Please note that the following fees are not included in your booking total and are collected by the resort at check-in:

🏨 Resort Fee: $35 + tax per night (Includes beach chairs, umbrella, and boogie boards).

🚗 Parking Fee: $40 + tax per night (if parking is needed).

💰 Incidental Hold: $200 nightly hold on your credit card.

Guest Bedroom: Queen Bed 🛌 + TV + Nearby Full Bath (Shower/Tub Combo).

Living Area: Sleeper Sofa 🛋️ + Large-screen TV.

Split-bedroom layout provides added privacy for all guests.

We provide an initial set of essentials: 2 rolls of TP per bath, 1 roll of paper towels, hand/dish soap, trash bags, and laundry sheets.

Note: Supplies are not replenished during your stay, regardless of duration. We do not provide toiletries (shampoo/body wash), spices, oils, filters, or foil.



🔑 Check-In Process:

Location: You must check in at the Avalon front desk to receive instructions.

Time: Check-in is after 4:00 PM.

Early Arrival: Due to high same-day turnover, please refrain from early check-in requests. If available, it will be offered the morning of arrival for a $50 fee.

Parking: One designated covered parking space available. Contact Guest Services for additional vehicle availability.



📬 MAIL & PACKAGES:

Mail delivery is not permitted at this vacation rental. If you require mail services during your stay, we recommend purchasing a temporary local P.O. Box.



🚨 STRICT NO REFUND POLICY (PLEASE READ)

TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, hurricanes (June 1–November 30), Red Tide, cold pool water, flight cancellations, or amenity closures.



🌀 Hurricane Season & Unforeseen Events: No rain checks or compensation will be offered for closures of beaches, pools, elevators, or roads due to weather aftermath. We strongly urge you to purchase "Cancel For Any Reason" (CFAR) travel insurance from a 3rd-party provider. Date changes, if approved, incur a $50 fee plus any rate differences.



⚠️ IMPORTANT DISCLAIMERS

Payment: If another party is making a payment, you MUST add their email to the booking. Only the payer is authorized to e-sign the required Rental Agreement.

Requirements: Minimum age to book is 25. Under ADA and Florida law, owners of public accommodations are not required to allow emotional support animals—only documented service animals.

Pool Temp: We cannot guarantee warm pool temperatures during colder months and will not offer discounts or refunds for cold pool temperatures.

To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community.



Please be aware that any evidence of smoking or vaping will result in a minimum $500 deep-cleaning fee and potential forfeiture of your security deposit. We appreciate your cooperation in keeping our coastal retreat fresh and clean for everyone! 🌊✨
