LOCATION

Hearth & Home sits halfway between uptown Pagosa Springs and Hatcher Reservoir — one of the best-positioned spots in town for a group that wants to do everything. Restaurants and shops are a 5-minute drive in one direction; trails and the reservoir are just as close in the other. Downtown Pagosa Springs and the hot springs are 15 minutes away, and Wolf Creek Ski Area is a 40-minute drive up the pass.

The kitchen is built around wood plank ceilings and granite counters — more character than most rentals twice the price. It's fully stocked and set up for real group cooking: plenty of counter space, full appliances including a drip coffee maker and Keurig, crockpot, toaster, and an ice maker in the fridge. After dinner, the dining table seats the whole group.

ENTERTAINMENT: INSIDE & OUT

The covered back deck is the heart of the outdoor experience — plenty of seating for 10, a gas BBQ, and a hook-and-ring game mounted to one of the posts. Steps lead down from the deck to a dedicated platform where the hot tub sits, open to the sky. Gas fire pit for cool evenings. Fenced backyard keeps the dogs (and younger kids) where you can see them.

Inside, the stone fireplace and vaulted living room are built for slow mornings and long evenings. Every bedroom has its own Smart TV, so no one has to fight over the main screen.

• This home does not have central A/C. Pagosa's elevation keeps summers comfortable, especially in the evenings, and ceiling fans are available throughout.
