IMPORTANT NOTE: This is a special roof top unit (no neighbors). To access this unit, you take the hotel elevator up to the top floor, 7th, then you walk up 3 flights of stairs. I’m 62 and for me it has never been a big deal for me. Although I do suggest having my manager take your luggage up for you. He’s there 9-5 M-Sat, off Sundays.
Penthouse #3000: Beachfront 3BR-3BTH - Approx 2,000 sq ft including terraces, Roof Top Unit
I remember well the first time I went up to see Penthouse #3000. I knew it was going to be good, but I didn't know until I went up there that I was about to see THE BEST views I had ever seen, bar none! I've been renting beachfront units in Cancun for over 20 years. These views are still the best I have ever seen.
Pictures will never do justice to how nice the views are in #3000. Your eyes are way better than any camera. For example, things appear further away than they are in backgrounds. But to give you an idea, ALL you see is splendor and gorgeousness and beauty. And one has no idea how good that hotel zone view is looking North, it's beyond stellar, and straight away fading into the distance, then to the right and going all the way up, is the ocean coming up against the beach with those awesome turquoise and blue colors, and to the left are the beautiful waters of the fresh water bay with its lush surroundings.......it is absolutely gorgeous in every direction.

2. My wife and I do this full time; it is our dedicated passion to serve you.
3. Abdiel is our full-time manager on the ground in Cancun to service you. They are at the resort Mon-Sat 9-5pm, and after hours you will still receive prompt responses via email.
4. Rather than an apartment building, we reside within a full service resort with full time staff, 24 hour security gated security, 24 hour beautiful lobby, gym, spa, tennis court, pool, beach, sun deck, loungers and umbrellas, hot tub, photos studio, tour center, 5 restaurants, 2 bars including a pool bar, and spa with steam room, sauna, relaxation pool, hot tub, and massage and nail services.
5. The resort is all-inclusive. When you book a Penthouse unit, the all-inclusive is optional each day you are there. Payment is made at the lobby front desk. Cost is currently $95 per person per day, Dec 20-Jan 4 is $135 per day. Prices are subject to change without notice as we have no control over resort pricing. Kids 11 or under are ½ off, 2 years and under are free.
6. For days you do not want the all-inclusive, feel free fill up the cooler inside the condo with your favorite drinks & snacks and take that to the pool or beach. It’s ideal, it makes for a nice little table as well, about the size of a carryon.
7. You always have one resort restaurant that is never all inclusive. You pay per item and they have things like tasty toasted subs, wraps, and pizza. They also have a wide assortment of coffees and desserts.
8. Indulge in our in-home cooking service for an authentic Mexican feast prepared by our local cooks. Our guests love this! We provide the service to our guests only at our raw cost (nonprofit service). It runs $10 per person for the service ($80 min) and it includes purchasing the groceries and preparing the meal. Our cooks provide you with a receipt for the groceries. Meals are served buffet style. It’s payable in cash at the time of service. It’s very easy to book, the menu and link come in your welcome pack.
9. Our location is ideal. We have great restaurants right across the street, plus a convenience store that sells beer and all the hard liquors. At the same time our area is well lit, and very safe, and our activity level surrounding the resort is mild. Everything is close by, buses run 24/7 and you can be at a myriad of additional restaurants, shops, and big nightclubs in minutes.
10. Oleo prints out a weekly brochure for guests detailing the latest activity offerings. Often times there is live entertainment around the bar, and water yoga is typically on the weekly calendar.
11. Tours and Excursions Insider Knowledge: With over two decades of experience in Cancun, we offer invaluable insights into the best activities and excursions. Here’s an example, the snorkeling excursion with my friend Mike, who I have known for over 2 decades now. Mike is such a great guy! Always smiling and joking around. His family comes from many generations of fisherman that go way back to before Cancun was even known as a destination. The cost for Mike’s private excursion is $90 per person ($540 minimum). For that price you get a 5-6 hour excursion, round trip transportation to the port, a golf cart rental on Isla Mujeres for 2 hours, and a huge meal at the end. On top of that, he takes you to the best snorkeling sites. One is in the protected waters by the Mexican government which require an additional pp payment that is also included. To have all that, plus a totally private excursion to your group, is an outstanding value that you will not find anywhere else.
12. VIP Night Club. At these big clubs in Cancun, the cover charges alone will run you $50 or more, plus you wait in lines to get in, then it’s standing room only and drinks are very expensive. With us, you’ll get the link to purchase the VIP night club pass. For $150, you will have VIP access, no lines, A VIP table, and not only is your cover charge included, but all your drinks as well. It goes from 10am to 3am and includes transportation to the clubs.
13. Grocery convenience. We provide a link to the transfer company we recommend. We have been referring them for years. They are private transfers, and they can take up to 10 per vehicle at a cost of $125 round trip for the whole group. For $40 extra they will take you to the grocery store before heading to the resort. If you arrive before check in time, we will get your luggage and groceries up, and your perishables in the fridge. The exceptions would be after 5pm or Sundays in which case we provide you a code for access. 14. Babies & little ones: Traveling with babies or young children? Each unit is equipped with a pack-n-plays and highchair. More than one of each is available upon request.
14. Clean drinking water. The reverse osmosis system in the kitchen provides free clean drinking water.
15. Quality linens: My wife specifies sheet sets that are a polyester/cotton blend, 575 thread count. She says it is the perfect blend of softness and stain removal properties.
16. Quality Bath towels: For bath towels she specifies large 30”x 53” 100% cotton. They are really nice; we have the same ones at home. Way better than what you would expect at a nice hotel. To me, even the nicer hotels have towels that are not soft, and not very big.
17. We provide 8 Large commercial grade Beach Towels.
18. Private wifi: With nearly all hotels, the wifi is notoriously dangerous if you are entering sensitive information. We provide private wifi. To access, simply scan the QR code on the fridge. It puts the password in there for you as well, super simple to get online.
19. Charging Ports: All the bedrooms and every living room have a charging port with 3 outlets and 3 USB terminals.
20. Great guest communication: The Cancun Group Chat Email thread goes out to you & and our team. We encourage you to add others in your group to the thread. This way we all stay on the same page with whatever questions/answers you have along the way.
21. On site photographer: Looking to capture your vacation of a lifetime with pro-photos? Sandra is directly on site at the resort; her studios is near the pool. Her prices are reasonable, and she does great work, and she is such a nice gal. Her email, cell number, etc. is part of the welcome/info-pack page link provided when the welcome email goes out.
22. Birthday/Special Day celebrations: You can order these online on our site. We have a company set up the décor. Choose from ballon arches, or ballons coming out of a champagne (big balloon bottle) and other arrangements. You can choose colors and several different celebration types.
23. Tres Leches cake: It’s the best! My wife went to just about every bakery in Cancun, and we only order from the one she determined was the best of them all. Imagine cake with milk inside the little air bubbles within the cake. You’ll never want regular cake again! Order online on our site.
24. Info Pack: This web page has everything you need for your stay with us. We created it ourselves and have added to it over the years. It also includes things like restaurant, excursion and tour recommendations. It’s also searchable via AI, type in what you’re looking for and it’s there for you.
