Close to all NJ/NY/PA Tri-State locations, our newly renovated Lake Neepaulin frontage home combines modern comforts with unique breathtaking scenic lake views from inside and outside the house. It is the perfect escape for your next getaway or staycation. Enjoy the panoramic views of the lake from the indoor comforts or have your coffee sitting on the deck. Unwind in the peaceful lake environment far from the hustle and bustle.

The Space
Conveniently located near key destinations, including the Port Jervis Metro-North NYC rail line (20 mins), Middletown, NY (25 mins) Milford, PA (22 mins), Mountain Creek (18 mins), Sparta, NJ (25 mins), and various shopping centers. Our spacious home is situated on a spacious property, featuring private lake frontage and stunning views.
Our property hosts a comfortable and spacious area inside and out for enjoyment throughout the 4 seasons, and has one of the best views of the lake. You will find everything you need for your enjoyment, relaxing, and entertainment needs during your stay. Complimentary coffee station, and a variety of teas for your enjoyment. Sit and get comfortable by the living room, or cook yourself a gourmet meal in our modern kitchen that stocks all cooking ware for your cooking needs. We also have a waffle maker and pancake mix for your breakfast desires.
The Lux Lake House
The home has been thoughtfully renovated and modernized to fully enjoy panoramic views of our lake frontage from inside and out. You can enjoy your morning coffee by the very large island table with scenic views of the lake, or on the deck, or by the lake front.

Whether for couples wanting a close romantic getaway, and for families seeking space with a modern lake home touch, the home is ideal for everyone’s stay.

The Lux lake house consists of 3 bedrooms each with Queen sized beds, 2 full bathrooms with one being located inside the master bedroom. Comfortable Living room with wood stove fireplace (please ask if available for usage), 2 sofa beds, comfortable modern kitchen with granite island table for breakfast or dining, family room with large tv, laundry area, and spacious deck overseeing the lake. Bed linens, towels, shampoo/conditioner/body gel, and other amenities included for our guests use.


Wi-Fi and Entertainment:
We offer high-speed Wi-Fi, Amazon Fire Stick, and smart TV apps, including Amazon Prime, Netflix, and other streaming services. We also provide a variety of board games, card games, puzzles, and outdoor games for your enjoyment.
Located on a scenic lakefront and close to many amenities and attractions, you’re perfectly positioned for both relaxation and adventure. Enjoy easy access to: Federal and state parks, including the High Point State Park, WoodBourne Park, Frankford Township Park, Woodland Trails, etc. Outdoor activities, swimming, fishing, kayaking, and non-gas powered motor boating.
Shopping and dining, with eateries, supermarkets, and unique local shops just minutes away.
Property House Area:
The property is a spacious property with a private lake frontage located behind the house. The lakefront area features breathtaking views and endless opportunities for relaxation and recreation. Only confirmed guests may use the lake front for activities like swimming, fishing, hiking, and kayaking. Bring your own equipment and life vests, as no lifeguard is on duty. You’re welcome to go to the lake front and light a fire for barbecues etc.—please let us know if you do.

Our home is centrally located near a wide range of year-round, four-season attractions in the Tri-State area. Enjoy activities like hiking, trail walking, river tubing, fishing, canoeing, kayaking, zip-lining, archery, paintball, visiting zoos or museums, snow tubing, skiing, sledding, bird watching, shopping, dining, and more. Most tourist and recreational spots, offering both summer and winter activities, are conveniently within 5 to 40 minutes' drive, depending on the destination such as:
Historic Tri-state monument (24 mins), City of Port Jervis, NY (24 mins), Milford, PA (22 mins), High point State Park and monument for panoramic views and trailing views/hiking and lake swimming (13 mins), Point Peter panoramic views at Elks-Brox Memorial Park (25 mins), Perona Farm wedding venue (30 mins), West Song Farm (18 mins), Cedar Lake Estate (19 mins), Tamerlane Farms in Montague, NJ (22 mins), Sunflower maze Sandyston, NJ (22 mins), Space Farms Zoo and Museum, NJ (10 mins), Mountain creek Resort, NJ (19 mins), Legoland resort, NY (36 mins), and Shawnee Resort, PA (40-60 mins), etc, Sussex Shop Rite 5 mins away, pizzerias and restaurants within 5-10 mins away, Super Walmart, McDonald's, Wendy's, Perkins, and other diners/restaurants in Matamoras, PA 20 mins away. Guest Access:
Guests have access to the whole property, lake house area, and behind the house which includes: deck, fire pit area, bbq area, and lake frontage. Instructions provided after booking, please do not walk/drive through other neighbor’s driveways! Please be mindful and respectful of the lake and Lake frontage areas being shared by other vacation staying guests nearby, or visiting family or friends. No loud noises, or party’s allowed by the lake or private lake frontage please! No loud music or noise after 9PM.
Excludes: garages, sheds on property, neighboring houses, and their specified areas. Signs mark the areas of our property and we advise you to please stay within the property area and be courteous with any neighbor and anyone working, or also using the property. We advise to be cautious in exploring the lake without any supervision, or confirmation to us that you would be doing so.
Exploring, kayaking, fishing, and electric motor boat is allowed on the lake at your discretion making sure that you stay within our property lines and following lake rules which will be included in the guidebook. Please refer to our property area map located in our guidebook to better understand the property limits.
Available for phone calls from 9 AM to 5 PM EST. After hours, we are only available via text messages and email.
**Please be informed that we have a Ring doorbell camera and one exterior camera facing the driveway. No indoor cameras.

