All bedrooms are spacious and do not have two beds jammed in one room to maximize capacity of the property. Instead, each room has one bed with room to breath except for one bedroom with a bunk bed and full bed sleeping up to 4 people if needed.

In total there is 1 King bedroom, 3 queen bedrooms and a kids room with a set of bunk and full size beds. In addition to the large master located on the east side of the home, there is a split floor plan guest quarters on the west side of the home with an attached bathroom that has it's own patio located off french doors. This space has added privacy and is nice for separate guest privacy.

All homes are cleaned and sanitized by 2 to 3 cleaners for approximately 4 to 5 hours hours between guests.

* We have exterior outdoor security cameras at the front, sides and at the rear corners of the property (south, west, east and north corners in case there are any complaints. THEY ARE NOT MONITORED. They are only used if a complaint is given from a neighbor about noise or a large number of people are entering the property.

NOTE ABOUT POOL HEATING
During the late Fall and Winter months (October 15 - May 15) the pool is constantly heated. However, due to overnight temperature drops the pool may require a pool cover be applied during the nighttime hours in order to keep the pool 80 to 85 degrees. This is typically done in December-February. Pool cover service (cover applied at night and removed in the morning) is included and handled by a service with a flexible schedule for the guest. However the guest can have the option to handle the cover themselves and would need to be discussed with the host.

Proper pool cover application is important and widely used in Arizona because of the low overnight desert temperatures which drops the pool water temperature by several degrees. Using the pool cover overnight maintains the temperature while the heat pump runs. More information on this will be provided at the time of booking or upon inquiry while booking.

HOT TUB
We have an above ground hot tub. The above ground hot tub was purchased new in 2024. The hot tub is heated.

POOL SAFETY
The Pool has an optional (removable) 5 foot mesh pool fence barrier that can be in place with all parties with children. This pool barrier is in accordance with city code/pool barrier laws and serves to keep children from having unassisted access to the pool using a lockable self-closing gate. For guests who have children under the age of 7 or will have guests at the home under the age of 7 the pool barrier is required.

Policies:
Pursuant to ARS § 32-2121 we do not solicit, arrange or accept reservations or monies, for occupancies of greater than thirty-one days.

- No unsupervised children ages 1-17 in the pool area.. The guest is responsible for supervising all swimming activities. Guest assumes all liability for accidents.

IMPORTANT: This property fully complies with the city of Scottsdale - Phoenix rules, regulations, and ordinances regarding short-term vacation rentals. Pursuant to Arizona state law §33-1806.01 / §33-1260.01.

Primary booking guest is required to be over 28 with ID sent within 3 days of booking due to the caliber of the estate - neighborhood.

No Parties with outside groups or individuals. City of Phoenix Ordinance G-5444, Chapter 2, Article 1, Division 5, Section 2-22 Police Responses to Loud Parties, Gatherings and Events. There is no "allowable" times during the day or night.

Guests can have their own "party" with themselves but cannot invite outside guests that exceed the maximum designated capacity of 16 people including children. Please note that 16 people does not mean not 20 people. 16 means 16. Neighbors know the city rules we want to respect their peace s homeowners.

GUEST SWIM IN POOL AT THEIR OWN RISK WAIVER OF LIABILITY: You understand that you using the swimming pool/hot tub at your own risk and that special risks may be involved in using the swimming pool/hot tub. You accept full responsibility for any bodily injury arising from use of the swimming pool/hot tub and hold owner harmless. You understand there are potential dangers that the swimming pool/hot tub may present to children who are not carefully supervised, as well as the danger to any person using the swimming pool/hot tub, or if a person has health risks, or if a person uses the swimming pool/hot tub while intoxicated or using any kind of drugs or medication, or uses the swimming pool/hot tub if pregnant. You agree to explain the risks of using the swimming pool/hot tub to any guests you may have at the property and to be fully and solely responsible for any accidents your guests may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and your guest for the consequences of those risks. You agree to waive any claim whatsoever against owner for accidents or claims arising from your guests’ use of swimming pool/hot tub.
