Sleeping Arrangement
• Primary is Gulf front so you can hear the waves. The balcony access offers incredible views of the beach. There is a king bed with comfy bedding and plush pillows to welcome you to a good night's rest. The primary bathroom features a walk-in shower and his/hers sinks.
• Guest bedroom has a queen bed, dresser. It too has balcony access with amazing Gulf views,
• Guests who prefer to sleep in the breezy common area can cozy up on the queen size sleeper sofa.
• Every bedroom has a smart flat screen TV.
• Both bedrooms have plenty of closet space.
• The guest bathroom has a shower/tub combo.

Property Highlights
Once inside, you will find amazing ocean views, roomy light-filled spaces, and all the comforts of home. This home was given a nice remodel with some major upgrades in the January 2024, which included new furniture, flooring, kitchen granite, new TVs, and more!

The kitchen, living room, and dining area are all open to each other. This allows you to stay part of the group whether you are blending your favorite drinks in the kitchen, feasting on dinner at the dining table, or watching a movie on the flat screen in the living room. You will find that you have beautiful views of the beach from just about every location in the home.

Beach Supplies: Use of the owner's beach cart and 2 Beach Chairs are included with your stay. However, should any item become lost, or should a chair become unavailable due to loss, broken, or if it is just not your style or similar there will be no refund as the use provided is at the courtesy of the owner. If you want to hit the beach, just ask and we’ll toss in some beach towels too!

 Every detail has been fine-tuned to perfection, with amazing space for all and truly a home to experience the luxury vacation of a lifetime. 


Here’s what to expect:
Cleanliness is a top priority for travelers. We use a Professional Cleaning Service to ensure that every corner of your rental is thoroughly cleaned and sanitized, creating a welcoming and comfortable environment.

Your vacation property is supplied with two rolls of toilet paper per bathroom, shampoo and bath soap enough for the first 24 hours. Also, a starter supply of paper towels, trash bags, laundry detergent, and dish soap.

All units are provided with smart televisions. You are encouraged to bring your own streaming log in information as you may be more familiar and comfortable with their operation.

Check-in time: Typically, Between 3:00 and 4:00

You need to know:

All check-in information will be texted with the number provided on day of arriva
Government-issued photo identification will be required at check-in.
Guest must review and sign the Rental Agreement at check-in.
Check-out time: 10:00 These times are strictly enforced to allow for preparation of our next arrival. Late departures must be authorized by ECG and are not permitted in the summer months.


Things to Know:

Important Information:
Due to insurance liability requirements, minimum age for the reservation is 25 yrs. old. 
NO smoking/vaping of any kind inside the property this includes balconies.
No Pets
No parties are allowed.
Snowbirds Accepted.
Property is self-catering. Only starter supplies provided.
- During Spring Break, we rent to 'Families' or 'ALL' occupants must be a minimum of 25 years of age.

Other things to note:
While we recognize the very real need for Emotional Support Animals, unfortunately, we must decline all pets.
In the interest of caution, and the well-being of guests with pet allergies, we unfortunately have to request that our guests refrain from bringing any and all animals into the residence.


CANCELLATIONS POLICIES

Holiday reservations are non-refundable, Blue Angels, 4th of July, Christmas, New Year’s Eve, Thanksgiving, and Memorial Day. Bad weather is Non-refundable.

Hurricane Policy: REFUNDS GIVEN when a Mandatory Evacuation Order is issued.

TRAVEL INSURANCE – CSA Travel Protection Insurance. The plan is optional, but we strongly recommend it. In case of any unforeseen events, this insurance helps protect your vacation investment. You can view this brochure at http://www.vacationrentalinsurance.com.

This condo was wonderful and well located. The views are amazing. The only downside was that the mattresses are very hard and squeaky like the springs were broken. If they replace them then it would be a perfect 10 and we would stay again!

Expectations EXCEEDED!

Our family booked this condo last minute and we seriously couldn’t have had it any better!! W have kids ranging from 17 down to 3 so this place was spacious, quiet, very clean, supplied with all you need in the kitchen, wagon and beach chairs to take to the beach, and extra beach towels! Donna with Emerald Coast Getaways was very good at communicating and would highly recommend booking this condo again!! The pool was huge and not full at all. Our kids loved it!! We also took advantage of the tennis/pickleball courts! There is a walking /biking path that we used as well. The walk to the beach is very short! Lastly, THE VIEW….AMAZING AMAZING AMAZING!!! You can’t beat the view of both the ocean and bay!! Priceless!!

Blue Angles Week

Absolutely gorgeous condo with plenty of room. Loved the balcony and the views you could get from both the ocean side and bay side. Our sons loved the fishing from the dock at the condo and the short walk across the road to the beach. Plenty to do from the pool, to tennis or pickel ball. We will definitely be booking again and hope to get this condo again.

Spectacular views

Beautiful views of both the sound and gulf .. we were across the street from the gulf but not not far from public beach access. Quiet area of Pensacola beach on Ft Pickens road Our children and grands came to visit and had super time playing tennis with us and swimming in the pool and ocean .. close to everything but not congested except if u want to eat at PegLeg Pete’s. Delicious food just down the street but long waits. Condo was clean and perfect with all the amenities you could ask for ! Best one we have stayed at.
