Wave House, or WAVEHOUSEOBX is our recently remodeled oceanfront and beach front home in the Outer Banks. We've had it professionally decorated with high end finishing throughout. It's fully loaded with everything you might need and want from preparing a Thanksgiving meal to enjoying a day on the beach. All new floors, lighting, paint, a complete kitchen makeover including stainless appliances, top of the line kitchen wares, a coffee bar, as well as all new furniture throughout the house and smart TV's in every room! We've got decks on every floor for multiple hangout areas to enjoy panoramic water views from the ocean to the sound side of the island.

The elevator is a big hit, especially for elderly parents and for easily bringing up groceries, luggage, and all your gear. The elevator goes from the ground floor, with easy access for wheel chairs, and accesses each floor inside all the way to the top level. You are directly on the beach with unobstructed wide open ocean views and just a few houses north of the Rodanthe Pier. Enjoy our heated pool in the spring and fall, available April1-early June and Sept-Oct 31.

We supply:
• Linens & Towels: all Premium luxury bedding & sheets, plush bath towels, and plenty of cabana pool towels.
• Bathroom essentials: toilet paper, spa packs for shampoos, conditioners, body washes, bath soaps, hand soaps, hair dryers.
• Kitchen essentials: salt, pepper, spices, dish soap, dishwasher pods, hand soaps, paper towels, garbage bags
• Laundry essentials: laundry detergent, dryer sheets,
• Children gear: High chair, pack n play, kid's boost chair, outlet covers
• Beach + Pool towels: Turkish beach towels, blue striped pool towels.

Beach Access: Direct access straight from the ground level of our house. No long hikes to the beach either, you're directly on it!

Amenities:
• Private Pool: Heating available Spring & Fall. Relax poolside in our recliner chairs, grab a beverage, forget your worries, soak in the refreshing pool until sunset.
• Hot tub: Top deck and amazing views of the ocean and stars.
• Gas Grill: By the pool. Enjoy some local caught tuna steaks, lobster, crabs, or the local catch of the day here in the Outer Banks.
• Beach Gear: A dozen beach chairs, beach umbrellas, boogie boards, a soft top surfboard, a beach pull wagon, corn hole, and kid and adult beach games.

HOUSE RULES

1. Guests are required to complete and sign a Rental Agreement within 24 hours of booking, and provide the names and ages of all individuals staying in the home. A Security Deposit hold of $1,000 is required to be processed on Guest's credit card. This security hold will need to be processed a week prior to check in, is in addition to your total costs, and is released about 10 days after checkout if there are no damages or excess cleaning costs. No unregistered guest are allowed. Additional guests will be charged at $100 per guest per night.

2. No smoking anywhere on property. If any of your guests smoke inside the house you will be charged a $750.00 Ozone cleaning fee.

3. No parties. If you host a party with unregistered guests you will be charged $100 per guest, a $600 additional cleaning fee, and will be evicted immediately.

4. No pets allowed. Sorry. If you bring a pet you will be charged $750.00 plus an additional $500.00 ozone and cleaning fee and will be evicted immediately.

5. Quiet time in between 10:00pm-7:00am.

6. No wet towels or wet clothing on the furniture.

7. External doors and sliders must remain closed at all times while the AC is running. The units will freeze up and shut down, if doors are left open. Repairing an AC during the summer can take a week or more on the Outer Banks, and we don't want you to be without AC during your stay.

8. Toilet paper is the ONLY thing to be flushed down the Toilet.

9. No food or waste to be put in the kitchen sink drain. There is NO garbage disposal.

10. Please do not use the white towels to remove makeup. We provide makeup removal wash cloths for this. Makeup will stain the white towels and then we will have to charge you $35.00 per towel.

11. NO GLITTER/NO DYE: Glitter is almost impossible to remove and will result in a $1,000 fine to cover excess cleaning. Do not use any temporary or permanent hair dye or other dye products in the rental. Evidence of dye will result in a $500 fine or more if damage occurs to sink, floors, carpets, etc. Primary contact is responsible for all guests along with anyone who enters the home during the stay to abide by these rules.

POOL RULES

1. No Glass in/around the pool area. We charge $1,000 to remove broken glass. So please No Glass around the pool.

2. No Diving

3. Swim at your own risk.

4. Pool Heating is additional $600 per week and is available between April 1-early June and Sept-Oct 31. Must notify us at least 3 days prior to arrival.

5. Pool tech will be on property to service pool mid-week of each stay.

6. A $25 late fee will be assessed if you choose to add pool heat within 7 days of your check-in date.

HOT TUB RULES:

✴No glass near the hot tub area.
✴No diving or jumping into the hot tub.
✴Use the hot tub at your own risk.
✴Do not tamper with the hot tub controls.
✴Shower before entering the hot tub.
✴Keep the hot tub cover on when not in use.
✴Limit hot tub usage to a reasonable duration and temperature not over 104 degrees Fahrenheit.
✴Do not add any chemicals or substances to the hot tub.
✴No food or drinks allowed in the hot tub.
✴Children must be supervised by an adult at all times.
✴Do not use the hot tub if you have open wounds or infections.
✴Report any issues or malfunctions with the hot tub to the property manager immediately.

Using the Outdoor Grill :
1. The grill is yours to use. Please remove food and large debris and scrub the grates with the grill brush (located under the sink / in the grill tool pouch) right after use while it’s still warm.
2. Empty the grease tray into the small metal bucket under the grill and close the lid. Do not pour grease down drains.
3. We provide: grill brush, mild dish soap, disposable gloves, and a metal bucket for grease/ash.

Please note: If you leave the grill heavily soiled (grease, charred food, or grease pooled around the area), an extra-cleaning charge may apply. Please message us if you need help. Thank you! Cleaning briefly after use helps keep the grill safe and ready for the next guests!

Standard cancellation policy is: CANCELLATION POLICY and SUBSTITUTIONS - Any changes, including changing dates, switching of properties, or complete cancellations will invoke the cancellation policy. Host recommends all Renters purchase travel insurance offered at time of booking to protect them in the event of an unexpected event affecting their vacation. Host cannot offer future credits or immediate refunds for unexpected cancellations due to emergencies regardless of the situation, including but not limited to weather events and acts of God, unexpected illnesses, injury or death, changing of plans, or job loss. Please do not ask. All cancellations are subject to a three hundred and fifty dollar ($350.00) cancellation fee. Cancellations must be submitted to Host in writing (email is acceptable). In the event of cancellation, no refund of monies paid will be made unless the Property is re-rented for the same price and time period of this original vacation rental agreement. If the Property is re-rented for a lesser price or time period, the original Tenant will receive a refund for the difference between the originally agreed upon rental amount and the rebooked rental amount as Owner is entitled to receive the full amount of the original rental agreement. Host will make every effort to re-rent the Property at the best of our ability. Tenant acknowledges that Host has full discretion on negotiating rental rates and number of days to book, in an effort to get the Property re-rented and make the Owner whole, while also attempting to get the Tenant the highest refund possible
