Private Property & Road Use (Strictly Enforced)
• Direct access to the National Forest is located behind the home.
• The main access road between the highway and the home is for arrival and departure only.
• All other roads, driveways, open areas, and surrounding land within Fort Valley Ranch are private neighborhood property.
• Driving, parking, walking, recreating, snow play, or off-roading on any private road or land is strictly prohibited.
• Damage to neighboring property will be reported and charged to the booking guest.
Booking Age & Occupancy
• Miniumum booking age is 25
• The person booking the home must be present for the duration of the stay.
• No third-party bookings.
Parking
• Maximum 6 vehicles in the driveway only.
• No garage access.
• No parking on shared roadways or anywhere outside the designated driveway.
Winter Access
• 4WD/AWD and/or chains are required during winter months.
• Severe winter storms may limit or prevent access.
• No refunds due to weather, road conditions, or lack of proper vehicle equipment.
Fire Restrictions
• Coconino County frequently enforces fire restrictions.
• Fireplace, BBQ, or forest access may be restricted or prohibited without notice.
• Guests must comply with all county and forest service regulations.
Pets
• $150 pet fee per stay (maximum 2 dogs).
• Must be disclosed at booking.
• Guests must clean up after pets.
• Pet damage will be claimed through Airbnb.
Septic, Water & Utilities
• Home is on septic and well water.
• Flush toilet paper only.

• No parties, events, or gatherings.
• No smoking anywhere on the property.

• Guests must comply with all quiet hours and community noise regulations.
Damages & Violations
• Guests are financially responsible for any damage to the home, driveway, roadways, neighboring property, or community areas.
• Violations of house rules, community standards, or safety regulations may result in:
