Stockton Place - 3BR/2BA - New Construction

Summary:
Live up your next stay in Lubbock at Stockton Place! This home is brand new and was built by your host in South Lubbock just east of University Ave and 82nd St. This home has all new everything. You'll love the 70-inch smart TV in the living room and super fast wifi throughout. You're welcome to park in the garage and there is plenty of parking in the driveway as well. We can't wait to host you at our home! This home is perfect for both short and long stays!

The Space:
Stockton Place is a brand-new construction single-family home that was just completed in January of 2023. This home has been carefully thought out for guests with all color matching lights, an open concept living area, kitchen, and dining area, all new furnishings, and plenty of storage and cabinetry for both short- and long-term stays. Speaking of long-term stays should you have the need for a stay over 2 weeks, reach out to us before booking so that we can better accommodate you.

This home has 3 bedrooms and 2 full baths with walk in closets in every room. The first two bedrooms have brand-new queen-size beds, and the master has a king size bed. We use sleep innovations cooling memory foam mattresses, super soft microfiber sheets, and hotel collection pillows on each bed. There are additional blankets for those that sleep cooler and the AC at this house will keep you cool if you are on the warm-blooded side. Each bedroom has two nightstands and hangers in the closet for clothes as well.

The master bedroom has it's own attached bathroom with both a tub and a separate shower. The master has its own private patio outside should you need to step out and grab some fresh air.

Each bathroom has a tub/shower combo supplied by a 50-gallon water heater so that there will be plenty of hot water for each guest. The vanities in this home float above the floor to ensure a clean aesthetic and a clean floor! Both bathrooms have wall mounted shower dispensers with Shampoo and Body Wash. We have installed wall-mounted hair dryers similar to what you would find in hotels. This helps ensure that they are easily accessible and don't walk off from the property either. There are plenty of hotel collection bath towels, hand towels, and wash cloths available during your stay.

In the kitchen of this home, you'll find most everything you need to enjoy one of Lubbock's many fine restaurants or cook yourself a home cooked meal. We've installed a stainless-steel gas range because we know that most people prefer to cook over an open flame. Double check the amenities section of this listing for all that we supply in the kitchen. Should you have any special requests please reach out and let us know. There is a huge pantry in the kitchen should you have the need to store a lot of groceries or items during your stay.

Just off the kitchen is a separate dining area with 6 chairs and plenty of space to eat or enjoy a family game night.

The living room of this home has a large and medium couch and a 70" smart TV so that you can enjoy your favorite streaming services. If you need an extra place to sleep, you're more than welcome to crash on one of the comfortable couches. We made sure that the internet at this property is fast for any streaming gaming or work needs you may have during your stay.

You are welcome to park in the garage during your stay. There is plenty of room for two normal sized vehicles and even more parking in the driveway.

We look forward to hosting you at Stockton Place! You must be in good standing to book with us and have positive rental history and reviews. We do not rent to local Lubbock residents. There is a rental agreement required to book this property. If you have any questions don't hesitate to reach out.

For the safety and security of our guests, there are cameras at the front and back entry doors that record with motion.

Parties are strictly prohibited at this property. Any violation of this rules will result in an immediate $500 fee.

This property is not pet friendly so please plan of leaving your furry friends at home. There will not be any exceptions to this policy and a fee of $250 will be automatically applied if you are caught in violation of this. Service animals require proof of registration BEFORE booking.

We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a 2-3 day stay. Longer-term stays will need to replenish latter items at their own expense.

Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available.

All areas of the house are available to guests with the exception of the locked cleaning closet.

The Neighborhood:
This home is located in the South Mesa neighborhood in Lubbock. It has quick access to Loop 289 and I-27. There are plenty of shops and restaurants to offer something to do.

Getting Around:
Other than Uber, Lubbock has poor transportation options, so it is recommended that you have a vehicle. Depending on your plans, you may be able to get by without a vehicle - let us know and we can help you decide!

Parties are strictly prohibited and any violation of this rule will result in an immediate $500 fee.

This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee. Service animals will be required to show proof of registration BEFORE booking.

Host-Initiated Cancellation Policy
While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances.

In the event that we must cancel your reservation, the following terms apply:

Full Refund: Guests will receive a 100% refund of any payments made toward the reservation.
No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses.
Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates.
Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals.
Sale of Property: In the event the property is sold prior to your scheduled stay and the new owner does not wish to honor existing bookings, we reserve the right to cancel your reservation. A full refund of any payments made will be issued, but we are not liable for securing alternative accommodations or covering additional expenses.
Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. Should this occur, a full refund will be issued, and no further compensation or liability will be assumed.
By confirming your reservation, you acknowledge and accept these terms.

Check-in information, including the keypad code, will be sent before your check-in date. We reserve the right to decline any alteration request.

House Rules:
- No pets!
- No house parties. Unauthorized parties will result in an immediate $500 fine plus damages.
- No smoking inside the property.
- No excessive volume that would disturb the neighbors.
- Clean up after yourself. This includes all dishes and food items.
- If you break something, message us and let us know immediately.

Interaction with Guests:
Our interaction with guests is very minimal. The front door has a keypad so that you may let yourselves in and out. Once you have booked, please refer to the check-in instructions for entry codes that are sent out the day before your stay. Please only use the keypad lock to lock the door. Do not lock the bottom lock on the front door. We pride ourselves on our quick responses. Let us know if you're looking for restaurant recommendations or something to do!
