Great location but needs a good deep cleaning as we found dog poop on floor. The beds are all creaky and should be replaced. The elevator is a great help with 3 floors. The access to beach is great and handy shower and bathroom around pool. Was disappointed pool was not heated as said free spring and fall but they start summer rates June 1sr and 475 to heat pool was just not worth it. Kitchen pots and pans could also use an update and maybe add a griddle pan.

Be cautious!!

Let me start off by saying that in theory, this is a very nice place. The circumstances of the week we were there is the root of the problem and why I will not rent from here or from a place represented by Kitty Hawk Realty again. The entire week, the top floor did not have AC, it got no lower than 79 degrees. The blinds had to be drawn the entire time, meaning the ocean front view that we paid for, was now gone. It was unbearable to be on the top floor (where the only functioning tvs were, the kitchen was, really the only room to have the entire family together). In addition, the movie room did not have the number of couches as pictured and did not operate as well. The “exercise area” was shoved in the back of the movie room, which was dark and muggy, and not as pictured in the photos. Moving outside, the pool grew an incredible amount of algae by the end of the week as the pump was not working, there were even sand crabs coming in through the pipes and into the pool on a daily basis. The hot tub was leaking and therefore we had to refill it with cold water and the leaking water would run below to the tiki hut making that also not comfortable to use. There were light bulbs out, old food under the couches, shingles falling off the tiki hut, the ice maker didn’t work- the house is in full need of major TLC. Now, we are on vacation to spend together, and we love the beach, but the AC being out was inexcusable. We contacted the realtor on a daily basis, without return phone calls prompting us to go out of our way on our vacation to show up in person to get a response. They did not fix the AC, they put one window unit in the upstairs and one in the bedroom, which still did not bring the temp lower than 79 degrees in the dead heat of summer. Go across the street, the house is updated, the pool is nicer, the dryer probably works and their realtors probably respond to problems in a timely and professional fashion. It’s $10,000.00 less. They will say “you stayed the whole week,” which we did. We made the best of it because we all drove 6 hours to get there and we’re not going to shell out another $22,000.00 to stay somewhere else last minute. We just expected normal, professional courtesy. When asked for some amount of compensation, the $1,000.00 seemed like a slap in the face. I would beware of kitty hawk realty, and ensure that when you book somewhere, you’ll have a responsible contact incase there are issues.

Most relaxing vacation ever at Big Mama's

Overall, I recommend this vacation rental. Reviewer Comments: We had 4 families all with kids who have never vacationed together before. The house met all of our needs, so much room for us all to go to our own space if need be and you cannot beat the location. We have already reserved it for next year, same week! Being so close to the beach was amazing and just what we all needed. Being able to sit on the decks in the morning, coffee in hand watching the dolphins was so relaxing and unforgettable!

It was also helpful unloading groceries and luggage. There was plenty of room for everyone and we didn't even utilize all of the bedrooms. We had 2 dogs that loved to utilize the dog run outside and the easy access to the beach. We will be back!

Rating Details: The property manager was very unhelpful. The vacation rental was very dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The location couldn't be better. That being said, the house was dirty, fecal matter left from previous dog along with fleas; hot tub was poorly serviced and was not clean; towels were missing but extras were brought later; exterior shutters while pretty were not secured in an open or closed position and banged all night long. We overcame all the previous issues, however, when Hurricane Matthew approached and flooding began rental company could not be reached and no one came to check on us. We moved out a day early in order to protect ourselves and cars to a friends house. I have continued to try and reach the rental company to share our experience but still can not get through. Sorry to dump all this on a review but it is the only correspondence option I have had with them. I feel some serious maintenance is overdue and with some TLC and better management this house would be fabulous.

Reviewer Comments: I know we arrived right after a tropical storm, but I was highly disappointed that we moved into a house with sopping wet carpets and it took 3 visits to finally get a resolve, the pool when we arrived was a mess with sand in it and heater not working same with hot tub, pool guy did arrive to take care of those issues - there was a crew working on sand issues with a blower next door and we thought for sure they would come to our house and take care of sand everywhere on exterior but no one ever showed up. The house wasn't as clean as I had expected there were long hairs in our bathroom on the floor from check in... I swept them up - very disappointed for sure as we rented same house under different agency 5 yrs ago.

The cleaning people did not clean this house well. When you spend this type of money on a vacation you except the house to be clean. The pool had a lot of sand in it the day we arrived. Was told the pool would be cleaned but that never happened. The hot tub was not working the day we arrived and it took a day for that to get fix. The shower on the top level had black mildew built up in it. But over all we loved and enjoyed the house. Best house we have ever stayed in at the outer banks. So the only thing we could suggest is get a better cleaning company because this house is beautiful.

Overall, I recommend this vacation rental. Reviewer Comments: Fantastic house for a multi-generational family reunion. Had a great week with our family. Each room was comfortable and had it's own bath. The elevator came in handy for our older guests when we would gather for evening cocktails on the upper deck. The lower level had games to keep the kids entertained. The dogs loved waking on the beach with the rest of us. We rented SUPs, fished, and even had a bonfire one evening. We played volleyball, threw the frisbee, sunbathed etc. Location was central to many places to visit, and 1/2 mile from a grocery store. Would love to go back soon. Highly recommend!
