HOUSE RULES & IMPORTANT INFORMATION Please take a moment to read through the following before booking. We want your stay to be enjoyable and stress-free for everyone.
🎉 NO PARTIES OR EVENTS- State law strictly prohibits parties or events at this property. This is a residential neighborhood, and we kindly ask all guests to be respectful of our neighbors. Quiet hours are observed from 10:00 PM to 7:00 AM. The home is equipped with Noise Aware, a noise monitoring device, which measures decibel levels only- it does not record audio or video. We will be notified if noise exceeds acceptable limits. Please be aware that violating local noise ordinances carries an initial fine of $2,000.
📷 SECURITY CAMERAS For the safety of guests and the property, we have a doorbell camera and cameras on the exterior sides of the home facing the gates. There are no cameras inside the home.
✅ RENTAL AGREEMENT and GOVERNMENT ID – REQUIRED This property requires a rental agreement and a government-issued ID within 24 hours of booking. Your reservation is not confirmed until verification is completed. Access will not be provided without successful completion. As part of verification, guests will be asked to: • Submit a valid government-issued ID • Sign a Rental Agreement and Pre-arrival Form The ID must match the primary guest's name on the reservation.
⚠️ CANCELLATION POLICY RELATED TO VERIFICATION If you choose not to complete verification, please cancel your reservation yourself within 24 hours of booking to receive a full refund (if eligible under the cancellation policy). Refunds will not be issued for cancellations resulting from a refusal, delay, or failure to complete verification after that window. We are unable to cancel reservations on behalf of guests who do not complete this step. We appreciate your understanding and look forward to hosting you!
RULES: This is a NON-smoking home. No smoking of any kind, please. Pool heating available for an additional $125/day heated up to 83F, 72-hour advance notice required. We do not allow parties or events | Quiet hours from 10 p.m-7 a.m. No guests that are not on the reservation or otherwise approved. By booking this property, you are agreeing to our terms and house rules.
PETS: No pets without prior approval, including service animals. Please inquire for approval and fees. Unauthorized animals on the property will be fined $5,000 per violation plus any necessary deep cleaning/damage fees. $200 nonrefundable pet fee applies. We do not allow cats due to guest allergies.

From time to time, our trusted service providers (landscapers, pest control, etc.) may stop by to care for the property. Having 4 King beds worked out perfect for our family trip with adult children. We had fun with the Skeech table and enjoyed the hot tub. The host was quick to respond when we arrived and were having trouble with entry. Would recommend!

Beautiful house in great location
We really enjoyed our stay. House is beautiful, great kitchen, very large master bedroom, other bedrooms ample size. Unfortunately hot tub was not working properly during our stay but pool and fire pit area made for relaxing night. Location is amazing — very quick access to Kierland area as well as Desert Ridge

Amazing accommodations
Our host was extremely helpful and attentive and the house is extremely well maintained and decorated. Not at all like other places I have stayed that have obvious furniture that most people wouldn’t put in their primary homes. This home felt like home for the time we were there and was extremely comfortable! Can’t rate this high enough!!

We had a great stay in Phoenix. House was perfect for a group of adult friends - plenty of space to hang out and each bedroom had comfortable king size beds. The heated pool and spa were fantastic to enjoy relaxing days in the sun. The host was very responsive to our questions. Location is near many good restaurants and shopping. Would definitely stay here again when group is back in Phoenix.
