LIVING / FAMILY ROOMS:
Both living rooms are designed for comfort and connection, featuring spacious wraparound sofas and plenty of cozy seating for everyone to gather. Adjacent balconies extend the living space outdoors, enhancing the ambiance and inviting guests to enjoy the surrounding views. Sunlight pours through the home’s beautiful original windows, highlighting stylish décor and lush outdoor scenery. Whether you’re watching the big game or enjoying a family movie night, the large Smart TVs create the perfect setting for relaxing together.

DINING AREAS:
With dining space for up to 14 guests inside. The elegant main dining table seats eight for family-style dinners, while a cozy round table in the kitchen alcove seats four. Two bar stools overlook the kitchen, ideal for keeping the chef company or enjoying a glass of wine as dinner simmers.

KITCHEN:
This kitchen makes cooking easy and fun and of course with outstanding views! You’ll find modern appliances, plenty of counter space, and all the cookware you could need. Also offering bar top seating for many to gather or dine. From morning coffee to family dinners, it’s the perfect spot to convene, cook, and chat while meals come together. Equipped with a Keurig & drip coffee makers.

Parking:
Driveway parking for up to 6 vehicles, including gated. Guests are not to park on the street.

Guests will have access through smart locks at the front and rear entrances, as well as the driveway gate and garage. Information will be provided to all guests in the welcome information the morning of check-in.

Guest may interact with Host & Co-hosts through the Airbnb app or reference emergency contact information posted at the property.
HOUSE RULES – MINIMUM REQUIREMENTS
These House Rules establish minimum requirements applicable to all guests, occupants, and invitees (“Guests”) at the Property.

1. Compliance With Law and Community Standards
Guests must comply with all applicable federal, state, and local laws, ordinances, and neighborhood standards. The Property may not be used for any unlawful, commercial, or nuisance purpose.

2. Noise Monitoring & Quiet Hours
• The Property is equipped with noise-monitoring technology designed to measure decibel levels only.
• No audio recording or video recording of conversations occurs.
• Quiet hours are 10:00 PM to 8:00 AM, unless otherwise stated in the listing.
• Excessive noise at any time, whether during or outside quiet hours, is prohibited.
Repeated or unresolved noise alerts may result in warnings, fines imposed by booking platforms or local authorities, or immediate termination of the stay without refund, consistent with platform policies.

3. Exterior Video Monitoring
• Exterior security cameras and/or doorbell cameras may be installed outside the home only, such as at entrances, driveways, or parking areas.
• These devices are used solely for security, safety, and occupancy verification.
• No cameras are located inside the home or in any private interior space.
Tampering with, disabling, or obscuring any security or wifi device is prohibited and may result in immediate termination of the stay.

4. Occupancy Limits & Unauthorized Parties
• Maximum occupancy is strictly limited to the number stated in the listing.
• Parties, events, gatherings, or unauthorized visitors are not permitted.
• Guests may not exceed occupancy limits at any time, including visitors not staying overnight.
Violation of occupancy limits or party rules may result in immediate termination of the stay and forfeiture of remaining nights without refund.

5. Pool and Hot Tub Use
• Use of the pool and/or hot tub is at Guests’ own risk.
• No lifeguard is on duty.
• Children must be supervised by an adult at all times.
• No glass containers are permitted in pool or hot tub areas.
• Guests must comply with all posted safety instructions and usage rules.
Owner and Host assume no responsibility for injury or loss arising from pool or hot tub use, except as required by law.

6. Native Wildlife and Reptile Advisory
The Property is located in an area where native wildlife and reptiles, including snakes, lizards, insects, or other animals, may be present outdoors and occasionally indoors.
Guests acknowledge:
• Wildlife presence is a natural condition of the area.
• Guests should exercise caution outdoors, particularly at night.
• Doors and windows should be kept closed when not in use.
Sightings of wildlife do not constitute an emergency or grounds for refunds unless required by law.

7. Smoking, Vaping, and Fire Safety
• Smoking and vaping are strictly prohibited inside and outside the home.
• Candles, fireworks, and open flames are prohibited unless expressly authorized.
Violation will result in additional cleaning charges, damage claims, or termination of the stay.

8. Wi Fi and Internet Usage Policy
WI FI AND INTERNET USE
a. Courtesy Service Only. Wi Fi and internet access are provided as a convenience only. Owner and Host do not guarantee uninterrupted service, specific speeds, compatibility with devices, or suitability for work from home, streaming, gaming, or other bandwidth intensive activities.
b. Lawful Use Required. Guests shall use the Wi Fi and internet connection solely for lawful purposes. Illegal activity, including but not limited to copyright infringement, hacking, harassment, accessing unlawful content, or transmitting malicious software, is strictly prohibited.
c. No Network Tampering. Guests may not modify, reset, disconnect, relocate, or otherwise tamper with routers, modems, extenders, network equipment, or related cabling.
d. Security and Privacy. Guests are responsible for the security of their own devices and data while connected to the Wi Fi network. Owner and Host are not responsible for data loss, security breaches, or compromised personal information arising from Wi Fi use.
e. Excessive or Abusive Use. Use of the internet connection in a manner that degrades service for others, violates platform policies, or triggers provider warnings may result in suspension of service or termination of the stay.
f. Violations and Remedies. Violations of this Wi Fi policy constitute a material breach of the House Rules and may result in warnings, suspension of service, termination of the stay without refund, and/or claims for damages or penalties, consistent with platform policies and applicable law.
Guests agree to indemnify Owner and Host for any fines, penalties, claims, or damages arising from unlawful use of the internet connection by Guests or their invitees

9. Damage, Cleanliness, and Reporting
Guests are responsible for:
• Leaving the Property in reasonable condition following check out procedures
• Promptly reporting damage or safety issues
• Reimbursing costs for damage beyond normal wear and tear
Failure to report damage may increase guest liability.

10. Enforcement and Remedies
Failure to comply with these House Rules may result in:
• Warnings or corrective actions
• Fines or penalties assessed by booking platforms
• Termination of the stay without refund
• Claims for damages, cleaning, or penalties
Host is authorized to enforce these House Rules in a commercially reasonable manner and in accordance with platform policies and applicable law.

11. Acknowledgment
By booking and occupying the Property, Guests acknowledge that they have read, understand, and agree to comply with these House Rules.
