VILLA GENZIANA - SAN CASCIANO DEI BAGNI AREA

Located in Tuscany, Villa Genziana is a stylish villa with a private swimming pool. Set on top of a hill within 50 acres of woodland, pastures and olive groves, the villa is close to the spa town of San Casciano dei Bagni, where you can find pizzerias and restaurants, while Orvieto (34 km) is just 30 minutes’ drive away, with more shops and restaurants, a gothic cathedral, and high-speed train links to Rome (less than one hour) and Florence (two hours).

Villa Genziana (400 sqm) develops over three levels.

On the lower ground floor, you will find a twin bedroom (with two single bed and separate entrance) with ensuite bathroom (with tub and shower) and a utility room (with washer and dryer).

On the ground floor, you will find an entrance hall and a living room that occupies one end of the house (with fireplace, sofas, chairs, TV, and double doors leading to the pool area). There is also a dining room with an arch leading to a well-equipped kitchen (with French doors leading to a covered loggia). In the sleeping area on this level, you will find a double bedroom (with king size four-poster bed and views of the pool and garden) with ensuite bathroom (with tub/handheld shower and shower cubicle), a twin/double bedroom (with two singles beds that can be pushed together) and a bathroom (with tub/shower).

On the first floor, you will find a loggia, four bedrooms and three bathrooms:

- one double bedroom (with double canopied bed)
- one double bedroom (with king-size four-poster bed) with ensuite bathroom (with tub/shower)
- one double bedroom (with double bed and private terrace) with ensuite bathroom (with tub/shower)
- one twin/double bedroom (with single beds that can be pushed together)
- one bathroom (with tub/shower)

Outside the villa has furnished terraces for relaxing and alfresco dining, a private swimming pool (14.5m x 5m; heated on request; open from 1 May to 31 October) with a sun terrace (with sun loungers) and a barbecue area.
