My home is located in the heart of Uptown Dallas! I offer my guests the luxury they crave and the fun they want!
The home is posh with thoughtful lux designer amenities and touches both inside and outside!
Many guests remark what makes my home truly special is my outdoor area! In Uptown, finding a home with a vast oversized yard such as mine is nearly impossible! The Patio and mature Crépe Myrtles draped with lights create a beautiful serene ambience in the evening's. These trees also offer vast shade during hot Texas summer days! Relax in the spa, chat around the fireplace, or challenge your fellow guests to play one of our numerous indoor and outdoor games! Whichever, this vacation home is perfect to create fun lasting memories together!

FULL DESCRIPTION:
Upon entering the home, the 30ft soaring ceilings are impressive. The open floor plan design makes it perfect for entertaining. The oversized living room features two sleeper sofas, foosball table, 65” tv, and also a bar with mini fridge, counter top ice maker and assorted glass bar ware.

The kitchen is modern, stocked with top quality cookware, motion active range hood, high end GE Profile appliances, 8 in 1 microwave and more. The counter height bar seats four.

The dining area features a beautiful modern round wood pedestal table for six.

The master suite is expansive and has its own ensuite bathroom. The room is gorgeously decorated! Featuring luxury floor to ceiling noise reducing thermal black out drapes, hardwood floors throughout and a Cantoni king size bed draped andfitted with Restoration hardware linens. There’s also a Juliette balcony overlooking the yard. Those who can't escape work will also appreciate the desk and leather swivel captain’s style chair located next to the balcony access.

The 2nd bedroom has soaring 30ft ceilings. This room has a bunk bed with single over double sleeping accommodations and large TV.

Beautiful privacy glass paneled French doors open to the 3rd bedroom. This gorgeous room features a queen bed with a modern soft velvet headboard, a beautiful soft contemporary rug all situated in front of a candle lit capable fireplace. This room has luxury floor to ceiling thermal blackout drapery, two soft velvet arm chairs and a large TV hung over the fire place.

The 4th bedroom is an enormous 18' x 16' room. This room features matching white leather low profile modern queen beds. The headboards are adjustable for comfort. Luxury modern floor to ceiling thermal blackout drapery helps guests sleep soundly. Additionally, a 60" Smart TV hangs over a glass desk with wireless printer.

Outside, a 6ft privacy fence encases the expansive yard. The string lit trees and stone pathways lead to a 6 person jacuzzi that is perfect for use during any season. During the summer, we like to turn off the heat for a cool relaxing experience. I invite guests to enjoy the new rocking chairs snuggled up to a modern fire-pit. The yard is stocked with fun oversized games for our guests to enjoy with family, friends and co-workers. Including, Bag Toss, Beer Pong, Jumbo Connect 4, Jumbo Jenga, Ladder Golf and more! There’s also an oversized charcoal grill.

Guest access both the yard and home via a smart lock gate and home system in place.
Guests have access to the entire home, outdoor patio and yard

PLEASE NOTE:
The following is not permitted:

-Dj set ups outside or around the Jacuzzi
-Karaoke or microphones are not allowed outside
-confetti inside or outside
- Drugs of any kind including Marijuana

Other Notes:
Early check/late in/out is $50 per hour.
These resolutions are guaranteed to be paid by booking this home and must be paid before arrival.

- Smoking is allowed outside only with doors to home closed to prevent any smoke entering the home.

-Only the number of guests booked overnight are allowed at this property. Unless, prior arrangements have been made and approved.
Special Note*- All “just visiting” guests must be fully approved prior to booking. These guests have a fee of $20 per guest per day to cover immediate costs of extra water, paper products used, and added wear and tear to the furniture and my homes amenities.
- Unauthorized guests, events/parties, loud music, loud noises of any kind will result in immediate cancellation
This pertains particularly to locals booking a home for special occasions. So, please be upfront and honest with me about any plans to use the home for these purpose’s. Many of my guests are interested in utilizing the home for non obtrusive quiet gatherings. If you’re interested in having over non overnight guests to the home during your stay… such as extra family over for holidays, business clients, baby shower visitors small birthday parties please message me ahead of your arrival. 👍🏻

- Music must be kept at low levels and be moved from outside to inside by 10:30pm per Dallas City Ordinances

PETS- Both service pets and non-service pets are welcome! However, all pets have a separate cleaning fee of $75 per pet per night. Yes, this applies to service animals as well. The Max number of pets allowed at the property is two. Pets weighing less than 25lbs or smaller are allowed. No large aggressive breeds are allowed. (Pit mixes, bulldogs Dobermans, German Shepherds etc.)
Pets are NOT allowed on furniture to prevent shedding on them, scratches and tears etc due to claws.
Please note WE BLUE LIGHT the rugs and carpets to make sure no accidents have taken place. Guests are responsible for carpet cleaning costs due to “pet accidents” or pet stains due to menstrual cycles separate from the cleaning fee.
Maintaining beautiful, clean and sanitary surfaces is of utmost importance to me for all guests stays.

SHOES OFF POLICY- I ask guests to please remove shoes and safeguard against spills, staining of linens and carpets.
Carpet cleaning costs have risen dramatically. The cleaning fee is $85 per room/rug/hallway/ chair, set of stairs etc.soiled. This is the actual costs with no markup.
Spills or stains unable to be cleaned/removed will result in replacement costs of item. (Towels, linens, rugs etc)
Towels $20, $15, $10 (size dependent), Sheet sets $65, Bath Mats $50, rugs (original cost to replace)
Please note *
All linens and furniture is of high end quality.
PLEASE take care not to damage the furniture in any way. Including, stains scratches, water stains etc. The actual charge to repair scratches or other repairable damage to furniture is $150 per visit with a minimum of 3 hours. There is no markup.. this is the charge from the furniture repair company.
Non-repairable damage of any item including linens has replacement costs assessed by VRBO

Please note*
This is a large home with many amenities. Even though I’m proactive to prevent any issues, unexpected things may happen.
Any issues such as non working spa, fire pit, appliances, TVs, remotes etc have a 24 hour window from 10am the day after checkin to be resolved with no refunds.

Please be sure I will respond quickly to resolve any issues and will maintain excellent communication with my guests throughout their stay.
