We loved everything about this place! our host Gian, was great! We were a group of 10, mostly young adults and two teens. Gian was able to provide 2 extra small beds, so we could have all the girls together in one room. That worked out really well. I really wish we could have stayed longer and that the weather was nicer. Our stay was in January of 2026. One great plus was the fireplace!

My friends kept thinking we were just sending them pictures of postcards and not actual photos of Gian's Villa! The beauty and architecture was only outdone by the peaceful and picturesque beauty of living atop an Umbrian Villa for the week. There was plenty of room for all six of us and even used another spare bedroom as a temporary office. The beautiful kitchen was fully stocked and afforded us some wonderful space and amenities to have our daughter and daughter-in-law hone their Italian cooking skills a couple evenings during our stay. There was also a vegetable garden near the East side of the drive and although he said the growing season had passed, we were still able to harvest some of the freshest tomatoes, peppers and eggplant nearly every afternoon. There were ample lawn chairs in the yard for each of us to sit together as a family and enjoy apertivo and sunsets every single night. I'll always cherish my early mornings sitting atop the intimate little table and chairs Gian has set at the top of the outdoor stairway leading up to the loft. If you can't discover a next-level relaxation and peace from here the very first morning of your trip, it's a sign you probably need to extend your stay!

Our experience at the villa exceeded our expectations and was the best experience we have ever had with VRBO. We were a group of seven, gathered to combine the pleasures of Umbria with the chance to work on our writing The outdoor area offered sweeping views in every direction with several distinct areas to read, write, relax, reflect. We used all of them throughout the week seeking the elusive writing muse. The house allowed everyone to have time and space separate from the group as well as spaces to comfortably hold writing workshops, relaxed conversations and shared meals at the large table. Food was an important part of the experience for all of us, enhanced by the harvest from the garden and the delights from Chef Daniel, from whom we had one delicious served dinner and one cooking lesson where we all participated in preparing ricotta ravioli and tagliatelle with pancetta. Saving the best for last, our stay was enriched by Gian. Yes, he immediately resolved the minor issues that arose from so many people in a large house, but more than being responsive, Gian genuinely wanted us to enjoy our time in the villa and gave us recommendations for the best butcher, cheese shop, restaurants, places to get coffee as well as guiding us on long walks through the countryside. If we are ever so fortunate as to return to the villa, the greatest pleasure will be to see Gian again.

Großartige Villa in herrlicher Lage. Sehr gute Ausstattung. Großer Pool. Fantastische Aussicht. Gastgeber Gian ist überaus hilfsbereit,weit über das übliche Maß hinaus. Wir haben uns sehr wohl gefühlt und planen wieder zu kommen. Auch das Kochen mit Chef hat uns sehr gut gefallen. Ein- und Auschecken absolut unkompliziert. Eins der besten Häuser die wir je hatten.

A great sized property with all the facilities that you need. Massive landscape gardens with a good sized pool and vegetable plot. The views were amazing. Air conditioning in all rooms which was a great asset. The host, Gian, was very knowledgeable and helpful. Because of his knowledge, we attended local festivals and we had a reasonably priced chef come in and cook for us, which was more of an experience than just being catered for as we were all able to get involved. Gian kindly accompanied us to the lovely town of Todi and after took us to an authentic restaurant and where we enjoyed a lovely Italian meal. A car is needed but it is well worth a visit and we hope to return. Thank you Gian for making this a special holiday for us.

Wir hatten gemeinsam mit unseren erwachsenen Kindern mit Partnerinnen und Kleinkind und Geschwistern einen wunderbaren Familienaufenthalt. Die Villa ist hierfür hervorragend ausgestattet. Unser Gastgeber Gian war jederzeit ansprechbar und hat viele gute Tipps für Ausflüge und gute einheimische Lokale, sowie für aktuelle Veranstaltungen in der näheren Umgebung gemacht. Im sehr geschmackvoll angelegten Garten und im und am Pool haben wir uns sehr wohl gefühlt. Die Betten waren bequem und die Badezimmer sauber und gepflegt. Sogar ein Gemüsebeet zur Nutzung der Villabesucher stand zur Verfügung.Die Villa steht auf einem Hügel und bietet einen Rundumblick auf die herrliche weite Landschaft Umbriens. Alle unsere Mitreisenden waren begeistert.

