Discover the epitome of style & comfort in our completely remodeled, 3 bedroom, 2 bath home in the Lower Garden District. This stunning home is a stylish oasis in one of the most sought-after neighborhoods in the city, just two blocks from the myriad of restaurants and boutiques lining Magazine Street, and a block away from James Beard Award semifinalist Mason Hereford's restaurant "Turkey and the Wolf" - get yourself a fried bologna sandwich and thank us later! Laissez le bon temps rouler!

Nestled in the heart of one of New Orleans' most beloved neighborhoods, you've found the perfect place to experience the Lower Garden District's vibrant culture and history right at your doorstep!

You'll have access to everything in the home, including the outdoor area. However, there is a garage and storage space downstairs that is off-limits to guests.

We're available 24 hours a day via text or phone call or messaging in the Airbnb app, should any needs arise during your stay.

Located in the Lower Garden District, our home is just two blocks from the myriad of popular restaurants & boutiques lining famous Magazine Street. Easily one of the most walkable neighborhoods in New Orleans, you'll find plenty of opportunity to stroll around and discover trendy eats and treasures you'll want to take home with you!

While we only have one small off-street parking space (compact cars only), there is plenty of free street parking in front of the home and on the surrounding streets.

There's also easy access to public transportation, with a bus stop right at the end of the block, taking you on a quick ride to nearby streetcar lines, making exploration effortless! You can also walk about 10 minutes (0.5 mile) to St. Charles Ave, where there's a streetcar that can take you all over the city, as well as a great spot to watch Mardi Gras parades.

This home requires climbing a full flight of stairs from street level to reach the front door. The majority of the residence is on the second floor, with only the laundry area and office/flex space on the ground floor.

There is an apartment downstairs that may have a long-term renter at times, but it's a completely separate space & entrance.

We also have a small child, so the home is mostly baby-proofed for when we use the home too (child locks on cabinets/doors, gate for stairs).

New Orleans is prone to hurricanes and other storms, sometimes outside of the normal season. Please note that we do not move, cancel, or provide refunds or credits for any reason, including COVID, road conditions/closures, travel cancellations, and weather conditions. If you think you may need to cancel for any reason, we HIGHLY SUGGEST that you purchase trip insurance or book closer to your travel dates.

***There is a $200 security/damage deposit collected 3 days prior to arrival, and returned shortly after your stay. This is done as a $200 hold on your method of payment, not a full charge. Please see the rental agreement (required to be read and signed before booking) for more details. ***
1. The booking guest must have their ID uploaded to their Airbnb profile.

2. Please be mindful of the neighbors sleeping. We recommend being quiet after 8:30pm (weekdays including Sundays) and 9:00pm (weekends).

3. While early check-in / late checkout may be available, this must be arranged ahead of time for an extra fee. Unauthorized Late checkouts are a $50 charge for each hour after 11am - a 15 minute grace period is given. Late checkouts MUST be requested before 9PM the day before your departure.

4. Clean towels are a provided amenity. Each guest listed through your reservation will receive 1 bath towel and 1 face towel. We also have a washer and dyer on site for your convenience.

5. Smoking & vaping in the unit will result in a $500 deodorization fee. Additionally, smoking on the building grounds is strictly prohibited. Please smoke outside of the property.

6. Unregistered guests and parties are prohibited by local laws and ILLEGAL. Our occupancy limits are set by local ordinance. Any guest found to have had a party or over-occupancy will be asked to leave and charged a $1,000 fee for non-compliance with local laws. As of May 2022, all platforms have specifically banned parties from their units. Violation of this rule will result in a ban from the platform.

7. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces.

8. Please do not use face towels to remove makeup, it damages the towels. Makeup towels are provided.

9. If the space is left excessively dirty $300 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $250. Glitter cleanup will result in a charge of $300.

10. Unauthorized pets will result in an additional $250 deep cleaning cleaning fee and immediate request to leave. Pet Boarding recommendations available upon request. Both the owner and staff have pet allergies. If traveling with pets please inquire about our pet-friendly units.

11. Unfortunately, we cannot accept bookings from “Locals” at this time. Locals is meant to include anyone residing within 60 miles of New Orleans.

12. While we cannot receive any mail or packages to the space we will assist with getting packages shipped to New Orleans if needed.

13. Commercial video and photo shoots are strictly forbidden without prior and authorized consent. Associated day-rate fees, liability waivers and copyright contracts will apply if consent is given.

14. Message us for long term stays.

15. All of our TV's are streaming, we do not provide any account information, you will have to log into your own or use one of the free streaming options. Please remember to log out at check out. We do not have cable TV.

16. Should you wish to receive an early check-in or late check-out, please let us know the day before and we will determine if it's possible. We require time to prepare the unit for your stay or after your stay for the next guest and sometimes we are unable to accommodate. If we can accommodate, we will charge $25/hour for the additional booking time. This will also be in place for dropping luggage off or leaving your luggage after checkout time has passed. Payment will be requested after your additional time has been approved.

17. After you’ve read these rules, please send me a message with the words “yellow kangaroo” it will let me know that you have read the rules thoroughly.

18. Any damage to the property caused by a you or your guest shall be repaired at your expense.

19. Lost Items: We return lost items for a $75 flat fee. This is to cover shipping costs, along with the time spent to retrieve & mail your item. If you leave anything at the unit, please let us know immediately.
