Welcome to Breezy Balconies and Ocean Views, we hope to host you for your visit to San Diego! Please read through our detailed description below to learn more about the property and booking terms. 

This is the perfect home for that beach vacation you've been dreaming of! Listen to soothing ocean waves and enjoy stunning sunset happy hours from this incredible 4-level private home located in Mission Beach.

The beach is everywhere you look; with balconies, patios, and a roof deck facing the ocean, this home is the perfect place for families and friends to gather. Just steps to the sand and easy walking distance to Sail Bay, restaurants and shopping, this location is hard to beat.

This home is only one property off the boardwalk/ocean (which means you get almost all the view but none of the boardwalk noise!). But what makes this home especially unique is its amazing balconies and outdoor seating areas. "Sunset cocktails" were coined with this location in mind. Mix your favorite drinks and listen to your best tunes from any of the 6 outdoor balconies/patios. There is plenty of room to spread out and enjoy! The airy, open living area is located on the 2nd floor with luxurious bedrooms on the first and third floors.

It has 4 private bedrooms, 2 with en suite bathrooms and 2 with a private "Jack and Jill" bathroom. The main living room area has a comfortable full size pull down murphy bed.

PROPERTY LAYOUT:
Level 1: Guest bedroom with 1 double bed and en-suite bathroom with shower. Garage, outdoor patio with seating and propane grill.
Level 2: Open concept kitchen, living room, dining area and balcony with ocean view. Full bathroom and laundry. Murphy bed with full mattress.
Level 3: Master bedroom (King bed) with en-suite shower and double sinks and balcony with ocean views and access to roof deck. Guest bedroom 2 with a single-double-double bunk system and Guest bedroom 3 with a queen. Guest bedroom 2 and 3 share an ensuite, jack and jill bathroom.
Level 4: Rooftop deck with couches and ocean views.

PARKING:
The garage can fit 2 standard cars, though it has a very low clearance. Please be advised SUV's of any kind are not recommended for the garage. However, there is a 3rd parking spot on the north side of the garage that has a higher clearance and can fit a substantially-sized Chevy Tahoe. Garage dimensions: 5'7" high/ 15 ' wide/15'10"deep. Carport dimensions: 6'9" high/8'wide/17'deep

THE NEIGHBORHOOD:
After basking in the calm surroundings of the waterfront views, comforts and amenities this home has to offer, you will find yourself centrally located in San Diego with convenient access to San Diego county's most excellent attractions including Sea World, the world-famous San Diego Zoo, Wild Animal Park, Balboa Park, Seaport Village, La Jolla, Ocean Beach, downtown San Diego, Coronado, Del Mar and much more.

Mission Beach is a laid-back neighborhood whose 2 miles of sandy shores attract surfers, sunbathers and volleyball players. Locals and visitors alike enjoy the paved walking and biking paths that curl around Mission Bay, a popular spot for water sports and family beach days. Casual cafes and eateries line Mission Boulevard, the single road that runs between the Pacific Ocean and Mission Bay. Nearby Belmont Park has tons of dining and entertainment options for all ages in addition to the world-famous Mission Beach boardwalk and Giant Dipper Roller Coaster! Just blocks away from the ocean and bay, you’ll experience the best of the beach!

OTHER THINGS TO NOTE:
Please be aware that this property is under video surveillance through Blink. There is a camera on the north balcony that faces the alley, a camera on the south balcony that faces the alley, a camera in the foyer facing the neighbor's door, a camera on the roof facing the deck, and a doorbell camera facing the outdoor patio.

Pack n play provided. Pack n Play linens and bedding are not provided, please bring your own!

Pets: Please note that cats are not permitted in our homes. We kindly request that guests limit their furry friend guests to one dog. Host must be notified of pets. Pet agreement must be acknowledged prior to booking confirmation and additional fees may apply.

BOOKING TERMS:
Per the cancellation policy, eligible cancellations may receive a full refund less credit card processing fees. These non-refundable fees are charged by the payment processor at the time of booking and typically range from 3.9% to 4.7% of the total transaction amount.  There is no grace period for Credit Card fees.  Once booked credit card fees apply and can not be refunded.

Age Restrictions: Primary Renter must be 25 years or older.

Garage dimensions: 5'7" high/ 15 ' wide/15'10"deep.