Wow! The spectacular view at sunset, the serene location, the large deep pool, the soft comfortable beds and bedrooms, the air con, the host were all absolutely fantastic. 8 of us for a week in 36c heat and it was stunning. We had a terrific time exploring the local area and wider region. Gian (host) you did a great job. We look forward to coming back soon.

Beautiful Villa

What a trip! Gian (the host) was extremely helpful, our luggage was left behind at a different airport, Gian was extremely understanding about our delay and even arranged some food for us! He was always available to call and made our stay fantastic. The villa itself was stunning, lovely panoramic views of the area and very private without being in the middle of nowhere. The house was split into various apartments however we only used the bottom floor, which was more than enough. The kitchen was better than our own, everything was beautifully furnished and comfortable (especially the pool!). The garden was huge with lots of seating area, lawn etc and we never had any issues. Thank you so much for a wonderful time Gian!

Wunderschöne Villa in traumhafter Lage mit großem PoolWir hatten das große Glück, einige herrliche Tage in dieser traumhaften Villa in Umbrien verbringen zu dürfen. Das Haus liegt in absoluter Alleinlage auf einem weitläufigen, liebevoll gepflegten Grundstück mit Zypressen, duftendem Rosmarin, Rosen und alten Steineichen – ein mediterraner Traum! Besonders beeindruckt hat uns der atemberaubende Rundumblick in die sanfte, typisch umbrische Hügellandschaft – ein Ort voller Ruhe und Schönheit.Die Villa selbst ist äußerst geschmackvoll und stilsicher im landestypischen Stil eingerichtet. Man spürt, dass hier mit viel Liebe zum Detail gestaltet wurde. Besonders hervorzuheben ist die sehr gut ausgestattete Küche, die keine Wünsche offen lässt – ideal für alle, die gern kochen und regionale Produkte genießen möchten.Ein weiterer großer Pluspunkt war unser Host Gian Cappelli: Bestens in der Region vernetzt, hat er uns mit zahlreichen wertvollen, individuell passenden Empfehlungen zu Restaurants, lokalen Märkten und Einkaufsmöglichkeiten versorgt. Dabei war er jederzeit schnell erreichbar und angenehm unaufdringlich – genau die richtige Mischung aus Unterstützung und Zurückhaltung.Die Lage des Hauses ist ein idealer Ausgangspunkt für Ausflüge in die nahegelegenen Städte Todi, Orvieto, Perugia und Assisi, die alle für uns mit dem Auto problemlos erreichbar und einen Besuch wert waren.Wir haben uns rundum wohlgefühlt und werden mit Sicherheit wiederkommen.

Amazing Home. Amazing Host

We have stayed in many homes through Vrbo, and I can honestly say that this was one of the most amazing places we have ever stayed. The location is perfect if you want to explore the Umbria region. But this house is so great we could stayed and cooked and enjoyed ourselves just as much. The kitchen is fully equipped, and we were able to prepare a nice big dinner for all of us. Gian, the host could not have been more accommodating. He met us in town for the initial drive to the villa, which is tricky, but once you get there you can pin it on Maps. The villa is high, and overlooks the Umbrian countryside. The view is fantastic. The house is very clean and slept seven of us more than comfortably. Gian brought us wood for the fireplace and made sure we were stocked up. He is very easy to reach and responds almost immediately. We honestly hated to leave and we vowed to come back for a month next time. If you’re driving a bigger vehicle, the drive to the villa can be intimidating the first time. But is is very doable. I had a seven passenger van, and we were fine. I cannot say enough about Gian, the host. He is warm and friendly, funny and helpful. He even show us how to find wild asparagus. This is the best home we have ever stayed at. We will definitely be back

Wunderschöne Unterkunft, perfekter Gastgeber! Klare Weiterempfehlung.

