    If you are looking for a perfect location near the beach search no further. Park directly in front of your door with this ground level entry townhome, this unit has a reserved 2 reserved parking spaces. (for two vehicles only) No waiting on elevators or crowds. This gated resort community offers amenities that your family will enjoy: 11 swimming pools, (5 seasonally heated), tennis courts, 18-hole mini golf, shuffleboard, & a Beach House restaurant with a pool directly on the Gulf of Mexico. Activities are just outside your front door, enjoy all of what Gulf Highlands has to offer. Take a short walk, across the street, to reach the sunny sands of Panama City Beach Florida. If you want to take a break from cooking, don't stress. Panama City Beach has numerous casual eateries as well as fine dining options. When you get the urge to explore, Pier Park is just 3-4 miles away with over a million square feet of open-air shopping, restaurants, and attractions. Miracle Mile Amusement areas is right next to Pier Park. If golf is your fame, enjoy both the Hombre Golf Club & Holiday Golf Course, both being within a couple of minutes from the unit. A vacationer's paradise, this resort is close to Rock it Lanes which offers a bowling alley, roller skating rink, & arcade. Enjoy ShipWreck Island Water Park which is a few short blocks away from the resort. Frank Brown Park is nearby and offers 200 acres of outdoor recreation with 9 softball & baseball fields. Whatever your vacation needs may be, this little piece of paradise allows you to kick back & unwind. Historic St Andres Bay is a short drive away that features the charm of " Old Florida". Enjoy shopping & lunch overlooking the marina and bay. Take a drive to the west on scenic 30A route to enjoy quant village of Seaside that features shipping & dining.

    Please note prior to booking there is a 25-age requirement to book this condo. Person who books must be 25 at the time of booking & must present during the entire stay. Please also, note everyone in the party must be 25 or older unless under 18 & accompanied by somebody 25 or older. This is strictly enforced. We do not allow 3rd party bookings. Failure to meet minimum age requirement of all guests upon check in guests will be evicted and will not be refunded for the stay. After the booking is confirmed a copy of our Rental Agreement will be sent to the guests email address provided. The guest has 48 hours from the time of booking to sign the Rental Agreement & send back a copy of his/her Driver's License. If our Office has not received the signed rental agreement & a copy of his/her driver's license within 48 hours our company will cancel the reservation with no refund to guest. No access to the unit will be given without a signed rental agreement & a copy of the guests who booked Driver's License.

    This property does not allow Spring Breakers under 25 years of age.
    Please do not inquire asking if exceptions are made there are no exceptions made to this policy.
    Between March 1st - April 30th due to the new PCB ordinance we will require everyone over the age of 18 in the party to provide his/her driver's license. No exceptions to this rule.

    No unregistered guests allowed in the property; violation of this rule will result in immediate eviction with no refunds given. We do not allow extra guests - including children of any age, we count heartbeats - and only allow the number of occupants, that the unit sleeps. This includes visitors as well. This unit sleeps 6 people max per the fire marshal. This includes children of all ages. No exceptions. If the fire marshal is called to the unit because you are over the legal occupancy, you will be responsible for the fine associated with him coming out & will be evicted immediately. No more than 6 heartbeats in this unit at any given time.

    Maintenance & cleanliness issues should be reported to us within 2 hours of checking into the unit. We want to ensure that maintenance issues & cleanliness issues are addressed as soon as the guest checks in so Anchors Away can make it right. Failing to do so guests will be responsible for damages reported after the checkout inspection & after the 2-hour window of checking in the guest takes the unit as is. Please make sure to inform us of any issues regarding maintenance & cleanliness when you arrive.

    No more than 2 vehicles are allowed. The resort has 2 designated parking spaces for each unit right in front of the condo. No exceptions to this rule. We do not allow overflow.

    Please make arrangements for 2 vehicles.
    Inside the condo you will find two black lanyards that will have the proximity cards for the gate inside them.
    Those cards will allow you to enter the resort.
    It is the guests responsibility to keep up with those two cards & lanyards for their stay.
    If either card or either lanyard is lost or damaged during the stay or upon checkout inspection it will be up to the guest to pay to replace them.
    The cards are $25.00 each. The lanyards are $10.00 each.
    It's the guests responsibility to leave both cards & lanyards inside the condo when they checkout.

