# House Rules & Important Information

**Guests & Visitors (City-Regulated Occupancy)**

- Maximum occupancy: 12 people total on the property at any time, including overnight guests and any approved day visitors, per city regulations.
- Only guests listed on the reservation may stay overnight.
- All visitors (including daytime visitors) must be disclosed at the time of booking and pre-approved.
- Day visitors, if approved, are allowed 9 AM – 6 PM and must leave by 8 PM, provided the total number of people on the property does not exceed 12.
- Unauthorized visitors or overnight guests will incur a $200 per person fee and may result in immediate removal without refund.
- Parking: Up to 4 cars in the driveway. **No street parking (county law).


**Quiet Hours & Neighborhood**

- Quiet hours: 10 PM–8 AM.
- Noise complaint involving police: $1,000 fine.
- Continued noise after warning: $500 fine + possible cancellation.
- Please respect neighbors and do not trespass.


**Booking Requirements**

- Primary guest must be 21+ and staying at the property.
- No third-party bookings.


**Events & Parties**

- Events, parties, or large gatherings are not permitted under any circumstances.
- Birthday celebrations, team gatherings, reunions, or similar group activities are considered events and are not allowed, even if some guests do not stay overnight.
- Small, low-key visits by a limited number of pre-approved family members are permitted only if:
- Disclosed in advance.
- The total number of people on the property does not exceed 12 at any time.
- Parking and noise limits are fully respected
- Any gathering that results in excessive noise, neighbor disturbance, or exceeds parking limits will be considered an unauthorized event.
- No fireworks, glitter, or confetti (indoors or outdoors).
- Only painter’s tape may be used for wall decorations.
- Indoor furniture must remain indoors.
- Unauthorized events or large gatherings will result in a minimum $2,000 fine and immediate removal without refund.


**Pets**

- Pet fee: $40 per pet per night.
- Option 1: Up to 4 dogs under 20 lbs, age 1+.
- Option 2: Up to 2 dogs under 50 lbs, age 1+.
- No puppies, cats, or other animals.
- All pets must be pre-approved & crate-trained.
- Pets are not allowed on beds or sofas.
- Excess fur cleanup: $200 fee.
- Pet waste inside home/backyard: $300 cleaning fee.
- Undisclosed pets, including ESAs/service animals not communicated: $250 per pet.


**Smoking, Vaping & Substances**

- No smoking, vaping, or drug use anywhere on the property.
- Guests must leave the property to smoke/vape.
- Cigarette butts found onsite: $500 fine.


**Outdoor Food & Safety**

- Do not leave food/drinks unattended or outside overnight.
- Pool area is not fenced—children must be supervised at all times.


## **Grill & Propane**

- No charcoal (damage = full replacement cost).
- Turn off propane tanks after use.
- Propane not guaranteed; local refills available.
- Pre-arrival refill: $75 per tank (requires 4-day notice).


**Check-In / Check-Out**

- Unauthorized early check-in or late check-out: $50 per 30 minutes.


**Pool & Hot tub Heating**

- Hot tub heating is included.
- Optional pool heating: $50/day, pre-heated upon request.
- Pool heating must be arranged at least 24 hours in advance for best results.
- The pool heater operates daily from 6:00 AM – 10:00 PM.
- Pool water temperature is weather-dependent. In colder conditions—especially when overnight temperatures drop into the 30s or below—the pool may take significantly longer to heat and may not reach the target temperature (up to 86°F) despite continuous heating. As a general guideline, pool water typically warms approximately 15–20°F above the ambient air temperature.
- Pool heating fees are for heater operation time, not a guaranteed water temperature.
