No Parties: This property is strictly not suitable for parties. Breaching this rule will result in immediate removal from the property without a refund, and your deposit may be used to cover any extra costs incurred. Please note, this house is in a quiet residential area, and quiet hours after 9pm must be respected.



No Smoking Indoors: Smoking is strictly prohibited inside the property. A standard charge of £500 will be applied to your card if evidence of smoking is found, to cover deep cleaning and any resulting damage.



🐶 Pet Policy: Up to two small, well-behaved pets (under 10kg) are welcome. Pets must be kept off all soft furnishings and beds, and are strictly limited to the downstairs area. They must not be left unattended and must not cause noise or disturbance. Guests are liable for any damage or extra cleaning caused.