    Ring Camera Notice: For your protection & ours, we have a ring camera on the front door & back patio that records audio & video. Do not tamper or cover the cameras. If you cover or tamper with the cameras - you will be evicted immediately & no refunds will be given.

    This unit is not pet friendly. Please note if we find an unauthorized pet in the home, you will be evicted without refund & a $500 charge will be deducted from the card we have on file. If evidence of a pet is found at checkout, you will be fined a charge of $500. All Service Animals & ESA Animals must be disclosed to us at the time of booking.

    No outside golf carts or scooters are allowed within the resort.

    No smoking if any signs of smoking are documented, the renter agrees & will be charged a $300.00 fine.

    Check In Time is 4pm check out time is 10AM if you are not out of the unit by 10:15 am, you agree to be charged 50.00 per half hour charge. Please be respectful to the next guests & our cleaners & checkout on time.

    Check in is 4pm central on the day of arrival & checkout is 10am central on the day of departure. We do not allow/guarantee early check ins. By booking guest agrees to wait to go to the property until the 4pm check in time or when you have been told by the office that the unit is ready.

    Quiet Hours are 10pm to 8am. If we are notified by security of guests be disturbing to others, you could be evicted with no refund.

    Failure to take out trash or excessive cleans caused from guest's additional charges will apply. The management company will have the right to charge the guest between $150.00- $300.00 for failing to abide by this rule.

    This property provides a grill. All guests are required to clean the grill before checking out. Absolutely no exceptions. Upon inspection after your checkout if this has not been done you will be charged a $100 fee. Please be respectful & clean the grill after each use.

    Please note we only provide a starter pack of Amenities, just to get you through the first night.
    One roll of paper towels, 1 toilet paper for each bathroom, 1 trash bag for each trashcan, 1 sponge for the kitchen, 1 cascade, 2 pods for laundry, 1 bar soap, 1 shampoo for each bathroom, & 1 conditioner for each bathroom. We do not provide these items for your entire stay.

    We respectfully ask all guests not to move the furniture around. All the furniture must be placed back where it was found. During the checkout inspection if furniture is moved around & not put back additional charges will apply. This goes for TVS as well.

    The damage waiver included in the booking breakdown does not cover missing items. Examples: missing wristbands, missing beach towels, missing kitchen ware, missing linen, or missing parking passes. Guests will be responsible for paying for those charges.

    There is a damage waiver included in the booking breakdown that covers accidental damages. The rate in the booking breakdown is for stays less than 28 days. If a guest books a 28-90 night stay the rate does increase for those reservations. Guests will be responsible for the difference in the price. Rates 28-59 nights will be $280.00 for the coverage & 60-90 nights will be $450.00 for the coverage. If you have any questions regarding this charge please inquire first before booking.

    Gulf Highlands Terms & Conditions: If any of these rules are violated by guests you will be responsible for the fine associated with each violation & will be evicted immediately with no refund.
    - Not following leash laws. All dogs must be on a leash when outside of the condo at any given time. $100.00 fine (Applies if the unit is dog friendly)
    - Not following pet waste regulations. All waste must be picked up from your dog. $100.00 fine (Applies if the unit is dog friendly)
    - No parking pass. All vehicles must have parking pass displayed in the vehicle. $100.00 fine.
    - Reckless Driving of Golf Carts. (This includes renting through the resort) $100.00 fine.
    - Underage Golf Cart Driving. (This includes renting through the resort) $100.00 fine.
    - Feeding Wildlife ( Example: Turtles, fish, & birds ) $100.00 fine.
    - Violating Noise Ordinance $100.00 fine.
    - Offensive or Unlawful Activities $100.00 fine.

Very Clean ! I cant say enough how clean and tidy the condo was ! On arrival our keynote didnt work but got an immediate answer and the code easily. 1 large issue we had was the air conditioner. It is set only the lowest temp was 72. It was hot 3 out of the 7 days at night and would've like it to be at least 70 for more comfort. 1 smaller issue was in the second room there's no dresser , chest , night stands or lamp . We have to just leave our suitcases and clothes in the floor . You cant hang up underwear , bathing suits ,pajamas and shorts in the closet so that was a minor inconvenience. We brought a bench up from the kitchen to be able to put our phones on to charge them and lay out some of our personal things on. The one shower was a little challenging with 4 people getting showered . But it was a great week and the cleanliness and location was amazing and we would rent this unit again !