Wir haben das Anwesen für eine Woche gebucht und die Zeit dort sehr genossen. Die Villa ist liebevoll eingerichtet und komplett ausgestattet. Die Aufteilung der Zimmer fanden wir sehr gut: auch mit acht Personen hat man Raum für sich gehabt. Der gemeinsam genutzter Bereich lädt mit Kaminfeuer zum entspannen und genießen ein. Einfach nur traumhaft! Die großzügige Außenanlage ist sehr gepflegt und wunderschön. Die Aussicht auf die umliegende Region ist atemberaubend, die Sonnenuntergänge waren malerisch. Wir möchten uns bei Gian für seine Gastgeberfreundlichkeit und Aufmerksamkeit herzlich bedanken! Vor der Buchung hatten wir einige Fragen und haben sofort Antworten und Unterstützung bekommen. Die Kommunikation ist einwandfrei gelaufen. Während des Aufenthalts war Gian immer für uns da, wenn wir ihn gebraucht haben. Vielen Dank für alles lieber Gian!

Hase Family Sibling Reunion

We were 7 adults all over 50 years old. There were ample bedrooms and baths. We used the villa primarily as a base to get out and see Umbria, e.g., Todi, Spoleto, Spello, Assisi, Montefalco, Orvieto. The villa is much too nice just to be used as a base, it has great views on a large, beautiful property with many sitting and lying possibilities. Siblings Get Together

This was a sibling w/spouses get together. We spent a week at the place. Very comfortable with rooms as promised;3 in the main floor with one upstairs and on separated from the house. Had all that you needed. Had porch off main living area for dining and couches for relaxing. Shoppping in town was 6 minutes away. Host was excellent very welcoming and friendly. I would stay here again. Host provided his contact info and responded quickly to our questions. Rated as 5 star would rate higher if possible both for host and property.

Beyond our expectations

Everything about this villa is exceptional…great location, beautiful views, fantastic host, so much to see & do or just stay at the villa & enjoy the pool. Gian’s recommendations for restaurants, wineries & experiences were all amazing. Todi, Orvieto & Montefalco were highlights for our group. We even loved our almost daily visits to the nearby supermarket :) Gian went above & beyond to make our stay a memorable experience. I would thoroughly recommend his villa ; some of us even hope to return.

Amazing stay in the country side

Perfect place for a relaxing vacation. It was very hot during our stay, but this was no problem because the house and the surroundings was so beautiful. The host was extremely helpful with information and suggestions on what to see and do, during our stay. We have never met such an engaged host. The view from the house and the pool was spectacular, with the real feel of the Italian country side. Even the last part of the road was dirt road, so don't bring your Ferrari :-). We were 9 people, two families and only adults. The house were perfect for that. Very spacious and good rooms for everybody. There are a lot of nice things and gorgeous towns in the area if you don't want to spend all the time in the pool. Thanks a lot Gian from all 9 of us for a fantastic stay.

Tio fantastiska dagar i juli

Detta boende var perfekt för vår sällskap om 10 pers. Huset ligger avskilt med fantastisk utsikt. Sovrummen är rymliga och bra. Tre i huvudbyggnaden, ett i angränsande lilla hus och ett femte ligger på övervåningen i en egen liten lägenhet med separat ingång via en sidotrappa. När man bor tätt tillsammans är det viktigt att det även går att få avskildhet ibland och det erbjuder huset. Köket är stort med en rejäl köksö. Man kan lätt kan vara flera som hjälps åt i matlagningen. Köksutrustningen är inte den allra modernaste men allt man behöver finns. Matplatsen ute ligger direkt utanför köket vilket var perfekt. Nära till kyl för att fylla på med dryck etc. Poolen är stor med en grund och djup del. Två stora parasoll gav bra skugga men det var också skönt att kunna sitta i den lilla gazebon vid sidan av där det uppstod ett korsdrag. Moskiterna på kvällen var till visst besvär. Vi satte ut marschaller med citronellaljus och använde myggspray vilket hjälpte. Vi har inte haft problem med moskiter i Umbrien tidigare somrar så det kanske var extra mycket just under vår vistelse. Det finns en hel del fina utflyktsmål. Till Todi tar det 15-20 min och till Perugia kommer man på 30-40 min. Det ligger en bra Emi supermarket i närmaste lilla stad. Ett stort extra plus ska ges till värden Gian som var mycket uppmärksam och responsiv på våra behov och alltid redo att svara på frågor och hjälpa till. Det underlättade mycket och gjorde vår vistelse än mer avslappnad och trevlig.

