^Guest Number:
Only the number of guests stated in your reservation are allowed to be at or in the property at any time without express written approval of property owner. If you exceed the number of guests you book for, there will be a $100 fine per person per night. No parties or gatherings. Noise monitors inside house. Violations will be met with applicable fines & eviction.

^Pets:
If you are bringing your fur child, there is a $200 pet fee. No cats. No aggressive breeds, 1 dog, 80 lb max (unless given prior host approval). Please be sure to read Pet Rules in the House Rules section. If you instant book and you do not meet these requirements, you will be required to cancel the reservation from your (guest) side and you will receive a full refund (at time of booking only).

^Starter supplies of toiletries are provided, but if you are here for a longer stay, you will likely need to make a short trip to the grocery to replenish paper products.

^Parking:
There is room for 3 cars

^Travel Insurance/Hurricanes
We did not flood in the 2024 hurricanes, and as such there will be no modifications or cancellations allowed outside of the free cancellation period, regardless of weather or hurricanes. If you are concerned or want to be protected, please purchase travel insurance at the time of booking. (***This is separate from the required damage insurance***)

House Rules:
-No smoking in or near the house ($1000 fine) $25 fine per cigarette butt left laying around + more if turf melted. Illegal substances of any kind are prohibited- if present, reservation will be canceled with no refund and guests will be removed by authorities.
-No moving/rearranging furniture ($1000 fine)
-Rinse off beach equipment well before putting back inside (X sand & salt water- prevent rust). Guest will be charged for any beach amenities that are unaccounted for after check out
-No bikes inside
-Adults cannot book for people under 25 years old unless they will also be staying on the premises for the duration of the stay
-Booking guest must be staying at the property
-Security cameras are present around exterior of property. Under no circumstances may these be removed, blocked off, or have their correct function hindered in any capacity. Should this happen, your reservation will be immediately terminated with no refund. No exceptions.
-Cleaners charge a $50 fine per 30 minutes guests are late to check out

Pet Rules:
-Pet fee, per pet ($216) No cats. Max 1 dog 80 lbs (unless have host approval for 2, or are under 20lbs)
-No aggressive or guard dog breeds
-Pets cannot be left alone for extended periods of time
-Absolutely no pets on any furniture (any damage, cleaning, discoloration, or other invoices received by cleaning company resulting from violating this rule will be billed to guest. If furniture or other items are damaged beyond repair, guest will be billed up to a max amount equal to the replacement cost of the item)
-Clean up and dispose of pet poop ($100 fine per pile) and use the hose to spray down anywhere they use the bathroom on the turf
-If your pet is barking or otherwise being a nuisance to others, you will get one warning. On the second complaint you will be required to remove the pet or vacate the premises. You will forfeit the remainder of your stay and will not receive a refund.
-Must be on leash when out front
-Pet must be approved at time of booking based on above rules, if it does not comply, guest agrees to and will be required to cancel reservation themselves upon Host request without host penalty and will receive a full refund (at time of booking)

You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.
