Welcome to Mountain Top Retreat: located on Tanners Ridge and surrounded by stunning mountain views. There is plenty of room for everyone with 3 finished levels, game room, wraparound porch, and a gazebo area with firepit. Equipped with Starlink Internet for fast streaming and remote work.

Just minutes from Shenandoah National Park, there is an abundance of nature to explore. The property is within close proximity to area attractions such as Luray Caverns and Massanutten Resort.
The space
This home features an open floor plan with amazing mountain views, a great place to gather with family and friends. Plenty of room for your group to spread out and enjoy!

The kitchen offers everything you will need to cook a gourmet meal, including the spices! Fully equipped with all cookware and appliances to include coffee pot, air fryer, crock pot and toaster. Step outside to enjoy your coffee on the screened in porch.

The spacious dining area provides great mountain views with a table for 6 that can be expanded to accommodate additional guests. If you prefer to cook outside, we have you covered with grills, tables, and a fire pit.

The cozy living room with quality furnishings and gas fireplace, is a great place to relax and watch a show. The middle floor offers an additional sitting room with 2 comfortable swivel chairs, an electric fireplace, and wall mounted television.

There are four tastefully decorated bedrooms and 3 full bathrooms to accommodate your group.
Dedicated workspace for remote work travelers. A pack & play, highchair, baby gates, and a bed rail are provided for our young guests.

The lower level features a game/movie room for fun and entertainment. Play a game of foosball, darts, or board games. Enjoy a family movie night on the 64-inch TV, spreading out on the new sectional sofa. Watch the game in the bar area on the 50-inch wall mounted TV, complete with mini refrigerator.

Make outdoor memories and dine under the stars in the covered pavilion, featuring quality patio furniture, a Blackstone griddle, propane grill and smoker. Enjoy a bonfire and smore's, firewood is provided. After a long day exploring the outdoors, soak in the 5-person hot tub.

Take a walk on the 1-mile hiking trail located on property.

Pets: Up to two well-behaved, house-trained dogs under 75 lbs. are permitted at this property. Pet fee of $50 at booking. No cats are allowed.

Maximum Capacity: The maximum occupancy for this home is 8 guests. The home is not suitable for larger groups or guests looking for something other than a relaxing getaway.
Guest access
Guests will have access to the entire property, except the single garage.

House Rules: No smoking inside the home, only smoking outdoors is permitted. No marijuana, fireworks, or parties are permitted in or around the . Only guests listed on the reservation are permitted to stay overnight. Please respect our neighbors by keeping the noise at a reasonable level and respecting quiet hours of 10pm-7am.

Check-In/Out: Guests will receive a message 24 hours in advance of reservation date with address and door lock code. Check in begins at 4pm, unless early check-in is requested. Check out is promptly at 11am to allow cleaning crew access.

Security Cameras: are located on premises for insurance purposes. All cameras are located outdoors, respecting our guest's privacy and will not be monitored upon guest arrival.

Pets- Up to 2 house-trained dogs are allowed with reservation. $50 pet fee will be charged and applied to cleaning fee paid by host. Guests are asked to clean up after pets using the provided bags and trash can. Additional fees may be incurred for any damage created by pets.

Weather- Our home is located at 2700 ft elevation and the weather in the mountains can be unpredictable. Please monitor the forecast before traveling. For cancellations due to weather, we follow our published cancellation policy and do not offer weather-related refunds. Please consider purchasing trip insurance for added protection. Our home is located on a state-maintained paved road.

Wildlife : The home is located in a mountain environment surrounded by vegetation and woods. There may be insects in/around the property. We have a monthly pest control service to mitigate this. You may see wildlife to include deer, rabbits, squirrels, snakes, and even bears.

Hot Tub- The maximum occupancy for the hot tub is 5 persons. No glass, soap, oil, bath salts, or other liquids are allowed in the hot tub. Guests shall ensure the hot tub is covered at all times when not in use. Damage to the hot tub cover warranting replacement will result in a $350 charge. Guests agree to all policies associated with the hot tub and release the property owners of all liabilities and claims associated with hot tub use including personal illness, injury, or death.

Fire Pit- There is a fire pit for our guests to enjoy, and wood is provided. Please exercise fire safety and precautions when having a bonfire, including fully extinguishing the fire and covering the fire pit when finished.

WAIVER- Guests have read and agree to all policies as published by the hosts and may be held liable for any damages. Hosts reserve the right to remove guests from the property, without refund, in the event of excessive overnight guests, parties, noise, or illegal activity. Guests waive the Hosts of any and all liabilities for injury, illness or other significant events while staying at the property.
