MAINTENANCE ITEMS: Currently both the fireplace and jacuzzi tub are not operable. Repairs have been scheduled for both but for now please be aware that these two amenities may not be available depending on the timing of your stay and these repairs.
Welcome to Timberline 36, our Dillon, CO lakefront vacation rental condo in the heart of Summit County (Ski country USA!)
Timberline condos are some of the largest and most spacious 2 bedroom units in Dillon. At just under 1300 square feet, this unit has plenty of room for you to spread out and relax! Additionally, this is a top floor end unit (21 steps up), which means that there is only one shared wall with a neighbor and the ceilings are vaulted which expands the spacious feeling of the unit.
The kitchen floor-plan has been re-designed from the original galley style to a larger plan that includes an impressive 7 foot island. The counters are made of beautiful solid granite. This custom kitchen is equipped with stainless-steel appliances (refrigerator, microwave & oven.) The sink & dishwasher are located in the island. You will enjoy preparing your meals in this brand-new, well-stocked kitchen!
PERFECT FOR TWO COUPLES TRAVELING TOGETHER
This condo possesses two large bedrooms, each featuring a king-sized bed with cozy bedding and linens. The master bedroom is outfitted with a gorgeous natural wood king sized bed with matching nightstands and dresser. The second bedroom features a king-sized black iron bed with rustic nightstands and chest of drawers. Both bedrooms have flat-paneled TVs with cable service for you to enjoy your favorite TV shows from the comfort of your bed!
NOTE: The maximum occupancy for our condo is four people. We cannot accommodate more than four people, even on air mattresses or sleeping bags. Additional fees may be incurred if your party exceeds the maximum occupancy as per our rental contract.
There are two renovated bathrooms to enjoy in this condo. The largest is connected to the master bedroom, but is also accessible through the hallway. The beautiful hickory vanity is equipped with double sinks. Relax in the Jacuzzi (whirlpool) tub or enjoy the new state-of-the art steam shower (installed in 2023). Wouldn't you rather luxuriate in your own well-maintained and private Jacuzzi bath or steam shower than share a public hot tub with strangers? We thought so!
The second bedroom has an ensuite bathroom. This bathroom is also fitted with double sinks in a hickory vanity and has a shower. The entire room sports beautiful new tile.
The main living area is an open and airy space that incorporates the kitchen, dining area and living area and is capped by soaring vaulted ceilings. Relax on the comfortable leather sofa (new in 2023) in the living area and watch a movie or your favorite TV show on the large 50-inch flat screen HD TV. Or enjoy the convenience of a cozy fire in the fireplace with a flick of the switch, and settle in with a glass of wine and a good book.

Through the two 8-foot patio doors is the most breath-taking view you have ever seen! The spacious deck and the view it provides is the crowning jewel of this unit and is the primary reason why we purchased this condo. You will be drawn outside again and again to enjoy the sight of the merry sailboats on the lake in the summer time or the kite-boarders on the ice in the winter time. Enjoy your meals al fresco on the bar-height iron patio table & chairs, or sit and converse on the comfortable Thomasville patio set.
There are tons of things to do in Summit County during your visit! Dillon is central to five ski resorts which you can drive to within 15 minutes, or ride the free Summit Stage bus if you don't want to drive. Keystone, Breckenridge Resort, Copper Mountain, Arapahoe Ski Basin & Loveland are all just minutes away. In the summertime, enjoy the Farmer's Market each Friday as well as free concerts in the Amphitheater every Friday & Saturday nights. The Amphitheater is just a block away from our building. Other summer activities include biking (bike rentals available right in town), hiking, boating, kayaking, sailing, fishing, horseback riding, and whitewater rafting.

We would welcome your reservation if:
•You are over the age of 25 years & are willing to provide a copy of your valid ID •You are willing to sign a copy of our rental agreement which will be emailed to you after your booking is confirmed •You are not a smoker •You do not want to bring a pet •Your party does not consist of more than 4 people
CANCELLATION POLICY:
A taxable cancellation fee will be charged for every cancellation in order to reimburse the property owner for expenses he/she would be out-of-pocket for your canceled booking. The total amount of the cancellation fee is the sum of the items described below:
•10% of the amount of rent only •The total amount of credit card processing fees the owner has paid on your booking payments •Tax applied to cancellation fee
If applicable, refunds will be issued as follows:
•Up to 60 days before arrival, guest receives 100% of the payment less the taxable cancellation fee •Up to 30 days before arrival, guest receives 50% of the payment less the taxable cancellation fee •No refunds within 30 days.

NOTE: Timberline Association rules prohibit smoking anywhere on the premises (inside or out.). Sorry, this is a condo association rule and must be enforced!