Other Details to Note
IMPORTANT NOTICE FOR GUESTS:

NO PARTIES OR LARGE GROUPS ALLOWED:

Parties, unauthorized guests, and extreme noises inside/outside of our houses are STRICTLY PROHIBITED. Unauthorized and unapproved guests will be considered trespassers and will be charged with a $2000 violation fee and will be reported to the police. Exterior camera video footage will be released and made available to the authorities AND public as evidence if noise, unauthorized guests, and/or a party takes place.

GROUP SIZE AND EXTRA GUEST FEE:

Please keep in mind that groups larger than 4 guests will include an extra guest fee of $35/guest per night after 4 guests in the total booking amount. Please be honest with group size, and number of guests as we have exterior property cameras (outside of the house) to protect and surveillance property.

PET FEE AND SERVICE DOGS:

We are one of the few stay locations that accepts house trained pets. There is a 3 pet maximum allowance and it is $30/per pet, per night fee. For Service dogs please be prepared to show proof of your certification to avoid the pet fee. Therapy dogs are not the same as Federal ADA recognized service dogs. Therapy dogs are still subject to approval and fee payment. Thank you.

FIRE PIT USAGE AND FIRE CONTROL:

There is an abundance of sticks, branches and small logs that can be used for firewood for the fire pit/bonfire, or for the fireplace inside the home but it is preferable guests bring their own firewood in case our firewood might not be usable/available.

Please be cautious when using any flame starter, and using the fire pit, as well as the fireplace. Please leave all fire turned off by wetting completely with water and making sure before leaving.

POWER OUTAGE DISCLAIMER:

Power outages unfortunately are out of our control. No refunds or reimbursements of any kind will be issued for any guest that experiences a power outage.

DAMAGE DEPOSIT:

For our booking guests, please be advised that there is a pre-authorization hold on your payment card for the amount $500 placed by Airbnb.

This is common protocol for renting vacation homes, hotels, and car rentals; which is a security, damage hold for the usage of the house and protection of the property condition and its belongings.

RIVER AND ISLAND ACCESS DISCLAIMER:

Access and usage of our river and island river frontages is at your full discretion, and at your own risk. By booking this property, you are accepting all our terms and conditions and hold owners and any agents, and the properties harmless of any and all risks, liabilities and claims.

LENGTH OF STAY BOOKING DISCLAIMER:

By booking this property, you acknowledge and agree to the following terms:

- Your stay is strictly for transient purposes only, and there is no intention to establish a tenant-landlord relationship.

- You confirm that you have a permanent private residence elsewhere.

- This is an owner-guest agreement, not a rental lease.

- For legal and safety reasons, we do not accept long term reservations of more than 29 days. Bookings will be allowed and paid for in 29 days intervals for renewals.

- Guests staying beyond the agreed reservation period without written permission may be reported to local authorities and charged legal fees for removal.

Your booking serves as acknowledgment and acceptance of these terms.

CANCELLATION/DATES ALTERATION POLICY:

*We adhere to our strict cancellation policies. Requests for any alteration/changes of booking dates will only be accepted if it is within 13 days of the initial booking date. If alteration of dates is 14 days or more, then the guest MUST cancel reservation and adhere to cancelation policies. No exceptions or alternatives accepted.*

Great house, some improvements

House was as described and property group was good at communicating. Beatiful lake views and a small park nearby. The house only has queen beds, there is no king in the master as decribed in the pic and the septic system backed up into our shower during the stay.
