The Space:

The Pacific has a way of resetting your internal clock. From the moment you arrive at this waterfront condo in Nuevo Vallarta's Aria Ocean complex, the days slow down - salt air drifting through the open balcony, the steady sound of the ocean reminding you there's nowhere else to be. The garden stretches below, the beach is just steps away, and the only real question is whether you start with the pool or the kayak.

 

The condo

Located in the new tower of the Aria Ocean complex, this entire condo is designed for up to 2 guests. It's a single-level space - one bedroom, one bed, one bathroom - with elevator access, a private entrance, and a keypad for self check-in so your arrival unfolds on your own schedule, no coordination required. Everything is cleaned and prepared before you arrive.

 

Sleeping arrangements

The bedroom is set up for genuine rest after days in the sun and water. Cotton bed linens, extra pillows and blankets, and room-darkening shades give you full control over the morning light. Hangers, an iron, and clothing storage are on hand for longer stays or guests who like to settle in properly.

 

Kitchen & dining

The kitchen is fully equipped for self-sufficient stays. You'll find a refrigerator, freezer, microwave, electric stove and drip coffee maker, along with dishes, silverware, wine glasses, and a dining table.

 

Outdoor living & shared amenities

Through the building, guests have access to a shared outdoor pool, shared beach access, and resort access for nearby facilities.



Comfort & convenience

Notice: Please be advised that air conditioning is currently unavailable in the apartment. We sincerely apologize for any inconvenience this may cause and appreciate your kind understanding. Wifi, a TV, and a dedicated workspace with a door make it easy to stay connected or get something done when needed. A free in-unit washer and dryer handle laundry during your stay, with a laundromat also nearby. Luggage drop-off is available for early arrivals or late departures, and long-term stays of 28 days or more are welcome.

 

A few things to know

Fumigation is carried out before and after each reservation, with additional fumigation available on request during your stay - occasional insects are a natural part of the tropical environment. Electricity consumption is tracked by meter; a set kilowatt allowance is shared after booking, with an additional charge of $5 pesos per excess kilowatt based on usage. The cleaning fee covers pre- and post-stay cleaning only and does not include mid-stay cleaning or laundry service. Oil, salt, and pepper are not currently available in this unit. Parking is subject to availability - this unit does not have a dedicated space within the building, but a nearby parking option can be arranged.

 

The neighborhood

Nuevo Vallarta sits along a generous stretch of Pacific coastline, known for the warm waters and wide beaches of Banderas Bay. Some daytime construction noise may be present in the area. Small beach insects are common in coastal settings - bringing repellent is recommended for comfort during outdoor time.



Guest Access:

Important Note: If you book after 9 p.m. the day before your arrival or the same day of your check-in, the apartment will be available for you from 6 p.m. onwards.



It is very important that you provide us with the names of all guests and their estimated time of arrival at least 24 hours prior to their arrival. Otherwise, the condominium may restrict access, and unfortunately Del Mar cannot be held responsible for such a situation.



Check In is done from the security booth. Before your arrival we will send you the information with your access code to the gate, since it is an electronic gate.



The Staff will be able to receive you from 3:00 p.m. - 5:00 p.m. (if you need to check in after this time please contact your host).



Check-out: 11:00 a.m. Remember to turn off the AC before your departure and notify your host.



Check-in time for reservations made on the day of arrival will be from 6:00 pm onwards.



The apartment is located on floor no._7_ of tower 3, so guests access it by elevator.



The Neighborhood:

It is one of the most complete vacation spots in the Mexican Pacific. Comprising some 305 kilometers of beautiful coastal areas, Nuevo Vallarta is a destination with a humid-tropical climate with an average temperature of 28°C, ideal to spend a relaxing, quiet and family time, since it has one of the most accessible beaches in Banderas Bay.

There are cab services nearby, as well as uber service through your app.

Important Note: We perform fumigations before and after each reservation. However, due to the characteristics of the natural environment and the tropical climate of Vallarta, it is possible that some insects may appear during your stay. We offer additional fumigations free of charge during your stay if necessary.



Important note: In this unit, we do not currently offer the oil, salt and pepper products, even though they appear in the description. We apologize for any inconvenience this may cause.



Important note: We are not responsible for lost or forgotten items in the accommodation.



-IMPORTANT: We would like to remind you that it is vitally important not to dispose of any paper in the toilet, even if it is toilet paper.

As an alternative, we have provided garbage bags so that you can dispose of the paper safely. Please cooperate with us to keep our drainage system in good condition and avoid future mishaps.



-The cleaning fee covers before and after your stay, it does not include any cleaning or laundry service during your stay.



-The rate shown per night, is the base price, which integrates 1 to 2 * guests, from the next guest this will generate a different cost of approximately 10 * dlls extra per person per night.



-The accommodation has a capacity of __2__ same as indicated in the ad, we let you know that the Airbnb platform does not count children and babies within the capacity, note that the condo if, so it is necessary that when booking integrate the exact number of guests in relation to the capacity, counting adults, children and babies.

-It is important to take into account that the area of Nuevo Vallarta due to its constant development is prone to have constructions near the condominiums generating noise during the day.



-Due to the nature of the destination it is common to find small mosquitoes called gnats on the beach that cause bites, we recommend you to use repellent so you do not have any discomfort, their bite is harmless but can cause itching.



-Electricity consumption

Due to the nature of the destination, the electricity consumption that we include, is analyzed by the vacation season in which you make your reservation and the number of rooms in your unit, so you will be sent the total KW that will include your stay when your reservation is confirmed.



Each excess KW will have an additional cost of $5 pesos.

The balance comes from the initial and final meter reading.
