The Space

Welcome to Cottage 310, a 1-bedroom, 1-bath lakefront retreat — once an old fishing cabin, now lovingly restored into a calm, private escape.

Access to the main living level is via exterior stairs to the deck. Once inside, all living spaces are on a single level. The lower level interior of the home is closed during your stay, ensuring no shared spaces and no other guests.

Once you arrive and step out onto the deck, the pace softens immediately. You’ll hear the gentle ripple of the lake, birds across the cove, and the hush of wind through the trees. Inside, cedar-lined walls and warm light create a calm, welcoming space where every detail has been intentionally prepared — not just managed, but truly cared for.

Water, Kayak & Sauna Use: By booking, the primary renter accepts full responsibility for the use of the lake, dock, kayaks, and sauna by all guests in their party, in accordance with the Rental Agreement.

This is a quiet, private lake retreat. Booking this property means you agree to the following conditions before arrival:

Booking & Security Requirements

• Primary renter must be 23+ years old
• Matching government-issued photo ID required
• Signed rental agreement required within 48 hours of booking
• $1,500 security deposit hold required (refundable after checkout if no damage or violations occur)
• Primary renter must be present for the entire stay and is responsible for all guests

Failure to complete these requirements will result in cancellation without refund.

Occupancy & Conduct

• Maximum 2 guests total (including infants)
• No parties, events, or third-party bookings
• Quiet hours: 10 PM – 8 AM
• This property is monitored by exterior security cameras (driveway, side path, dock/firepit area only)

Eviction Policy (Please Take Seriously)

• Violation of house rules may result in immediate eviction
• Eviction fee: $500
• No refunds will be issued for evictions or rule violations
• Tampering with or disabling cameras = immediate eviction

Smoking, Fire & Damage

• No smoking or vaping indoors or near windows/doors ($750 fee)
• No glitter, dyes, or confetti ($1,000 fine for glitter; $500 for dyes)
• Guests are responsible for all damage during their stay

Pets

• Dogs allowed only with prior approval and $75 fee per pet
• Dogs must be leashed outdoors and kenneled if unattended
• No pets on furniture (service animals must use protective coverings)

Water, Kayak & Sauna Use

• Lake, dock, kayaks, and sauna are used at your own risk
• Primary renter accepts responsibility for all guests using these amenities
• Life jackets must be worn while kayaking or near the water
• Shower before sauna use; no perfumes, scented lotions, oils, or chemicals
• Improper sauna use may result in additional cleaning or repair charges

The cove is calm and protected by Sunset Island — ideal for swimming, kayaking, or fishing from the dock.
