Bathroom 2 (Hallway Full Bathroom )
An updated double-sink vanity and a separately enclosed tub and toilet area with dedicated ventilation, this bathroom offers extra privacy and convenience for families and groups.

Laundry Room: Large-capacity washer and dryer available for guest use, plus an iron, ironing board, and extra storage shelves

Backyard: Enjoy a fully fenced backyard featuring a screened porch with lounge seating, a TV, and outdoor dining. A 4-burner propane grill is also available; it must be pre-booked for an $80 fee (covers a full propane tank and the final cleaning fee).


PRE-BOOKING AGREEMENT

1. NUMBER OF GUESTS: The home accommodates up to 13 guests, including a maximum of 11 adults. The base rate includes 10 guests. An additional guest fee of $20 per person, per night applies to each guest beyond the first 10.

2. BUNK BED SAFETY: The upper bunk is recommended for children ages 6 and older in accordance with the manufacturer's guidelines. While bunk beds are fun for children, they are designed for sleeping only. Jumping, horseplay, and other play on or around the bunk beds are not permitted. Parents are responsible for supervising children and ensuring the bunk beds are used safely.

3. LARGE GROUPS: The home has two full bathrooms. Each features a double vanity and a separate private toilet and shower room, allowing multiple guests to use the space more comfortably. Please ensure this bathroom arrangement meets your group's needs before booking.

4. PARKING: Driveway parking only. Street parking is prohibited by the HOA and local regulations. Please limit your group, including day visitors, to a maximum of 4 vehicles. Vehicles parked in violation may be towed at the owner's expense.

5. CHECK-OUT 10:00 AM: All guests must depart by 10:00 AM and we do not honor late check-out requests. Our cleaning, laundry, and maintenance teams work on a tightly coordinated schedule to prepare the home for the next guests. The cleaning company charges a $50 waiting fee for every 30 minutes past 10:00 AM.

6. CHECK-IN 4:00 PM: Early check-in may be available with advance approval, subject to availability. If approved, the fee is $25 per hour before 4:00 PM.

7. SECURITY CAMERAS: For your protection and the security of the property, exterior security cameras are located at the front entrance and on the sides of the home. They monitor exterior access areas only. There are no cameras inside the home, in the backyard, or overlooking neighboring properties.

8. NO SMOKING OR VAPING: Smoking and vaping are prohibited inside the home and within the screened porch. Smoking is permitted only outside and at least 12 feet from any exterior door. A $1,500 remediation fee will be charged for violations.

9. NO PETS: Pets are not permitted, including those brought by day visitors. Unauthorized pets will incur a $500 violation fee, plus any additional cleaning or damage charges. Emotional support animals are not permitted. Service animals are permitted as required by applicable law and Airbnb's policies.

10. NO PARTIES OR EVENTS: Violations may result in immediate termination of your reservation without a refund.

11. COUNTY NOISE ORDINANCE: Quiet hours are 9:00 PM to 8:00 AM. Noise violations may result in fines, citations, or termination of your reservation without a refund.
