Superb 1 bedroom + sofabed on the famous Royal Mile, 150 metres to Edinburgh Castle
Ladystairs is a second floor apartment in a listed building on the Lawnmarket (the top section of the famous Royal Mile) and is approximately 150metres from Edinburgh Castle. This self-catering apartment is furnished and decorated to a very high standard to make your stay in Edinburgh as comfortable as possible.
The apartment is a pleasant walk to many other major Edinburgh attractions such as the Royal Scottish Museum and the National Gallery of Scotland. There is also a copious amount of bars, restaurants, cafes and shops in the immediate area. It is owned by Murray Bremner & Glenn Ford (The Principle) and managed by Edinburgh SC (Self Catering) Ltd on their behalf.
LOUNGE/KITCHEN ROOM This combined lounge/kitchen area has been completely equipped to make your stay as comfortable as possible. It contains a sofa bed (which converts to a double bed) and a dining table suitable for three guests. A suitably equipped room with some smaller items of furniture and lighting features create a wonderful ambience in the room. A widescreen TV is available for entertainment. Guests who have a laptop can also enjoy a free broadband connection either through the supplied cable or by wifi. There is a fantastic bay window to give you a superb view of the Royal Mile.
The kitchen area is fully equipped with a fridge/freezer, electric oven & hob, microwave oven, washer/dryer and cutlery & crockery for up to four people.
BEDROOM This is a lovely double bedroom with a bay window with a wonderful view of the Royal Mile. A kingsize double bed with two bedside tables, a chest of drawers and a hanging area provide ample storage space for your possessions.
SHOWER ROOM Instant electric shower, wc and basin, plus a shaver point.
Additional information * Linen and towels are provided. * The airport bus drop off point and main railway station are 5 minutes walk.
Restrictions
* Non smoking throughout property, including at open windows. * No pets * We regret that this 2nd floor flat will be unsuitable for some people with disabilities as there are only stairs. * No lift is available. * Strictly no parties - Guests must be quiet between 21:00 and 08:00 to respect neighbouring properties.
Access Arrangements
A "meet and greet" service is operated , whereby you will be met at a property at a pre-arranged time to give access. Full instructions of this procedure can be found in the secure guest area after a booking has been completed. It is very important that an approximate arrival time is provided before arrival for this process. Entry is from 14:00 onwards but if nobody has booked to depart on your day of arrival it will probably be very suitable for us to give you entry as early as possible. Departure is by 10am (a guaranteed late departure up to 20:00 can be obtained for 50% of that daily rate. Please contact us if you want to utilise this facility and a price will be calculated).
Please note that arrivals after 19:00 will incur a range of late arrival fee.
**LATE ARRIVAL: fees, 19:00 - 22:30 - 15 pounds, 22:31 - 00:00 - 30 pounds and 00:01 - 02:00 - 50 pounds. The latest access can be given is 02:00, otherwise it is given at 08:00 the next day. ESC accept no liability for any costs involved in alternative accommodation for this 6 hour period.
A deposit of 25% is payable on booking and the outstanding balance of the rental price must be received 2 months prior to your arrival date. For bookings made less than eight weeks before your arrival date the whole rental price falls payable at the time of booking. Please note that a separate 200 pounds refundable key/security deposit must be provided prior to arrival. This is rescinded 5 days after departure.
Cancellation In the event of cancellation the following terms and charges will apply - a. 6 months or more prior to arrival – full refund minus a 5% admin fee of the total booking amount with a £50 minimum. b. 42 days or more – 25% of the total booking fee. c. 41 days or less – full rental fee.
These cancellation terms DO NOT apply to any bookings made under specific "Non refundable" offers on any OTA's such as booking.com, Airbnb, VRBO .
Please consider obtaining personnel holiday insurance to cover this and other potential losses.

There are three options to get from Edinburgh airport to the city centre, all take approx 30-35 minutes. The main rail station Waverley is approx 250 metres from the apt.
1. Edinburgh trams, approx every 8-10 mins (Sunday 12-15 mins), right outside terminal, the nearest drop off point for the apt is the Princes St stop which is approx 300 metres away. Cost approx 9 pounds for adults and approx 4.50 pounds for children for a RETURN journey.
2. Airport express bus, every 15 minutes right outside terminal building, drop off point on Waverley Bridge approx 250 metres from apt. Costs approx 9 pounds per person for a RETURN journey.
3. Taxi, many can be found right outside the terminal building and will cost 25 - 40 pounds for a one way journey. However a taxi will drop you off right outside the property you have booked.
Accessibility
This 2nd floor property can only accessed by stairs, it has no lift and therefore may be unsuitable for people with mobility issues.

