You will have access to the designated studio unit, and the backyard/patio space. Access to the neighboring units is not permitted.

You can self-check-in with the keypad.

Owners and occupants may park in the parking lot in front of the unit. Parking is not gated and there is no garage. There is extra parking on the side streets if needed.

Owner is available via phone, text, or booking platform messaging. Owner hotline is always available 8am-9pm PST, but may not be available overnight. Text and booking platform is preferred and likely to give quicker response.

By occupying this home, occupants are participating in a shared ownership agreement during the dates of their stay. Occupants must sign the Member Agreement, which is sent in advance via email. Upon signing the membership agreement and taking occupancy of the home, you will be a legitimate homeowner. Congratulations!

A $50 security deposit is required against any potential damage or loss of items.
Long-term stays are welcome!
Owner hotline is always available 8am-9pm but may not be available overnight.

This property operates in compliance with state and local law. It is not a short-term rental. This is a shared ownership arrangement, which is not a new concept. It helps offset the common expenses between the members/owners. Ownership is held in an LLC. The governing document is called an operating agreement. This sets out the rights and responsibilities of each member/owner, as well as all features and policies of the LLC. When you schedule the use of the property, prior to any use of the property you must be assigned a membership/ownership interest in the property through the LLC, thus you will become a member of the LLC with a right to use the property. This online platform is utilized because there are many members. We use this online platform/portal for scheduling and booking of this property on a first come first serve basis. We are consistently looking to attract new members to help offset the common expenses to maintain the property. This property can only be used by members of the LLC only.
HOUSE RULES:

-Be respectful.
-Clean up after yourself, indoors and out.
-Be mindful of noise, especially after 9pm.
-Do not tamper with the cameras, noise monitor, lights, WiFi, pool equipment (if applicable) or any other equipment. Tampering may lead to a $175 charge.
-Occupants must sign Member Agreement that is sent via email. All persons in the party will be bound by the terms of this Agreement.
-$50 Security deposit is required for any potential damages or loss of items.
-If equipped with heated pool, pool heating is an additional fee, must be paid in advance, and must be utilized for a minimum of two consecutive days.
-If equipped with in-ground spa, heating is only available between 8am-10pm PST, in 4 hour blocks, and must be requested by guest.
-Host communication is always available 8am-9pm PST, but may not be available overnight.
-If occupant remains beyond check-out, occupant will be charged $150.
-Violation of noise and code enforcement policies will result in $1000 fine.
-If animal hair or waste is found after your stay, occupant will be charged $150 for additional cleaning.
