Outdoors you'll have expansive decks and shaded dining area to enjoy the mountain breezes, sunsets, and stars here in the Catskills. The back deck includes a gas and table seating for 4. There is also a creek-side fire ring in the backyard.

The Neighborhood:

Smallwood is conveniently located in the center of Sullivan County between Monticello and Bethel. You'll feel removed from the city, but still within 20 minutes of groceries and shopping. Just minutes from Bethel Woods Center for the Art--the site of Woodstock 1969. The neighborhood is a mix of 1200 seasonal cottages and year round residents. Hiking, boating, and winter sports are all nearby on the variety of trails and lakes.

Getting Around:

We recommend having car for your stay. Taxis are available, but ride sharing services are more sparse. Rental car services are available in Monticello. Shortline provides service between the city and Monticello as well.

The Middletown and Port Jervis Metro North Stations are approximately 45 minutes drive from the house. The trip from NY Penn Station to Middletown is about 2 hours. Train access is great if you have members of your group who need to arrive/depart at different times.

Things To Know:

You will be required to sign a rental agreement after the booking is confirmed. Full terms of the agreement are available on request. Additionally, you will be required to upload an approved government identification card or passport when you complete the rental agreement. If you have questions about either of these requirements please message us prior to booking.
