Many of Edinburgh’s top attractions—including Princes Street Gardens, The Scott Monument, the National Gallery of Scotland, the Royal Mile, and Edinburgh Castle—are all within a 6 to 20-minute walk, placing the city’s cultural gems right at your doorstep.

    This bright self-catering room is a tranquil haven, bathed in soft, refreshing shades of green. A modern en-suite shower room completes the retreat, combining comfort with contemporary style.
    At the centre of the room, a super-king bed invites you to relax. Dressed in crisp white linens and accented with rich green cushions and a tartan throw, it promises a restful night’s sleep. Warm bedside lamps cast a gentle glow, perfect for late-night reading, enhancing the room’s soothing ambience.
    The en-suite shower room features sleek tiling and a spa-like feel, with fresh towels and essential toiletries thoughtfully provided. Every detail is designed to ensure your day begins and ends in comfort and ease.

    For your convenience, the room is equipped with the following amenities:
    - Complimentary (free) Wi-Fi

    Important
    Please note: The guest house spans the 2nd, 3rd floors and the attic of the historic building at 53 Frederick Street. As this is an old building and there is no lift, access is via stairs only.
    Room 8A is located on the 2nd floor and is therefore not wheelchair accessible. Nor is it suitable for guests who have difficulty climbing stairs.

    As our guesthouses do not have on-site parking or a reception, we’ve outlined convenient parking options nearby to ensure a seamless stay. Please note that Edinburgh’s city centre is subject to parking restrictions, including the Low Emission Zone (LEZ), so always check your vehicle’s compliance to avoid penalties.
    PARKING OPTION: On-Street Pay and Display Parking bay:
    The City of Edinburgh Council manages pay-and-display parking bays near both guest houses. These bays are located along major streets in the New Town, including George Street, Heriot Row, and surrounding areas.
    Metered hours:
    - Monday to Saturday: 8:30 a.m. – 6:30 p.m.
    - Sunday: 12:30 p.m. – 6:30 p.m.
    - Maximum stay: Usually 2 hours during metered hours (please check signage for exact limits).
    Free parking (outside metered hours):
    - Monday to Saturday: 6:30 p.m. – 8:30 a.m. (next day)
    - Saturday to Sunday: 6:30 p.m. – 12:30 p.m.
    - Sunday to Monday: 6:30 p.m. – 8:30 a.m.
    Important Note: When using pay-and-display parking bays, please ensure you park in the correct bay and do not park in bays marked for permit holders only, as this may result in a fine.

Central room, Frederic Street

Great location - good sized bedroom, comfy large bed and a nicely sized modern bathroom. Nice that staff came inn every day to check up on the room and replace things. Only negative thing was the WiFi - very, very unstable.
