Shingle Creek in Sparrow Bush

Highlights: Gorgeous newly built residence with A/C, water views, and amazing indoor-to-outdoor flow. Home offers a well equipped family suite, wrap around decks, soaring ceilings, and a fireplace. Very private, yet minutes to Port Jervis, Monticello, and Milford, PA.



Also accessible via train or bus from Manhattan, the residence is less than 10 minutes from the beautiful Delaware River for fun water activities, as well as several hiking trails and skiing in the winter.



Shingle Creek is the perfect home to recharge and have fun with the family. Amenities galore provide a BBQ, fire-pit, and plenty of space for a group or a multi-generational family to spread out.



While the outdoor environment is sublime, with the creek-side house set deep in the woods on a quiet residential road, the inside is equally as beautiful.



The house could be called an upside down house with the main living areas on the upper level, giving views of the nearby waterfall and creek. Geared to family living, with gorgeous bright spaces and contemporary furnishings, the layout is optimal for shared time together. A large living and dining area, as well as a full kitchen right in the center of things, and all around access to the outdoor decks, provide plenty of space to gather with friends and family.



For rest, the house offers sleeping on two levels, with each bedroom taking one area of the house. A large family suite with queen bed, twin bed with trundle, and crib, is on the ground floor, entrance level. Here is the perfect family set up, with everything a family would need as well as the perfect little coffee station for mom and dad. This suite may prove equally nice for seniors, or even early risers who would appreciate the independence of being able to get up and out without waking up the house. This room includes a full bathroom with a stand up shower.



Outside, there is a large deck with a propane BBQ, a firepit with seating, and views of a creek and waterfall.



Like all Upstate Place properties, this home has a crib, highchair, baby bath etc. available to make even the smallest guest’s stay welcoming and easy.



Shingle Creek would ideally suit a family or groups of friends vacationing together or small group day retreats are also welcome - please inquire with host.

PLEASE NOTE -

Cancellation and Insurance: We encourage all our guests to purchase travel insurance, whether through the OTA when offered at the time of booking, or through a third party. We cannot make any exceptions to our cancellation policy.



Utility Outages: As Upstate New York can see its’ fair share of inclement weather and is primarily a tree rich area with overhead power lines, please know we do not assume responsibility for utility outages during your stay. If electric, water or Wi-Fi service is impacted, we do not refund. Of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty.



Weather: During the winter months, there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. Please ask about the plowing schedule for the house. Most driveways are plowed at or before 3” of accumulation.



Driveway: After inclement weather with snow and ice, the driveway will be closed. Guests are to park down opposite the driveway entrance in the flat space across from the old brown cabin, orange cones should mark the spot. We apologize for the inconvenience but this is for yours and your vehicles` safety from black ice on the sloping driveway.



Animals and Pests: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong. All our properties benefit from scheduled pest control, but we are in a natural environment and we can not fortify the houses completely.



Cleaning Guarantee: We are very proud of our housekeeping team who go above and beyond. Because of their hard work and high professional standards, we are able to guarantee our cleaning to our guests. We take time stamped video and photos of the cleaned property and do not refund for any small issues found during a stay. Instead, should a guest feel that something is amiss or needs additional attention, we will gladly have a housekeeper attend the home to take care of it within 12 hours of an issue being reported.



This home may have weekly lawn and trash services as well as monthly pest control service. Service providers may access the exterior front yard and back yard during your stay to ensure the home is properly maintained.



Rental Agreement: Please know that we require all guests to sign a rental lease agreement.



Pets: This property only allows dogs.



This house has two levels and may not be suitable for guests who don’t wish to use stairs. However, it does have ground/ main level bedrooms and bathrooms.



Additional Fees: Depending on their requirements, guests will be subject to the following additional fees