Very quaint apartment, in a perfect location. Easily accessible by foot from all areas of old town, new town, and only a short walk to/from train station.

Great Spot for Edinburgh Excursion
Overall, the property was great. It is in the heart of Edinburgh, only a 10 minute walk from the train station, 6 minute walk from the castle, and a plethora of dining options and other attractions in a 15 minute walking radius. The property was clean and has everything you need for a short stay with 3 people (2 adults, 1 child). I would recommend that the owner maybe have a lockbox with a code to have easier access to the property instead of meeting someone, but the process they do have for check-in/out is good with no major issues. As mentioned by others, you will hear the noise from outside easily, especially since you are on the Royal Mile. I would suggest getting ear plugs for the noisy nights, but it wasn't too bad most of the time. If the property updates to noise blocking windows, it would greatly increase the property's comfort level. Overall, I would book this place again if I revisit Edinburgh.

Incredible location and unique stay
This is not a hotel room... this is an elevated apartment. Tiny but comfortable. Spiral Staircase, secret entrance from the courtyard, stunning views. Quiet after 8pm, lots of crowds down below on The Royal Mile. Safe (I'm a solo traveler, woman, 65+) Surrounded by history, museums, the castle, pubs... People in the courtyard wonder who you are to be living in such an abode, you must be an artist or writer! Like you have the keys to your own personal turret in a castle. The hosts are quickly responsive (I got lost trying to find the entrance and they were there in 2 minutes to escort me and go through the check in process) The bed was super comfortable. Nice washer/dryer. Great hot shower and room heaters. Cute kitchen (coffee maker is a French Press). Wine (and Whiskey) store immediately across the street, Deacon Brodie's Pub next door and the Local Sainsbury (tiny grocery store) a quick 10 minute walk. Waverly Station a 10 minute walk. Easy Uber/Taxis. Will stay there again if I get back to Edinburgh!

The owners were very responsive to us during check-in and during our stay. The property exceeded all of our expectations. Loved the location. Easy walk to shops, restaurants and entertainment. View from the windows allowed birds eye view of street performers and activity below. Would definitely stay here again.

Lovely, clean property overlooking the Royal Mile. We were there during the Fringe Festival, so we had a great view of the street performers. A washer/dryer was a huge plus for us.

Lovely Edinburgh flat
I had an excellent experience at this flat. The property manager was incredibly organised and allowed me to check in as soon as my train arrived.
The apartment is small but very well equipped, especially the kitchen. There are several supermarkets within walking distance if you’re keen to self cater. It was also great to have a washing machine/dryer to use after a long few weeks of travelling!
The location is very convenient - on the stretch of the Royal Mile close to the castle. It can occasionally be a little noisy on Friday/Saturday nights but I didn’t find this too much of an issue.
I would definitely recommend staying at this apartment - it was a great base to see the sights (Royal Mile, Arthur’s Seat, Old and New Town, and super close to Waverley train station for day trips to other parts of the country.)

Great flat, great location off the royal mile!
Wonderful flat! Located in a great location in a charming close of the royal mile. Great location located right in the heart of all the sights. The flat was very nicely furnished with all the amenities needed for a short stay. Large windows overlooked all the action on the royal mile. I would recommend this to anyone coming for a short stay in Edinburgh.

Very nice
The apartment Ladystairs was very nice. The fittings were very tasteful and of very good quality. The apartment is small and for this reason houses a couple nicely. Though it may also be ok with a young child. The location is excellent, being on the Royal Mile. We did not that some other guests commented that it could get noisy on the weekend with revelers in the pubs. It was a little noisy on Friday/Saturday night, but didn't disturb us however. The management was very efficient and professional. Just remember that you have to pay a 100 pound key deposit!! (This can be done via Paypal to reduce hassles with having to hand over / get back cash upon arrival / departure).
We would definitely recommend this apartment.
