The flat is opposite Port of Leith & Ocean Terminal Shopping Centre which boasts many restaurants, cafes with beautiful waterfront facing views and a home for the Royal Yacht Britannia. The flat has Free parking, outside terrace, super king size beds & thoroughly furnished to high standard. It's a Smart flat with Wifi, Multiroom Alexa, Washer Dryer, Complementary Selection of Specialty Tea & grounded Coffee. There is a tram to the city centre & Airport just Outside flat & Hop-on-Hop-off Bus to around all the important attractions in Edinburgh.

Its a stone throw away from Newhaven Harbour (where a great mix of modern and traditional restaurants and bars are based) Ocean Terminal (a large shopping centre) and The Royal Yacht Brittania, there is a great selection of local shops and retail outlets and a 24 hour ASDA supermarket ( 5 min walk away) and Ocean Terminal itself. The apartment is only a 10 minute walk away from the popular Leith Shore area which boasts fantastic restaurants (including 2 Michelin Star restaurants) and cosy pubs and cocktail bars, It’s about 15 mins to Princess street and old town by taxi.

There are two bathrooms one with a bath and other with a shower. The main bedroom consists of a comfortable super king-size bed, walk in wardrobes and an en-suite bathroom with shower room. The second bedroom has a comfortable king size bed with walk in wardrobes. To the front of the building there is a very big West facing private terrace.

We will definitely consider coming back. There was so many positives about the apartment and Shammi was brilliant.However, there was only a 2 person settee and a futon to sit on. Luckily there was a fold up chair outside which we brought in for an extra chair.Also, the dining table is high and the chairs difficult to get on to! Like being on a bar stool. Hence uncomfortable. Was more difficult as we had family over for a meal.We did discuss this with Shammi in the hopes he might change said furniture. Sadly looking at the pics, everything looks the same.

The apartment itself is fine. As described. No AC but windows do open. Having only one set of keys would be a deal breaker if I were coming back. You have to use keys 3 times: building door, floor door then apartment door. When our group went different directions, we had to coordinate who had the key. Then you can not go back and sleep/rest because the other people can not get into the building or on the floor without a key. Very inconvenient!!

Went to Scotland with friends to learn about the rich history of the Scotland and visit some distant family towns. Couldn’t have asked for a better accommodations. Located right on the water. literally a 3 minute walk to the boats. Getting around was easy. We rented a car and there was a decayed secure parking area. The apartment was well furnished and clean, the beds were cozy and overall the furnishings were lovely. Showers were a bit tricky but that’s because us Yanks do things differently. Wasn’t an issue at all. Shame was easy to communicate with and was quick to respond. The area felt safe and everything we did in town we walked from and took public transit. It’s located next to a couple proper coffee shops. Williams and Johnson and Lost in Leith were spot on. Highly recommend.

We stayed for a few nights and had a great time. The apartment is conveniently located and has everything you need, including a dedicated parking space which was very handy. Shammi was excellent to deal with. Would definitely stay again if we are ever back in the area.

We had a great stay in Leith. The flat was clean, well stocked and just as advertised. Easy location to catch the tram to the Edinburgh city centre. Check in and out was easy. Great stay!

We really enjoyed our stay. Easy tram ride into the city center. Was kind of nice to get away from the crowds of The Fringe Festival at night. Was a great sandwhich shop and pizza down the street. The apartment was cozy and clean. My family of 6 really enjoyed it.

Amazing property, perfect for our family girls group Christmas trip away. Location is fantastic - easy to get into city centre on trams (2min walk away). Quiet area which is ideal for resting.

The apartment was beautifully furnished. The parking garage was wonderful for safety and security. The process for checking in was slightly time consuming. The cafe where the keys were kept added time as did someone going up to get the key fob to enter the building. The way the apartment building was set up there really was no other way to gain access and we did manage to work it out. We did have difficulty getting to cook in the stove. The dial indicators were faded off and we couldn’t tell what the temperature was and had to guess to cook our food. Again, minor inconvenience and the apartment was lovely overall and would book again.

We loved the flat. It was very comfortable for 2 couples and an 8 year old. It's a short walk from the tram that heads uptown & to the airport. A cool surprise was that the Royal Yacht Britannia was only a short walk away at Ocean Terminal so we toured the yacht - a great attraction!

We agree with all the positive comments that have already been left about Shammi and the LuxFlat - so we’ll say a few different things! We were really impressed that Shammi took the time to check-in with us, to make sure we’d settled in OK, and he was really helpful - and honest! - in answering our queries. We enjoyed having Alexa, as we haven’t got her at home and 3 full-length mirrors were great. We also appreciated having multi-coloured quality crockery and pots, e.g. Denby, Le Creuset, instead of predictable white IKEA! Although the different size cups and mugs were probably originally provided for different coffee styles (and, we didn’t use them, but it was great having coffee and tea choices too), it is very rare to be provided with different sizes of drinking vessels to suit all tastes - and bladder capacities! All the art was very much admired, particularly The Kiss in the main bedroom - nice touch! We have never experienced so much thoughtfulness being put into accommodation that has been listed on VRBO before and we recommend the LuxFlat in Leith without hesitation! Oh and as well as the tour bus and public buses into Edinburgh, the tram stop at Ocean Terminal opened just before we arrived - so now you can get a tram in and out too!

Lovely apartment close to many restaurants,including two Michelin stars. Public transport is excellent a short distance away. Apartment is well equipped and comfortable, Shammi was easy to contact and responded to emails and texts quickly. If we return to Edinburgh we would stay again
