The property is part of a large 27-hectare estate where the welcoming owners run an agriturismo nearby, and upon request, they are available to organize dinners for guests.The villa, set in a secluded and completely independent position, is perfect for nature-loving families seeking relaxation in the Tuscan countryside, close to the medieval town of San Gimignano and the Etruscan city of Volterra.
The cities of Florence and Siena are reachable in just over 30 minutes by car, while the sea is about an hour away.

Recently renovated, fully fenced, and offering comfortable spaces, the villa is simply and functionally furnished in rustic Tuscan style and is divided as follows:
On the ground floor, there is an entrance with a large hallway, storage room with washer and dryer, a bathroom suitable for those with disabilities, a double bedroom with direct outdoor access, and a fully-equipped kitchen with a central island (oven, induction cooktop, dishwasher, fridge with freezer, American coffee maker, espresso machine, kettle, toaster) that opens onto the veranda furnished for outdoor dining. There’s also a spacious dining area with a large fireplace leading to the living room with comfy sofas and a smart TV and football table.
Upstairs (17 steps), there is a hallway leading to two large double bedrooms, each with an additional single bed, a bathroom with shower and facilities, and two double bedrooms with en-suite bathrooms (shower + facilities).

The pool area includes an outdoor shower (children must be supervised). Near the veranda, there is also a wood-fired oven, a built-in BBQ and a small service bathroom (toilet and sink).

A baby cot, high chair, iron, and ironing board are available.

There is parking within the property. The last 700 meters to reach the house are on a well-maintained dirt road.
