The detached bunkhouse includes a twin bed and works well as a quiet reading nook or bonus hangout space. It is not intended as a primary bedroom or additional occupancy.

✫ We provide a starter supply of essentials (shampoo, body soap, hand soap, paper towels, and toilet paper), coffee, sugar, and creamer to help you settle in. These items are intended to get you through the first few days of your stay. If you anticipate needing more, please plan to bring additional supplies.
✫ This home is best suited for guests seeking a calm, walkable Newburyport stay. It is not a party house.
Cleaning - Our cleaners are taking extra care to disinfect frequently touched surfaces between reservations (doorknobs, surfaces, light switches, remote controls, tables, fan and lamp chains, thermostats etc).
Important - No smoking, vaping or drugs allowed. No events, parties or large gatherings. Must be at least 25 years old to book. We have a Ring Doorbell Camera on the exterior of our property facing the outside of our entrance. This is not monitored but does record. We also have a Minut noise monitor system located inside the property in the kitchen/living room. This is a smart home device that measures volume levels throughout the property, it does not record sound, but allows us to respond to noise nuisances in a timely manner to ensure all neighbors are being respected. Minut is 100% privacy compliant and is required on this property. These are to keep all guests safe and to keep the property secure. Thanks for understanding!

This really was an oasis! Super-comfortable and well-equipped, it was a home away from home. It has excellent walkability, with fabulous restaurants and cafes and the waterfront right on your doorstep.
Our hosts were very responsive and kind - we had a minor crisis on Saturday night and they responded promptly and offered generous support.
This is an excellent find!

Such a charming home with great walkability and quiet despite being so central. Sean was extremely communicative and quickly answered any questions we had. He even reached out to let us know we had forgotten something upon checkout. The home was quaint and in a great location- easy to walk to any food, coffee, stores, and the water. I do want to mention that the stairs are extremely steep, so just something to be aware of for those with mobility issues or young children! Overall, would definitely recommend and stay again.

Nice property
The location is very convenient to the restaurants and downtown shops. Parking was a bit of a problem because 2 cars definitely do not fit in the parking area. The house was comfortable with plenty of seating. The guest house was not what we expected so we ended up not using it during our stay. Overall we had a nice stay and communication with the property owner was extremely easy and they were very quick to answer our concerns.

Wonderful location, responsive management, very poor maintenance
The good: The place is in a great location, very charming, just steps away from downtown. And with a parking spot that is really a great benefit. The check-in check-out and communication from the management company is exemplary.
The bad: Cleanliness and maintenance is a real problem. Door lock barely works due to old battery, towels were threadbare and stained, hair on bathroom floor and green slime, shower curtain mildewed, and lettuce on kitchen floor. I have no idea why other reviewers loved it, but the unit was very poorly maintained for us.
Minor issues: Couch and chairs are very old and need replacement. And the dining light fixture has lights right at eye level, sticking out into walking space.
Could we have asked them to fix each issue? Probably. But I don't pay this kind of money to have to ask property managers to fix the VERY obvious problems.

Cute place great location
The Cottage was the perfect place to take advantage of downtown Newburyport during Yankee Homecoming. I loved the sweet little garden area with beautiful flowers and trees. We had all the amenities we needed and would stay here again.

I want to thank Sean for our wonderful stay at the property.
Communication was exceptional! The house was clean, very comfortable, and well stocked with amenities. There were some very cold nights outside, but the house was warm and comfortable on both floors.
The location was perfect for walks through Newburyport.
The shops were right around the corner and the places to eat plentiful. I highly recommend this property and Sean!