Long term renters of 21+ days additional rules apply:
Cleaning Fee is an additional $125
Utility cap of $125/week
Refundable Security Deposit $800

NO EVENTS ZERO TOLERANCE
This court consists of full time homeowners. Therefore this property has a ZERO TOLERANCE for noise, parties or loud music which includes any excessive daytime noise, yelling or screaming.
Quiet hours are strictly enforced from 10pm-8am
The following items are STRICTLY prohibited:
Smoking of ANY kind ANYWHERE on the property.
Drinking games of any kind ie: beer die, pong, funnels etc
Music that is audible past the property line.
Immediate eviction can result if these rules are broken

Good Neighbor Policy: This home is surrounded by OWNER OCCUPIED homes. While we understand the Primary Renter and guests are on vacation, the home owners are not. Therefore, we respectfully request Primary Renter and Guests display behavior that is becoming of a typical neighborhood environment. Home owners across San Diego are banning together to eliminate the rentals of private homes as vacation homes. Please help us preserve our right to rent by being respectful neighbors.

NOISE/NO PARTIES: Quiet hours are strictly enforced, 10 pm – 8 am per city ordinance. This property has ZERO TOLERANCE for noise, parties or loud music which includes any excessive daytime noise, cursing, yelling or screaming. Fines will be applied for complaints. Drinking games of any kind ie: beer die, pong, funnels etc. and music that is audible past the property line are strictly prohibited. Immediate eviction can result if these rules are broken.

San Diego Municipal Code 59.5.0502 states that at all times; any amplified sound that can be heard 50 feet away from the rented residence is prohibited. Between 10 PM and 8 AM, even normal conversation must be moved inside the rented residence. Per SDMC 51.1004 and California Penal Code 415.2 noise violations can result in fines (Up to $1,000) for property owners and Renters if there are repeated calls for noise violations to one address. Renters will be liable for any and ALL noise violation fines charged to the property owner. Excessive Noise disruptions can result in immediate eviction without the right to a refund of rental fees or security deposits.

Drugs/ Alcohol: Use of illegal/illicit drugs by any Renter, Guest, Occupant or Visitor in or on the grounds is strictly prohibited. Consumption of alcoholic beverages by a minor under 21 years of age is strictly prohibited.

No Smoking of ANY kind: This is a non-smoking property, both in and on the property. A fee of $1,000.00 will be charged for violation of this rule, plus any costs incurred to remove smoke odor or damage. Smoking includes but is not limited to: cigarette, cigar, marajuana, cocaine, incense, or vaping. While Marajuana is legal in the state of California it is NOT allowed on this property.

Properties are subject to exterior patrol by our staff and homeowner. If Renters are causing a nuisance, having a party, acting detrimentally toward the property, breaking the noise curfew or any stated rules and regulations we reserve the right to terminate the rental agreement, without refund, and immediately remove Renters and guests from the property. Absolutely no disturbances are allowed within this home or anywhere on the property premises. We also reserve the right to refuse occupancy if a house party is suspected.

Our neighbors are very, very sensitive to vacation rentals as it affects their right to live in a peaceful environment therefore we will enforce these policies in exchange for the privilege of renting this home as a vacation rental. The City of San Diego has adopted stricter guidelines for vacation properties and bad operators will not be allowed to rent their homes. If the actions of the Renter and their guests are detrimental to our right to rent as a vacation rental we reserve the right to evict and retain any rental fees and/or security deposits and will report abuse to the rental platforms and will take legal action against Renter if their behavior results in loss of permits.

Guest Occupancy:
Occupancy: The maximum occupancy for this Rental Agreement shall not exceed the number stated on the reservation. Only primary Renter and guests accounted for on the reservation are allowed to be on the property.

Age Restrictions: Primary Renter must be 25 years or older. Guests must be 25 years or older. Parents and children excluded.

No Subletting: If Renter can not keep the reservation please alert us as soon as possible so we can assist in re-renting the unit. If the unit is not re-rented and at the rate of the current reservation Renter will not be refunded their rental fees.

If excessive cleaning is needed, Renter will be charged $100/hour, or actual charges, whichever is greater. If area carpets are excessively dirty after check out Renter will be charged a $300 fee for carpet cleaning or full replacement value PLUS any loss in rental income at $500/night.

NO DAILY MAID SERVICE: Daily maid service is not included in the rental rate. The cleaning fee referenced above shall be applied to the cleaning service after check out. If daily maid service is desired it can be arranged for an additional
