Thank you for helping us keep the home comfortable, well-maintained, and respectful of our neighbors.

HOUSE + GUESTS

* Maximum overnight occupancy: 8 guests
* Please make sure your reservation reflects all overnight guests and any approved pets
* The primary guest is responsible for everyone associated with the reservation
* Please treat the home, furnishings, and amenities with care

NO PARTIES + QUIET HOURS

* Parties, unauthorized events, and disruptive gatherings are not permitted
* Quiet hours are 10:00 PM–8:00 AM
* Please keep music, rooftop conversations, TVs, and other noise at a respectful level
* Be considerate of neighboring residences and community rules

NO SMOKING OR VAPING

Smoking and vaping are not permitted inside the home.

Guests may be responsible for documented cleaning, odor remediation, replacement, or other restoration costs resulting from smoking or vaping.

PETS

* Pets must be included in the reservation or approved by UK Homes
* Please clean up after pets and help prevent excessive hair, stains, odors, or damage
* Unauthorized pets may result in additional charges

PARKING

* Follow the parking instructions provided for the property
* Do not block neighboring driveways, garages, or access areas
* Guests are responsible for parking violations, towing, or HOA fines caused by their party

ROOFTOP + GRILL

* Please use the rooftop respectfully and keep noise considerate
* Replace the rooftop TV cover after use
* After using the grill, turn the propane completely off
* Keep the grill reasonably clean and covered when not in use

CARE OF THE HOME

Guests may be responsible for documented costs related to:

* Damage or missing items
* Excessive cleaning or trash
* Significant stains or persistent odors
* Unauthorized alterations
* Damage to appliances, furnishings, or amenities

Normal use and standard turnover cleaning are expected.

CHECKOUT

Before leaving:

* Secure doors and windows
* Return the garage opener and other access devices to their designated location
* Follow trash instructions
* Turn off designated equipment
* Leave the home reasonably tidy

A full cleaning is not expected.

SAFETY + MAINTENANCE

Please let UK Homes know promptly about any damage, maintenance issue, access problem, or safety concern.

Do not disable safety equipment, make significant repairs, or alter property systems without approval.
