Up until May 2023, my family has been enjoying this home privately. We've decided to open it to guests in hopes they'll love it as much as we do. Now, you have the unique opportunity to book premium dates at already reduced rates. Our home is one of the few properties of this size with this many amenities in this very charming part of New York state.

1.5 hours from Brooklyn or Manhattan. Nearest train station in Tuxedo - easy drive to/from house. Transportation by car is easiest method for getting around town however.

✦Permit Specifications
The town of Warwick, NY has granted this 3 bedroom, 3 bathroom home a permit that allows for a maximum for 6 guests per stay with no more than 3 cars in the driveway. Events such as weddings or reunions are NOT permitted under any circumstances.

✦Maintenance
We have a committed team dedicated to the upkeep of this property.
During your stay, you may encounter a series of professionals who maintain this property's lovely condition - such as our landscaper, pool professional, and snow plow driver. When possible, these professionals try to visit in between guests or during the middle of the week to avoid & minimize any disruption to your stay.

✦Pool
Swim at your own risk. The saltwater pool is open from around Memorial Day to Labor Day. Pool can be opened prior to Memorial Day and kept open part Labor Day by guest request with proper notice. Children are not permitted to swim unattended. Pets are not permitted in the pool. No glassware allowed in pool.

✦Hot tub
The hot tub on the deck is out of service.

✦Master Bathroom Steamspa
Use Steamspa at your own risk. Please review instructions in manual and in master bath prior to use. Minors are not permitted to use or operate the steamspa.

✦ Fireplaces
There are fire places in the master bedroom, game room, living room, and on the front porch. NEVER leave any fire unattended.

✦Pet Allergies
We advise guests with pet allergies to take the home's pet-friendly nature into account when making their reservation.

When we are not entertaining guests, we enjoy our home alongside our cat. Visiting guests are regularly welcome to bring dogs. While thorough cleaning is performed in between bookings, it is unpredictable how any existing pet dander may impact someone with dog or cat allergies.

✦ Wildlife
Warwick is fortunate to be home to a diverse range of wildlife that call this area home. To ensure their safety and yours, please refrain from feeding or interacting with the animals and admire them from a safe distance. While the property is fully fenced in to minimize their interaction with the home, we recommend all children or pets remain supervised when outdoors.

Upon reservation, we ask that guests share the breed(s) and approximate size/weight of their dog(s) so we can assure our home is a good fit for your pet.

4. Supervision
For the safety of your pet and others, we require that you supervise your dog(s) at all times during your stay.

5. Respect for Wildlife and Neighbors
Please be mindful of local wildlife and respect our neighbors, especially those with farm animals on their property. Keep noise levels to a minimum and ensure your pet does not disrupt the peace and tranquility of the area.

6. Pool Regulations
For hygiene and safety reasons, dogs are not permitted in the pool area under any circumstances.

7. Cleanliness
We ask that you treat our home as you would your own and clean up after your pet. This includes promptly disposing of feces, urine, and excess fur.

8. Damages
Guests are solely responsible for any damages caused by their pets inside the home or on the property. Any necessary repairs or additional cleaning fees will be communicated transparently and charged accordingly.
