## Space
This new, fully equipped 56 m² apartment is ideal for a stay with family or friends, offering all the comforts you need for a relaxing holiday. It is located in a private, secure residence, allowing you to enjoy a carefree stay: the beach and shopping street are within walking distance.

The bright living room has a sofa bed (140 cm), a dining table, air conditioning, Wi-Fi, and direct access to the outdoor areas.

The modern, fully equipped kitchen allows you to cook as you would at home. It includes: a Nespresso coffee machine, kettle, toaster, dishwasher, microwave, oven, fridge with freezer compartment, and all the necessary utensils.

The accommodation has two comfortable bedrooms:
- one bedroom with a 160 cm double bed and EMMA memory foam mattress,
- one bedroom with two single beds, ideal for children or friends, also equipped with EMMA mattresses.

👉 All beds are equipped with duvets and pillows for your comfort.

The functional and well-appointed bathroom includes a shower, sink, towel dryer and hairdryer.
The toilet is separate and has a washing machine.

Outdoor areas:
You will enjoy a 16 m² shaded terrace, furnished with garden furniture and an electric plancha grill, ideal for al fresco dining.
A private 83 m² garden with artificial grass, two sun loungers and a private pétanque court (set of 6 boules provided) offers the perfect space for relaxation and shared moments.
For a refreshing dip, the Mediterranean Sea is only 100 m away, accessible via a direct path from the residence.

Practicalities & services:
The property has two private parking spaces, one of which is right next to the flat, ideal for unloading your luggage on arrival.
A secure bicycle storage room is also available in the residence.

👉 Upon arrival, the RIBOLEYS concierge service will provide you with a welcome kit, including tea towels, microfibre cloths, a new sponge, dishwasher tablets, washing-up liquid, bin bags and bath mats, so that you can settle in comfortably as soon as you arrive.

👉 The RIBOLEYS team will welcome you directly to the accommodation to hand over the keys and will remain available and contactable throughout your stay.

The accommodation has two private parking spaces located in the residence's enclosed and secure car park.

The resort of Vias offers 5 km of sandy beaches, traditional markets with a warm atmosphere and numerous natural areas to explore on foot or by bike.

A typical Occitan village nestled in a remarkable natural environment, Vias is also a modern, dynamic and family-friendly seaside resort.
There are many activities to enjoy: walks along the Canal du Midi, strolls along the seafront, visits to the André Malraux art gallery, a day at Europark, bike hire or even water sports (paddleboarding, jet skiing, sailing, kitesurfing, wakeboarding, sea kayaking, etc.).

The beaches are easily accessible via cycle paths or car parks.
The accommodation is located close to restaurants, bars and shops.

The flat is located in a private, quiet, family-friendly and fully secure residence.

## Transit
By train: Vias railway station is 1 kilometre from the historic centre of Vias. For those who prefer to arrive from Agde, there is a larger station serving TER and TGV trains. This station is only 5 kilometres from the centre of Vias.
By plane: Béziers Cap d'Agde Airport allows you to fly to Vias. This airport is located 5 kilometres from the centre of Vias.
By bus: The Hérault Transport company connects Vias to various towns in the Hérault department.

## Notes
During July and August, accommodation is only available for rent from Saturday to Saturday.
A security deposit of €300 will be required upon arrival.
Travellers must bring their own bed linen and towels.
Bed linen and towel kits can be booked for €10 per person.
Outside July and August, end-of-stay cleaning is optional.
However, if you wish, we can do it for you for a flat fee of £100 including VAT.
Cleaning is compulsory in July and August.
Payment for cleaning is made on site if not included in the booking.
Groups of young people are not accepted.
Animals are not allowed in this accommodation.
