This gorgeous home is truly a piece of paradise in Vilano. It is built on the largest residential lots available at the beach so plenty of room for the kids and adults alike to play and relax. There is outdoor dining, wood fire pit, heated and enclosed pool, hot tub, life size games, and lounge seating. All while being surrounded by mature landscaping to help you remember you are in paradise!

We have private chefs and photographers for hire as well as an in-house massage therapist. This is a luxury home and we can't wait to share it with you!

----- IMPORTANT BEFORE YOU BOOK -----

Before you book, please know that this is NOT a party home. Please be aware this home is in a residential neighborhood & excessive noise can not be permitted due to local noise ordinances. It MUST be quiet outside between 10 PM and 8 AM to not disturb any of the neighbors. We ask you please enjoy time with your group INSIDE our home during quiet hours. There is also NO smoking inside this property, there are smoke and sound level sensors in and around the home to alert owner if it gets louder than the allowable limit to prevent upsetting neighbors. If code enforcement/police are called there will be an immediate eviction without a refund.

If you are here to celebrate your special occasion we'd be more than happy to help you arrange an amazing time at some of the best restaurants or venues this area has to offer. We can accommodate special celebrations such as birthdays, wedding celebrations, graduations, etc. with extra daytime guests. However, please send inquiry before booking to see if our home would be a good fit for your celebration.

---- HOT TUB & POOL --------
We will always do our best to make sure they are in full working order upon arrival. However, if there is any outage during your stay we will refund up to $50/day with a max refund of $150/reservation. We do have an on-call service provider who will always do his best to remedy any issues as quickly as possible but typically takes 24 hours. If any additional maintenance of the water is needed due to fault of guests (such as spilled drink in tub or excessive foaming due to not rinsing before entering the hot tub) we are happy to call out our technician to do a change of water and rebalance of chemicals for the $100 technician fee. Liability waiver is REQUIRED for this home.

----- CANCELLATION POLICY -----
We have a strict cancellation policy. We HIGHLY encourage travel insurance upon booking your stay. We can provide recommendations if needed. Refunds will not be given due to weather events (unless a state evacuation is ordered), family illness, or trip disruptions of any kind. For more details, please refer to the platforms "strict" policy definition.

----- NUMBER OF GUESTS -----

Our home can sleep 20 with a MAXIMUM of 16 adults (12 years and older). Due to insurance reasons, the total number of persons allowed on property anytime of day is restricted to the number of persons scheduled and paid for at the time of booking. No extra guests are allowed on property beyond reservation.

If a group misrepresents themselves and arrive in numbers beyond the reservation count guests will be denied the right to stay in the home altogether without a refund.

----- SECURITY CAMERAS -----

The property has outside security cameras for your own security and to monitor property. There is a Ring cameras at the front door, looking over the shed/garage area, and directly over the pool. These devices have the ability to record video images and audio. They may be checked during a guests stay if an issue or disturbance is reported at the property. Otherwise, we fully respect our guests privacy and do not actively check cameras on a regular basis. There are NO cameras INSIDE the home. Please DO NOT tamper or try to disable these cameras. Disabling a camera is grounds for immediate cancellation of your reservation without refund. Fee will be charged if a technician is required to enable cameras due to tampering.

----- PETS -----

Due to family members having a severe allergy pets of any kind are NOT allowed in or on the premises. We are pet lovers but we are protecting our guests who rent our home because we do not allow pets to protect them due to allergies. If evidence of an unauthorized pet is detected, reported or found on the premises it can cause an immediate eviction from the owner, and the guest’s rent and deposit will be forfeited along with a $500 fine. Please be upfront and don't just try to sneak a pet in.

----- MECHANICAL FAILURES -----

Mechanical failures happen every now and then and are rare. Unfortunately No refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, telephone service, water, tubs, air conditioning, television or internet service, appliances, etc. We do have technicians on call and will do our best to get any mechanical failures repaired as soon as possible.

----- UNFORSEEN CIRCUMSTANCES -----

Should the vacation home be out of order or deemed substandard prior to your arrival (which is rare but things break and things happen) you will be contacted with current "issue" and asked if you would like to proceed with your stay with a possible discount. If that is not satisfactory you will then be entitled to a refund of the rental without the penalties.

----- LIABILITY -----

A Liability Waiver is REQUIRED upon rental of our home. Homeowner does not assume any liability for personal or property loss, damage, or injury during your stay. We also reserve the right to refuse service or rentals to anyone at their discretion. The guests are liable for their own safety and should have their children supervised by adults at all times, especially when young children are playing inside and outside the home. Extreme caution is always required around the pool and our home is not child-proofed in any way,

----NATURE ----

In Florida, insects are part of the environment. We have the house treated monthly inside and out for insects and the entire yard is also treated for mosquitoes. However, Palmetto bugs (look like roaches) are impossible to keep out 100% in southern states especially with doors opening and closing frequently. It is rare you will see one, but if you do they are easy to dispose of and a refund will not be provided. If you feel there is an excessive issue of any kind please notify us and we will have our exterminator at home within 24 hours to address your concerns.

Beach chairs, cart, umbrella, towels, and small sand toys will be provided! Some bicycles & kayaks will also be provided to be used at your own risk. A charcoal grill will also be available for your convenience. You assume full liability for use of any of these items, including the hot tub and pool. We will do our best to keep these items in good working condition for every guest. However, condition is not guaranteed and refund will not be offered if any of these items are not in working order. If you find anything not in satisfactory condition please let us know so we can order new merchandise as fast as possible.