Fairytale Stay

Absolutely gorgeous property which had us feeling like we were in a fairytale. I’m surprised the birds and squirrels didn’t come in and help me make my bed each day. The views are stunning and the peaceful surroundings are so relaxing. We had chefs for breakfast and dinner - HIGHLY RECOMMEND!!!! Gian is helpful and knowledgeable and really puts effort into making sure the stay and the home are top notch. Thank you, Gian! We are just driving away and I miss it already.

Tout le charme des collines de l'Ombrie

Une localisation parfaite près de Todi et à moins d'une heure de voiture de Pérouse, Assise, Orvieto ou Spoleto, mais aussi de petits bourgs charmants comme Spello, Narni, San Gemini ou Bevagna. Une vue panoramique à couper le souffle sur la campagne ombrienne, comme devant un tableau de la Renaissance, avec ses bourgs médiévaux, ses vignes et ses oliviers. Une maison confortable et spacieuse, avec des lits confortables, un équipement de cuisine complet pour qui aime cuisiner, une terrasse couverte très agréable et une piscine spacieuse, un parc immense, où il fait bon voir le coucher de soleil sur les collines. Un accueil très chaleureux de Gian, le propriétaire, qui est une belle personne et qui a à coeur de faire plaisir, comme il a eu à coeur de faire de sa maison soigneusement rénovée un lieu à l'ambiance unique. Bref, un lieu où il fait bon être, en même temps qu'un lieu de départ idéal pour des visites culturelles, gastronomiques et oenologiques riches. A recommander chaleureusement pour un groupe d'amis.

A magical, wonderful villa!

How can we say enough about this wonderful property and amazing host? For my husband and myself, it was our second stay at Gian's house, and we wanted to share the experience with friends. It did not disappoint! The three couples each had a very private area of the house with one couple in the master suite, one upstairs with their kitchenette, and the other in the pool house. The kitchen is very well equipped and we enjoyed making breakfasts and dinners several nights (including some homemade pasta) while enjoying our evenings on the patio and around the pool. Gian is so welcoming to his guests, joining us for the Onion Festival in a nearby town and taking us to a favorite restaurant at the top of the mountain. He also helped us book a wine tour and private chef at the house. Don't miss out on this fantastic way to experience Umbria and all of the beauty and history of the area!

Umbrian tranquility

A really lovely villa that was well equipped in a beautiful location with unspoilt views. The air con was a lovely edition during the hot nights. Great area for exploring the rest of Umbria..Todi, Assisi, Perugia, Spoleto, all worth a visit. Would definitely recommend.

Tolle Villa mit einzigartigem Ausblick

Die sehr schöne Villa liegt auf einer Anhöhe in ruhiger Alleinlage. Wir waren mit 2 Familien (jeweils 2 Erwachsene und 2 Kinder) in der Villa untergebracht. Die Villa war dafür perfekt aufgeteilt, so dass jeder seinen Rückzugsbereich hatte. Der Garten ist groß und gepflegt und bietet einen herrlichen Rundumblick auf die Landschaft Umbriens und auf das schöne mittelalterliche Städtchen Todi. Der Pool ist traumhaft und perfekt zum Schwimmen geeignet. Ausflugsziele im Umkreis sind gut mit dem Auto zu erreichen. Wir haben z. B. von Orte aus einen Tagesausflug mit dem Zug nach Rom unternommen. Gian war ein toller Gastgeber, der jederzeit erreichbar war und uns mit wertvollen Tipps versorgt hat. Vielen Dank nochmal an Gian. Wir hatten einen sehr schönen und erholsamen Aufenthalt dort.
