Step inside Luma House, a stylish 4-bedroom, 2-bathroom retreat that sleeps up to 10 guests comfortably. The home is designed with relaxation and entertainment in mind, featuring a fully stocked kitchen and a spacious living room with a 70` smart TV, shuffleboard, and plenty of games for family and friends to enjoy. The large garage has been transformed into a vibrant game room with its own AC, complete with a pool table, foosball, two arcade games, Connect 4, a mounted scrabble game, additional seating with a smart TV, and colorful lights that create a fun, lively atmosphere for all ages.

Outside, the backyard is a true desert escape. Take a dip in the sparkling pool or unwind under the large covered patio, complete with a smart TV, a dining table for eight, and a propane grill for outdoor meals. Challenge friends to a round of ping pong, gather around the cozy fire pit for evening conversations, or simply lounge in one of the many seating areas. This home accommodates up to 10 guests with 4 bedrooms and 2 bathrooms. Additional spaces include a fully stocked kitchen, dining room, comfortable living room, a garage converted into a game room, laundry area, and a 1-car garage. The kitchen is equipped with a wide selection of small appliances, cookware, dinnerware, and utensils to prepare nearly any family meal. A starter kit of seasonings (salt, pepper, and olive oil) is provided, and a complete list of available cookware and appliances can be shared upon request.

For your convenience, we also provide a starter kit of consumables, including paper towels, trash bags, dish soap, hand soap, coffee, tea, sugar, laundry pods, dryer sheets, toilet paper, makeup remover, shampoo, conditioner, body wash, and a welcome gift basket. Please note this kit is intended as a starter supply only; guests are responsible for purchasing additional items if needed. Fresh bath towels, pool towels, hand towels, and washcloths are provided for the full occupancy of the home.

Safely Damage Waiver: As part of our effort to help you relax and enjoy your stay, we have partnered with Safely to provide you with $1500 worth of coverage for accidental contents damage or property damage. This means you can vacation with the peace of mind that you wont be unknowingly charged after your check out for minor accidental damages that may happen during your stay. All we ask is that you inform us of any damage so that we can file the claim with Safely.

Payment Terms: A valid credit card is required to be kept on file upon reservation. A member of our team will reach out to you upon booking to update your reservation guest portal with a valid credit card. The actual reservation payment is processed by Airbnb. For most bookings 50% is due upon booking and the remaining 50% is due 60 days before check in. If your check in is less than 60 days away, Airbnb may ask for the entire reservation amount upfront. We have no control over Airbnb`s payment terms; please reach out to Airbnb for any questions regarding the payment schedule.

Security Deposit: There is a $750 security deposit placed on the credit card on file as a pre-authorized hold. This is not a charge, but only a hold on the credit card. Pre-authorized hold is released 3 days after checkout provided there are no costs for which renter is responsible for such as: code compliances fines; missing or damaged linens, towels, and small appliances; and costs not covered by our Safely insurance waiver. Renter hereby grants consent for Manager to charge Renter’s Card for any of the above damages or costs.

Outdoor Noise Limits: All units are equipped with Minut volume tracking devices. These devices track decibel levels, but do not record sounds. Amplified noise or music is not allowed outside at anytime of day. Quiet hours are from 9pm-8am Sunday-Thursday and 10pm-8am Friday-Saturday, during which all noise is prohibited even if it is coming from inside the home. Any other outdoor noise must be kept to a reasonable level during Quiet Hours. These are city regulations and we must abide by them to keep our short term rental license. Upon the first notification from the Helios team of a noise violation, we will reach out to the Guest to take corrective action. If the Guest is unresponsive or if no corrective action is taken, Guest may be liable to a $1000 charge. Furthermore, if code enforcement goes to the property and issues a citation, Guest will be responsible for paying the entire citation amount. Guest authorizes manager to charge credit card on file for any fines issued by code enforcement or any charges for breaking noise policy.


Cancellations: Cancellation policy is more flexible for bookings made through our website than for bookings made through Airbnb. On Airbnb, for any cancellations made 60 days or more from check in, you will receive a 50% refund. For any cancellations made within 60 days from check in, you will receive no refund. If the reservation is cancelled within 24 hours from booking and check-in date is 72 hours or more, you will receive a 100% refund. There is a strict no cancellation policy for all major holidays, major tennis or golf tournaments, and music festivals. Festivals include but are not limited to Power Trip, Coachella and Stagecoach music festivals. Special events and music festivals that are cancelled, postposed, or altered in any way, for any reason, do not qualify for any refund, alteration of the reservation or cancellation, including Acts of God, pandemics, epidemics or health outbreaks such as COVID-19. NO CREDIT WILL BE ISSUED IN THE CASE OF EARLY DEPARTURE OR CANCELLATION FOR ANY FESTIVAL BOOKING.

Pre-Check In Link: You will receive a pre-check in link shortly after booking. Through this check in link you will have to enter some basic information regarding your reservation, will have to sign our Terms and Conditions, and will be able to purchase any additional services as part of your booking. You will not have access to the House Manual until the pre-check in link is completed.

--- HOUSE RULES/ POLICIES ---

1. No parties or events are allowed.

2. As per the City of Indio Policy for vacation rentals, outdoor Quiet Hours are between 9PM - 8AM Sunday-Thursday and 10pm-8am Friday and Saturday. During Quiet Hours amplifying devices or music is prohibited outdoors. Outside of Quiet Hours, music or other outdoor noise is acceptable as long as it is not heard past the property line.

3. Pool heating are extra services: $75/day for pool heating which the pool will be heated to 85 degrees. If you’d like the pool heated, please let us know in advance as it takes 10 hours or more to reach the set temperature. A minimum of 3 consecutive days is required for pool heating, OR, for the entire duration of your stay if it`s less than 3 days.

4. Early check in at 1PM ($150) and late check out at 2PM ($150) is available for an extra fee ONLY if there are no back to back bookings to allow for proper cleaning.

5. Minimum 25 years of age to book.

6. SOME pets are allowed for an extra fee ($150/pet). Please consult with the owner before bringing the pet. Maximum of 2 pets. Pets are not allowed in the pool or on the bed. While we do allow some pets with prior approval, a $500 fine will be imposed for any presence or evidence of unapproved pets found within the premises.

7. No more than 4 vehicles allowed.

8. No smoking inside the home. Evidence of smoking inside the home will result in a minimum fine of $500.

9. Any missing or damaged linen, towels or small appliances will be deducted from the security deposit pre-authorized hold that is placed on the credit card on file.

10. An additional cleaning fee of $100 applies to stays of 28 nights or longer. This fee is payable promptly following booking confirmation.

11. The Coachella Music Festival dates, April 9–13 and April 16–20, and the Stagecoach Music Festival dates, April 23–27, require booking Thursday through Sunday nights during those periods.
