The Space:

Step outside and you’ll walk right into your own private backyard oasis. Soak up the Florida sunshine by the sparkling pool, relax in the hot tub, or gather around the fire pit at night to toast marshmallows and share laughs under the stars. It’s the perfect space to chill, connect, and make memories with the people you love most.



Inside, the vibe is just as warm and welcoming:



* 3 comfy bedrooms with soft bedding, stylish decor, and space to unpack

* Sleeping for everyone: 1 King, 1 Queen, 2 Doubles, a pull-out couch, and even a bean bag mattress

* Full kitchen with all the essentials—fridge, microwave, coffee maker (yes, we’ve got coffee, cream, and sugar!), dishes, and silverware

* Bright, open living room with a big Smart TV for movie nights

* Pool table for some friendly indoor competition

* Wi-Fi throughout and a workspace if you need to check in with the real world



Whether you're floating in the pool, soaking in the hot tub, or sipping coffee on the couch, this home gives you all the poolside vibes you’re looking for.

The Neighborhood:

Jacksonville’s Westside features one of the top equestrian centers in the region. It hosts major horse competitions and serves as a premier venue for both local and national championships. Beyond equestrian events, the center also offers concerts, mud races, and a variety of other sports and entertainment throughout the year.

We care about your comfort, health, and safety. After each stay, our home is professionally cleaned to ensure a fresh, welcoming space.



Early Check-Ins & Late Check-Outs

1-2 hours: $100



2-3 hours: $200



Note: Early check-ins and late check-outs must be approved in advance and are not guaranteed due to our cleaning schedule.



Refund Policy

All refunds are subject to a non-refundable 3.9% processing fee (per Stripe’s policy). This applies to both direct bookings and select third-party channels.



House Rules

Pets: $100 pet fee per stay (max 2 pets). Unapproved pets incur an additional $100 fee and may lead to early termination. No cats. Guests are responsible for any pet-related damage.



Age Requirement: Primary guest must be 21+ and present throughout the stay.



Food & Drinks: Please keep food and drinks out of the bedrooms (closed water bottles are fine). Extra cleaning fees apply for spills or stains.



No Smoking: Smoking is not allowed anywhere on the property. A $200 fine applies for violations.



Trash: All trash must be placed in outdoor bins before check-out.



Damages: Report any damages within 24 hours of discovery or upon arrival to avoid additional charges.



Dishes: Please wash all dishes and run the dishwasher before leaving.



Windows: Keep windows closed and locked for security.



Laundry: Don’t overload machines. Sandy items should not be washed, and dryer lint traps must be cleaned.



Storage Areas: Locked closets and storage spaces are off-limits.



Leftovers: Consumable items left behind are at guest discretion; freshness is not guaranteed.



Furniture: Please do not rearrange furniture.



Parties: No unauthorized parties or events. Violations may result in extra charges and eviction.



Guest Limits: Only registered guests may stay. Additional guests must be approved in advance and may incur a $100 fee per person.



Illegal Activities: Strictly prohibited and will result in immediate eviction.



Quiet Hours: 10 PM to 7 AM. Please respect the neighbors.



Pool & Hot Tub Rules

Use at Your Own Risk: Guests accept full responsibility when using the pool or hot tub.



Supervision: Children under 16 must always be supervised.



Safety: No use while under the influence of alcohol or drugs. Please shower before entering.



Cleanliness: Oils, lotions, and soaps are not allowed in the water.



Safe Use: No diving or rough play. Follow posted safety rules.



Damages: Guests are responsible for any pool or hot tub damage due to misuse.
