The Estate features seven beautifully appointed bedrooms, each designed for comfort and style:

Main Floor Bedrooms:
A luxurious king-sized bedroom with direct walk-out access to the backyard, hot tub, and pool area.

Two charming queen-sized bedrooms, each thoughtfully designed with comfort in mind.

Second-Floor Suites: Four private suites, each with a plush bed, fine linens, and an ensuite bathroom, ideal for couples or small groups.

For larger gatherings, rent the entire house or choose the 3-bedroom configuration with exclusive access to the estate’s incredible outdoor amenities.

Outdoor Oasis: Relax in the heated saltwater pool or soak in the oversized 8-person hot tub, all set within a beautifully landscaped backyard.

Cancellation Policy
A 25% deposit is required at the time of booking. The remaining balance will be automatically charged to the card on file 30 days before check-in.
All reservations canceled more than 30 days before check-in will receive a full refund. Bookings become non-refundable within 30 days of check-in.
House Rules: NO EVENTS OR PARTIES PERMITTED
NO FIREWORKS ALLOWED!
Hot Tub: MUST place & secure the cover on the hot tub when not in use. No Glass in or around Hot Tub.

Rental Agreement - Guest must sign rental agreement. Failure to do so will result in the cancellation of your rental. There will be no refunds given if the agreement is not signed.

Security Deposit - A $500 offline Security deposit hold will be required and a link will be sent to you.

The online check-in form must be completed in order for your door code to generate into your guest portal

Check In: after 4 pm
Check Out: 10 am to avoid the $75 late check out fee.

Smoking/Vaping: Smoking of any kind is not permitted in the house. Please smoke outside and dispose of all cigarettes butts appropriately

Shoes: We ask that you do not wear shoes inside the house, as it tracks in a lot of things we prefer stay outdoors. Also we ask that feet get wiped off before entering the hot tub and the house.

Bugs- We recommend that you come prepared with appropriate bug repellent, such as bug spray, to ensure a comfortable and enjoyable experience during your outdoor activities. Bug spray can greatly assist in minimizing any inconvenience caused by insects.

Unannounced guests: We ask that there are no unregistered guests past 10pm.Pre check in form must be submitted- All guests must be registered.

Housekeeping: There is no daily housekeeping service. While linen and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit to towels or linens to be taken from the house. Should you need extra maid service, please contact us to arrange it. Extra maid services would be at an extra cost.

Please do not use tape, glue, glitter or confetti or create holes when when decorating on the property to avoid an additional cleaning fee will be charged.

NOISE- GUESTS SHOULD NOT CREATE EXCESSIVE NOISE AT A LEVEL THAT DISTURBS NEIGHBORS. QUIET HOURS ARE FROM 10PM-8AM

Garbage: Any garbage must be stowed in the appropriate bins. We recommend the garbage is taken out daily to avoid unnecessary odors.

Recycle - Please separate plastics and cardboard and place in the correct bin. Do not place in plastic bags. Failure to separate will result in a $75.00 sorting fee.

Parking: Please Park vehicles in designated parking areas only. Please do not park on the grass. Any illegally parked vehicles are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

Appliances & kitchenware: Only use appliances for their intended uses. We have provided kitchenware for our guests; we kindly ask that you load dishwasher and start before leaving. Dish soap and cloths are located under the sink.

Furniture & décor: Please do not move the furniture or decor. This can damage the floors and disturb the atmosphere of the home we have work so hard to create.

Pets: Unfortunately, this property is not suitable for pets of any kind.

Towels: Please leave used towels on the floor in the bathroom.

Water & septic: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the system, you could be charged damages of up to $1000.

Pool Rules
To ensure the safety and enjoyment of all guests, please adhere to the following rules:
Supervision:
No lifeguard on duty. Swim at your own risk.
Children under 14 must be accompanied by an adult at all times.
Health and Safety:
Shower before entering the pool.
No running, diving, or rough play.
Do not swim if you have open wounds or are feeling unwell.
No glass containers in or around the pool area.
Behavior:
Be respectful of neighbors.
Appropriate swimwear must be worn at all times.
NO LOUD MUSIC OR DISRUPTIVE BEHAVIOUR
Food and Drink:
No eating or drinking in the pool.
Dispose of trash in the provided bins.
Pool Equipment:
Use pool furniture and equipment responsibly.
Do not remove pool furniture from the pool area.
Return any pool equipment to safe storage after use.
Tampering with the pool filtration and heating system COULD RESULT IN A $1500 FINE
Pool Capacity:
Adhere to the maximum pool capacity of 10 guests at anytime.
Emergency Procedures:
In case of emergency, call 911.
Ensure you know the location of the nearest emergency phone or have a cell phone available.

Hot Tub Rules
To keep the hot tub clean, safe, and enjoyable for everyone,
please follow these guidelines:
Shower Before Use
Rinse off all oils, lotions, makeup, and sunscreen before entering, as well as any sand and dirt from feet before entering. This helps maintain water quality and prevents damage to the filtration system.
No Glass in or Near the Hot Tub
Broken glass is a serious hazard. Please use only plastic cups or containers.
Limit Soak Time
Maximum soak time: 15–20 minutes. Extended use can lead to overheating or dehydration.
Health Precautions
Not recommended for pregnant women, young children, or individuals with heart conditions.
Do not use while intoxicated or under the influence of drugs.
Consult a doctor if you have any medical concerns.
Children Must Be Supervised
Guests under 14 must be accompanied by an adult at all times.
No Diving, Jumping, or Rough Play
Replace Cover After Use
Secure the cover when not in use to retain heat and keep debris out.
Do Not Adjust Temperature Controls
The temperature is preset for your safety (maximum 104°F / 40°C).
Report Any Issues Immediately
If the water looks cloudy, smells off, or the jets aren’t working properly, PLEASE CONTACT US RIGHT AWAY. CALL 911 IN CASE OF EMERGENCY.
Violation of these rules may result in your security deposit being withheld and/or additional fines. Thank you for helping us keep the hot tub clean and safe for all guests!

Liability: The owners and property manager (PM) are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowner and PM are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or other whom the invite to use the premise.
