The Space

Tucked away in the northeast corner of Virginia, you`ll find this 3 bedroom, 2.5 bath townhome affords the peace and freedom of country living paired with the convenience of proximity to major commuter routes and our nation`s capital.

The front entrance to this end-unit tri-level townhome welcomes you to a comfortable and well-coordinated living room. The flat-screen TV comes enabled with Roku, allowing you to stream your favorite shows and movies with the included WiFi. Mid-century modern furnishings include a sofa with chaise lounge and loveseat in soothing tones of gray. Colorful pillows and matching accent rug provide visual appeal.

The dining room, outfitted in neutral colors with lovely greenery, provides a tranquil atmosphere in which to enjoy your meals.

A kitchen fit for a gourmet fills this sun-dappled space. You`ll be creating your specialties amongst rich oak cabinets, granite counters, stainless steel appliances and a generous center island with cool tile floors beneath you. A bistro table for two is tucked into the end of the island.

A convenient half-bath is also located on this level.

Just outside the dining area is the spacious backyard, complete with privacy fencing. Enjoy an alfresco meal here at the bistro table for two, or just relax with a good book, and a glass of your favorite adult beverage in one of the lounge chairs. This area is also an excellent space for your furry family member to get his or her exercise. Ask about bringing your pet along to this property.

Upstairs, guests will find the Master suite with a King bed, 2 additional bedrooms with Queens, and another full bath. full bathroom.

When your family is looking for a getaway in a quiet, convenient, and family-oriented location, you`ll find this townhome at the Countryside community is a perfect space for your northern Virginia adventure.

IMPORTANT NOTE: CountrySide is a family-oriented community that prizes courtesy and quiet. For this reason, we can only invite family groups to any of our CountrySide properties. Additionally, because of past conflicts, we have had to enact a ZERO TOLERANCE policy for any violation of the either our noise or quiet hours (10pm - 8am) policies. In order to be fair and impartial with this noise policy, we have installed NoiseAware in all of our CountrySide properties. This technology is similar to a smoke alarm but instead detects noise over a pre-set decibel.

Important Things to Note:

This property is dog-friendly with an additional fee of $250, per pet, for stays less than 30 days. While staying with us, you are responsible for the actions of your pet. Please keep your dog(s) off the furniture and pick up all waste. All waste should be bagged and disposed of in the outside trash bin. Failure to comply with our Pet Policy will result in an additional $100 fee. Please let us know if you will be bringing your dog (only dogs are permitted, sorry).

Mail Policy for Stays Over 30 Days:
Guests staying over 30 days will be granted access to the mailbox. A $150 fine will apply if the mailbox key is lost.

For Stays Under 30 Days:
Guests may not receive mail at this location or our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for recovering lost mail or packages.

House Rules:

Check-in time: 4:00 PM
Check-out time: 10:00 AM

All guests must sign our rental agreement as mandated by Virginia Law.

The minimum rental age is 25. A picture ID must be provided to the company no less than 72 hours before arrival.
An accurate guest count must be provided
No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction
Quiet time is from 10pm - 8am
Please note that our vendors, landscaper and pool cleaner (If applicable), visit our homes at least twice a week for service. Our vendors will never enter the home and have permission to work outside.
No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000
If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. Baby bundles must be requested and paid 48 hours prior to your reservation start date.
Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle.
The property must be locked and secured when guests are not in it.

Mail:
Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.

Cleanliness:

This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.
We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.
If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.

Late Checkout:

Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.
If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.

Same-Day Bookings:

Same-day bookings with no past reviews are subject to additional scrutiny and require approval from the company. We will ask you to provide information on your group and the purpose of your stay.
If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your account or we will not be able to honor your reservation.
Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.

Internet/Cable:

The company is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.
The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.

Copyright Infringement:

Absolutely no illegal downloads. We will charge $50 if discovered.

Starter Supplies:
We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items

Disappointing. So many things were broken or not working. Broken washer, no door on shower, leaking bathroom faucet, toilet constantly running, kitchen pots and pans scratched and incredibly old. Walls are banged up and need paint. Pile of rusted lawn furniture in back yard. Back fence is unstable. But the worst was the broken couch we couldn't use. Property management was very responsive came and fixed toilet and sink. Replaced couch after my 14th night.

Stayed at the residence for 3 nights. Communication is amazing from the management. It was a great price and provided everything we needed. It's not super nice or updated but it worked for our group if you're looking for a short, easy stay.

I want to start with - I really struggled to give this location a 3 or a 4. I went ahead and gave this higher score given the communication with the hosts. Cons: There were several issues re: the furnishings and appliances that need replacing. This particular unit felt dated and needed some TLC. Just a few things could really make this a very nice place - as it was, I found it "ok". Of note - if you are bringing a dog, the back yard gate needs to be fixed. Pros: I am TOTALLY impressed with the ready and continuous communication with this hosts/managing company. They were very easy reach, super fast and professional. The VRBO beats staying in a hotel and was plenty big. I felt safe and it was close to shopping. I would probably pick a different location but would definitely use this company again. I did share a list of observations and concerns and they tried to address them as quickly as possible.

So when we first arrived at the property, it was not very clean. From still dirty dishes that had been put away, to bed sheets needing to be washed, with frequent handyman visits in between... it was causing a headache at first. However after speaking with Newman Hospitality Management members, from Archie to Sergio, they got us squared away. They fully reimbursed the cleaning fee, and did what they could to make it right. They are also very responsive via text messages, VRBO messaging and phone calls. They made the experience go from 2 to 5 stars. The handymen that had to make a few appearances are just luck of the draw, it seems like things hadn't been properly reported by other guests during their stays so maintenance was needed during out long stay there. To top off the Newman team's commitment to customer satisfaction, they found my wife's lost wedding ring and mailed it to our home location in Florida! Again, the management company is A+ and is really on top of ensuring the customer has a good experience. I would absolutely recommend staying at one of their properties.

This home had a great layout with 3 bedrooms upstairs, a basement bedroom and yard for our 2 dogs. Although we didn’t spend a lot of time there due to a wedding and all the activities, it was roomy enough for 6 adults and 2 dogs. The kitchen was really clean and well stocked. We had a few minor needs which were quickly responded to and corrected. Great people to work with and a perfect location close to everything.
