property: In the event the property is sold prior to your scheduled stay, and the new owner chooses not to honor future reservations, we reserve the right to cancel your booking. In such cases, you will receive a full refund of any payments made, but we will not be held responsible for securing alternate accommodations or covering any associated costs.
Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. Should this occur, a full refund will be issued, and no further compensation or liability will be assumed.

By confirming your reservation, you acknowledge and accept these terms.

Check-in information, including the keypad code, will be sent the day before your check-in date as long as the agreement has been signed. We reserve the right to decline any alteration request.

House Rules:
- No pets!
- No house parties. Unauthorized parties will result in an immediate $500 fine plus damages.
- No smoking inside the property.
- No excessive volume that would disturb the neighbors.
- Clean up after yourself. This includes all dishes and food items.
- If you break something, message us and let us know immediately.

Interaction with Guests:
Our interaction with guests is very minimal. The front door has a keypad so that you may let yourselves in and out. Please only use the keypad lock to lock the door. Do not lock the bottom lock on the front door. Should you need anything during your stay, please message us and we will be happy to assist.

Could have been much better

The condo layout was nice. There is a bed in the cellar with no windows which was good because there was a tornado warning at the time. There were cockroaches in the kitchen area (small and medium sizes), on the floor and in the sink. One of the beds had bedding that smelled badly of body odor (like arm pits). The cockroaches were bad but the unclean bedding was the killer. I communicated to the property manager and they did not offer to have the bedding changed out or to have someone come to spray the kitchen for bugs. They did offer to drop off two light bulbs for me to install into the fixtures with burned out bulbs.

The neighborhood was cute! Very quiet and nice. This home had enough space for my family and the garage was a major plus for the storms that happen in Lubbock. Host was very quick to answer when I had 2 small questions(unrelated to the condition of the home) also, the to do list for check out was easy and short. Loved the location and distance to/from softball fields!
