Great, except for …

The location is an excellent choice, as long as you don’t want to be in the heart of it all, but everything is within a short driving distance. The complex offered all the amenities listed, with a short walk to the beach. Property management company friendly, easy to get ahold of. Did have a problem with refrigerator holding its temp, called and service was set up for a service person to come out the next day. The only thing was we were not aware if the service person arrived as there was no communication if the fridge problem was resolved, it didn’t appear to be, still did not hold the temp. Other than that, everything was great!

Great stay at a cozy condo

The condo was clean and well maintained. The complex was huge with 2 pools that were close to our room. the grounds were nicely maintained with an elevated nature walkway that stretched from one side of the property to the other. Our overall stay was very enjoyable and will definitely stay there again.

Spring break 2021

The unit was as advertised and it was clean and accommodating. It was stocked with dishes and kitchen items. We had no problems at all. My only suggestion would be updating your comforters as they were very thin. My daughters room wasn’t even a comforter...it was a fleece throw! Other than that we had a great experience. Thank you!

So much we were not told.

Check in was easy. After that communication with leasing agent was difficult. They did not answer emails and were unpleasant to deal with in office. No hair dryers as promised. Location was not where we expected it to be. Laundry rules were difficult. We had 5 people in 4 beds with showers daily and we were not allowed to leave more than 3 loads of laundry in a very old and small washer. Check out time was unusually early and we were not told of this until after reservations were made and paid for. Have never had to check out at 9:30am. Have never stayed anywhere ever where toilet paper and trash bags and dish soap were not provided. We love New Smyrna Beach but will not stay at Ocean Waln again.

Great place to stay!

Overall we really enjoyed this place. It was spacious, great location and clean. It’s right across from the beach. It was really nice as the beach is not overly crowded at that end due to no driving being allowed. We had issues with not being given the gate code to start with in our packet but that was resolved with a 5 minute phone call.

Great place despite management company

The place itself was excellent. However, Ocean Properties, the company that handles the property was awful. The information we received via email from Ocean Properties said to stop by their office to pick up keys between 4-6pm. We did a 14 hour drive down and thought we may get there just a tad after 6. We called to arrange alternate plans just in case we arrived after 6. The lady we talked to on the phone said she was leaving the office around 5 and that we'd find everything we needed in a Dropbox. Okay, if she knows she has people coming, why leave early? We actually arrived around 5 and was able to meet the Ocean Property representative before she left (early). She gave us a packed. She definitely has lost touch with customer appreciation and seemed rather put out to deal with people. when we arrived at the property, the electronic gate key didn't work. We were stuck outside the condominium complex. I called the office and assumed the lady would pick up, but instead it went to an answering service. I asked why it would go to an answering service since I was just at the office and the lady was still there. The answering service said they turn their phones off at 5 every day. Hmmm, the instructions say to arrive between 4-6 pm, but the company representative goes home during those hours and phones are switched to an answering service. the only person the answering service could get ahold of was someone on the real estate side of Ocean Properties and she gave me an access code she knew from showing Properties in the complex. Once we opened the door to the condo, we found all of the furniture stacked. Apparently they cleaned the carpet/floors and never put the furniture back. So after a 14 hour drive, getting stuck outside the gate, we now have to unstuck and arrange every chair, and loose piece of furniture. Unbelievably, when I turned the electronic gate key in at the end of our stay, I mentioned to the two lady's in the Ocean Property office that it didn't work, their reply was , "no, that one was just repaired". Really? so I'm wrong? I pity the next guest who is stuck outside. If I owned the property I would FIRE Ocean Properties and hire someone else whose employees won't leave early, turn the phones over to answering service during pick up hours and who doesn't act like they want a paycheck without working. OMG their attitude was bad on all levels and the place was unprepared.
