"Be advised that this is a motel, not a hotel. When I arrived to check in at 11:30 pm, there was no parking near my room. I'm 70 years old and I had to carry my luggage up a flight of steps as there was no other way to get to the second floor. Not only did none of the lights work in the room, but the air conditioning would only blow heat and the room was 85 degrees upon arrival. I had to walk back to the office to get a new room. "The location was excellent in terms of access to Newburyport's harbor, restaurants, walking paths and downtown area. The walk across the bridge was as described. I had a standard room. The bed and bedding were good, and the room had a large television on the wall. The bathroom setup was also good. What was missing for me was a place to sit other than the bed.
