Spring Break
Beautiful property and location! Check in process was great as well as checkout. Kitchen was well stocked and the unit is perfect for a family of four.
The two beaches accessible to the resort are amazing! Great for snorkeling. Tons of turtles!
My only comment is that it states partial ocean view and there is not an I ocean view.
Other than that it was as advertised. We will be back!

marvellous in Maui
Property was fantastic! We had stayed in this building 5 years ago, but in a different unit two above this one. This one was better - it has a larger kitchen and had A/C, which was really nice. Easily accommodated my spouse and two boys (18 and 20 years old). King bed was super comfortable, and boys said twin beds were fine. Bathrooms were clean and showers were spacious with excellent water pressure. Location is best in Kihei, waterfront right between Kam 1 and Kam 2 beaches with a short 1 minute walk to each. Lots of places to eat nearby, and only 20 minutes from airport and Costco, and 50 minutes to Kapalua. Unit was clean, well accessorized, had new washer and dryer, and had nice TVs in living room and main bedroom. When I return to Maui, which will hopefully be next year, I will definitely be looking to see if this unit is available. I would stay here in a heartbeat!

Beautiful condo, great location
We booked this condo last minute due to our orginal condo being canceled three days before our trip. We very much enjoyed our stay. The condo is spacious and clean, and was the perfect size for our family of five. The location was great, as there are many restaurants and little stores across the street, just a short walk from the condo. We found that to be very convenient and we didn't have to drive every time for meals or a quick store item. The pool area is nice and the views are spectacular from the lawn and pool area. We could see turtles in the water right in front of the building, it was great! And the beaches on either side are just a minute walk, and they are nice beaches for kids. Our boys are 12, 10 and 7, and they had a blast on the beach. The only bummer for us was that the partial oceanview is now gone because the plant life has grown taller than the original pictures, so you cannot actually see the ocean from the lanai. That did not make/break our trip by any means though! We chose to make dinner at the rooftop garden one evening and were rewarded with a stunning sunset. They have done excellent work on the roof garden and it was an added bonus for us. We can definitely see ourselves coming back one day!

Great Maui Vacation
Our family just returned from a 7 night's stay at this property. The Royal Mauian is perfectly located between two beaches and is walkable to many shops and eateries. Condo #219 was clean, and the right size for our family of 4 (2 parents, with a teenager and a tween).
The kitchen and both bathrooms appear to be newly remodeled. However, the living furniture is quite worn and in need of a cleaning or upgrade, along with softer bath towels. The beds were clean and comfy, but the master bedroom could use two nightstands. There is only one, which made it difficult to keep our books, eyeglasses, or charge electronics. But, we improvised and used the clothes basket as a nightstand :). Also, the hot water was very limited, so shower fast :). The washer and dryer also appeared new and worked great!
However, the property description that there is a partial ocean view is inaccurate. You cannot see the ocean at all from the balcony of this location. So, if any type of ocean view from the condo is a must-have for your stay, this may not work for you. But, the balcony is nice, and the location of the condo provides perfect access to the pool, beach, and parking lot. No need to use the elevator.
The property also has a fantastic rooftop patio, with gas grills, seating, a kitchenette, and a restroom. Great way to spend the night playing cards and eating dinner, we grilled hotdogs one night.
There are also a ton of things just across the street. For quick restaurants, highly recommend the gelato place, which also serves Belgium waffles, and the Maui Fish and Chips located next to the gelato place. Coconuts restaurant was just ok, wouldn't eat there again. Leppert's Ice Cream shop is also close, which is a bit historic in the area. But, would choose gelato place over Leppert's. The staff was nicer and the ice cream and gelato tastier.
For fun, Snorkel Annie's is a great, quick spot to rent a paddleboard, we also booked a snorkel trip from Boss Frogs and the Texaco station has just about everything you can think of!
But, the best part of this location is access to the beach, and the ability to see sea turtles and watch the sunset every night on property! Would recommend the Royal Mauian as a great stay! Mahalo to the host for the space and hospitality!

Great Last Minute Find
We booked this unit with some trepidation as there were only 2 reviews and the pictures don’t do the property and unit justice. The Royal Mauian and Alli Property Management are both top notch. The property is right on the water, you don’t have to cross 4lanes of always busy S. Kihei Rd. Two beautiful beaches are on either side of the property. The “partial water view” is ridiculous, you are looking at the property building next door and some landscaping at best. If you count hanging over the railing of the lanai, and craning your neck, then you might see a sliver of water. The unit was spotless and sandless when we checked in. Kitchen and baths both redone and very nice, layout is great for families or adults traveling together. The living room looks a little sad in pics online and it is worn, but comfortable. I would 100% book this property again, but would love a full ocean view. If this unit is all that is left or budget friendly, rent it! You won’t regret it! Awesome health foods grocery with deli, directly across the street with some great pre -made salads and dips. Auntie Snorkel was great for bikes and Beach Street was great for coffee, bagels, shaved ice and açaí bowls! Do not eat at Coconuts Fish…awful! (Unless you like eating mayo with a spoon) Aloha!

2nd time in this Condo, Love it!
Love this Condo... the only thing that would make it better is a full Ocean view off the lanai. The Condo is clean, modern, spacious, well stocked and so very close and convenient to the Ka'amole beaches!! we love it here! Walk across the street for breakfast at the Cinnamon Bun place... the BEST ever!!! Coconuts Fish Cafe is across the street... check them out on Urban Spoon and yelp!! Excellent! Yummy fruit smoothies across the street and tons of shopping.. Love Paia Mercantile and Mermaid Inn Boutique. You can't go wrong staying here!
