✦ This is the Main Floor of the home only. The basement suite is a separate listing, with a private entrance and no access to the main home, ensuring full privacy for both groups of guests.

⚠️ PRE-ARRIVAL REQUIREMENTS (AFTER BOOKING) ⚠️

To ensure a smooth and secure check-in, ALL guests must complete a short pre-arrival process AFTER the booking is confirmed. This is managed through the platform`s preferred third-party guest portal and helps protect both you and the home. This verified process keeps everything platform compliant and ensures a worry-free stay for both guests and hosts.

Here’s what to expect:

‣ Damage Waiver ($56-82 depending on length of stay) – Covers accidental damage up to $700. (No deposit hold required)
OR
‣ Refundable Security Deposit ($700) – Pre-authorization only; collected 24 hours before check-in and released 5 days after checkout if no damages, missing items, or issues.

❗Please note: The damage waiver covers accidental damage only. It does not cover smoking, intentional or negligent damage, policy violations, or pet-related issues. Such costs may be charged separately. By booking, you confirm your agreement to these terms.

‣ Open daily from 8 AM to 10 PM
‣ Registered guests only
‣ Shower before use to reduce oils, lotions, and dirt in the water
‣ No bubble bath, soaps, or oils—$500 drain fee if found
‣ Limit use to 30 minutes per session
‣ Quiet voices only — no loud music or yelling
‣ Only potty-trained children allowed
‣ No glassware near or in the hot tub
‣ Swimwear only—no regular clothing
‣ No food or drinks inside the tub
‣ Do not remove chlorine floater
‣ Use designated pool towels only
‣ Always replace the cover after use

⚠️ PLEASE NOTE: If glass or other debris is found in the tub, it will result in a $500 drain and clean charge.

🔊 NOISE DISCLAIMER:
‣ This is a Main Floor unit, and while we strive to minimize noise and tenants follow quiet hours, occasional footsteps and conversation may be heard from below due to the nature of the space.

⏰ EARLY CHECK-IN / LATE CHECK-OUT
‣ We are strict on check-in and check-out times due to cleaning needs, but may allow up to 2 hours of flexibility with at least 24 hours’ notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren’t always possible. If the home is ready sooner, we’ll let you know.

🧳 LOST OR FORGOTTEN ITEMS
‣ Please double-check before leaving. Items left behind are stored for 14 days, then donated or discarded. Coordination for pickup or return will incur a shipping and admin fee. We are not responsible for items left, lost, or damaged after departure.

📦 MAIL & PARCELS
‣ We do not have access to a mailbox at this property. Please do not use our address for receiving mail. If you require postal service, contact a local post office for options. For larger parcels, arrange door drop-off or depot pick-up. We are not responsible for retrieving, storing, or replacing any mail or packages that are lost, delayed, or mis-delivered.

🛠 MAINTENANCE & ACCESS
‣ Emergencies may require entry without notice. For non-emergencies, we will always provide notice where possible. Guests will always receive a message from us as soon as possible in all situations.

💳 CANCELLATIONS
‣ For bookings where Contigo Properties is the payment processor, a 10% non-refundable processing fee applies at the time of booking. Cancellations and refunds follow the Contigo Properties Cancellation Policy provided at reservation for these platforms. If any site displays “free cancellation,” the Contigo Properties policy takes precedence. By booking, guests authorize Contigo Properties to charge the card on file per the agreed payment schedule and acknowledge that chargebacks for authorized transactions are not permitted.

👤 GUEST SCREENING
‣ Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.

‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. We were in Edmonton for a week as a group of 5. My husband and I were traveling for work and my family joined us to help and have a little get away. The house was more than big enough for all 5 of us, it was very clean and the kitchen was wonderful. Street parking can be a little hard to find on the street out front depending on when you’re parking so the garage was really nice to have and gave me enough room to store my work between shows. We had a little surprise come up while we were there which was completely out of the host’s control but required us to contact the host. The host was easy to get ahold of, had the situation sorted within minutes and went above and beyond what I would have expected. I would stay at this location again and would have zero issues recommending any of the properties that this host manages.
